@@jamalj8660I was raised that a man NEVER move into a woman’s house. A woman moved in with a man or they get something by together. Maybe that’s more of an old school practice, but I’ve heard that my whole life.
@laminage

That was a very smart adage to live by. My Friend allowed her Boyfriend (whom she got back together with) live with her after he had a very bad divorce. I said, "Let him get his finances in order and take care of his business". She didn't listen to me but she never stopped loving him and wanting him back, she didn't care about the issues.

Now almost 15yrs later ex hasnt worked in 5yrs and been sponging off his parents the entire time. His first year of unemployment he spent 500/mth on video games and not a penny of his 500/mth child support. Ive worked my butt off to triple/quadruple my income, saved and scrimped and have large nest egg, 2 paid off cars, and tons of money in reno and legal fees dealing with ex (about 80k each) and still have only 21k left on my mortgage. I wasnt about to let anyone cause me to drown financially and it was all i could think about for a decade was saving every penny to make sure i could take care of my kiddos. Now they are nearly grown ive focused efforts on fixing up house and paying it off.

I work for myself and rely on no one. When I bought my humble condo, I was "approved" for a pretty penny. Rather than look for homes in the "pretty penny" price range, I was determined to go LOW (just in case a client didn't pay, a family member got ill, etc). Got a great 30 year loan and paid it off 7 years a head of time by paying weekly on the principal. It would have been paid off sooner but, the bank wanted to charge me a ridiculous fee (over 1K) for "set-up". I don't purchase ANYTHING with credit and the hardest word for me to incorporate into my vocabulary was: No! Meanwhile ... all of my friends are up to their eyeballs in debt and they can't even retire. IMO, people have been watching way too many reality TV shows in addition to trying to "keep up" with the Jones'. Less is best and I feel bad for the younger generation ...

They’re white. Not even being prejudice but it’s true. Hubby and I are interracial married couple. I’m brown and he’s white. I have a 712 credit score, always been higher than him. When we started searching for a home back in 2015, I didn’t select my race on the application. Cool.. but when they needed identification, things changed. Suddenly I needed to pay my new car off my completely, only had it then at 5 months and pay only 375 monthly. That’s our only debt. Our DTI IS UNDER 28 percent, we make at least 102,999 together annually. So what’s up with that? I have an associate who have a credit score of 600, DTI ROUGHLY 40 percent, new BMW note 1000 a month, no down payment, she makes about 28,000 annually.. she got approved for a 400,000 home no contingencies on underwriting. She’s white, husband is too. He’s a contractor and makes way less than my husband.

@@J_WheelerDoll30 Not always true. I’m white, but my good friend is black, from Tanzania. She bought a brand new car $35,000 on a $25,000 yearly income. Got a superb interest rate too. Although I told her at the time, it was too much car for her income. But the car dealership/bank let her have that loan. She’s since sold that car and bought something cheaper, allowing her to buy a home, also on a great interest rate. She’s single and black 🤷🏼‍♀️

@@cjhoward409 I didn’t say it was always true. My experiences and background compared to my non brown associates, 90 percent of the would get approved for more things and didn’t have to supply much information when needing a loan etc. I work very hard, balance my credit utilization and money pretty well. My husband is only lower than me because he doesn’t believe in credit cards, he’s makes very well in his career, payed off his student loan debt within the first two years of us dating. We’ve been married for 5 years now (together for almost 12) and have no debt but our 2021 Corolla. I like luxury but my husband keeps me in check far as reminding me of our limits.. when it comes to cars etc. I thank him so much for being financially literate and frugal. I also believe in the location of where you live. The demographics here are totally different. The Caucasians here are almost the minority now. They’re more migrants/immigrants from Mexico and Puerto Rico living here now. People call it little Mexico now 😅

I'm sorry but this is simply not true... I'm on my third home now and I'm a contractor and work for some cash, the amount you qualify for always came down to how much you make and can prove, credit score just had to be above 650 I think. They ALWAYS want you to have 1 or 0 credit cards or lines of credit that is not used up at all, and 1 car payment at most. Fanny Mae and Freddy Mac ALWAYS come up with something. If they see you have plenty of down payment money but your debt to income will be very close they might ask you to pay a card or car off. Every house I've bought required me to pay off my credit card and get rid of any extras and cannot have more then 1 car payment that isn't so much $ it puts your debt to income In a bad spot.

@@cjhoward409 She’s not a Descendent of American Slaves. It’s true if you’re Black or Brown but not true for Black Africans that aren’t DOS. If her dad was named Jerome and her mother was named Lashay she’d be screwed. I know this because I’m a Black DOS. I make enough but my given name causes difficulties and my heritage.

Wow. Pete blows my mind. My family loves our weekends to. But we decided to get out of debt. I waitress on weekends and bring home an extra an extra 800 dollars a month. It's worth the sacrifice now as soon we will be debt free.

They’ll still have “debt” with the monthly cost of the rental. And the guy is already talking about spending money on entertainment. They’ll be in the same position in a year but with no house.

When you write it all down it’s a big eye opener. I’ve been writing out my budget, bills, savings etc for years after I got myself into trouble and it’s been a huge game changer. It keeps me focused and on track.

I think one of the ways you can tell if a person or a couple are really serious about getting out of debt is their willingness or lack of willingness to cut out the nights out and/or vacations or cable or iPhone 2000s until they are actually able to afford to do so. Not that we are the standard of all things, far from it, but we didn't go out for 4 years while we got our finances under control. The first time out, lunch at a local pub, felt kind of strange. Strange and wonderful at the same time. We had been watching every penny for 4 years which becomes a habit hard to break but on the other hand we enjoyed then time so much knowing that we do not have debt payments to make and we have some money in the bank, saved for a rainy day.

Being frugal is like a game. How much you can NOT spend. During the recession I took it to a whole new level😆. I even rented my room out and moved into my van. I saved so much money I was able to pay my mortgage down and refinance based on room rental income. Now I just work part time, but still I cannot bring myself to pay for restaurants, movies, socializing, or travel. So it's hiking for fun and free second hand stuff. I'll throw a Thanksgiving and Xmas party for my housemate tenants but that's it ! I'll do the cooking.😆

This is why we bought a modest home in a decent neighborhood. Things happen, and we didn't want to have to struggle or lose our home. Don't let your bills get behind. They knew they had student loans, taxes, tickets. You shouldn't hide it or forget about it. They over spent.

Exactly. You can't buy what the bank says you can afford. 30 years ago the bank said we could spend $400, 000. We spend $205,000 and did a ton of work on it ourselves. Paid off the mortgage in seven years, and never got into debt elsewhere.
