@ basically you want everyone to be western? Dude there are a lot of people who live in small towns and villages. It isn't bad Africa as a whole doesn't have to have western flats or houses and streets. I never understood this mentality. I highly doubt that many people in the countries mentioned can live in this affluent areas.

Lol, here is an unnecessary fight... I might be wrong, but I think it's partially because S.A's one generally looks better. Noise is usually where Nigeria does better, e.g in music... They like boasting about their artists' achievements and stuff like that.😂

@@LwaziNzimande one can argue that in the greater scheme of things, Black Nigerians are doing generally better than Black South Africans. They own their industries and means of production (to a large extend) than us black South Africans. There isn't any major industry that we control (except Taxi industry which is at the far end of the transport industry). In general terms and if we were to be honest with ourselves, we aren't doing better than them. We are merely managers in the SA economy. A topic for another vlog/time.

@@NkataM well yes... And that's actually not as simple as "in general" type of topic. It's a complex topic with multivariate factors that we'd have to take into consideration. The first one being that Nigerian got their independence 60 years ago, and we got ours less than 30 years ago. I think there are many things we can unpack from that info alone. We'd have to take the population of the two countries. Discuss the pros and cons of having large populations you can sell to vs a small one... etc etc. Those are just two of the large factors that we'd have to take into consideration. And then we'd have to scale down the impact that black South Africans have on their economy vs the Nigerian ones... scale it down so much that we compare like for like... Compare which one is doing better. And that's not a simple task if you ask me.

The first apartment look like a community living with is really nice and place to raise family. The Lagos one is big but quality is not the same as the South African house. The house seem to build with a purpose whereas Lagos house looked to be built for a profit.

Yes. The SA one seems consciously trying fit their end consumer like they imagine what the needs of that consumer may be. The lagos one is more just to have something nice and big and profitable and the buyer/renter can figure out for themselves whatever else they need.

I'm Nigerian living in SA. There's no comparison when it comes to apartments in both countries. South Africa is way ahead in that aspect & every other aspect.

S.A. architecture is just amazing! I'm South African but I live in the township but I know that my country has amazing architecture. Nigeria needs to up it a bit more on architecture and have greenery around their apartments

Especially the amount of natural light. It is my favorite common design feature in Southern African living spaces. Namibia and Botswana have the same quality.

Great comments on here. SA is probably my favorite country in Africa(with Namibia being a close second). The northern suburbs are quite impressive though I do like other parts of the country like Harbeesport (North West), Port Elizabeth and East London (Eastern Cape) and the Durban area (KwaZulu-Natal). That said SA has some nice college and beach towns. And a top rated (internationally speaking) university system. I know the nation has problems but guess what? So do every other country. Beautiful country.

The Complex were this apartment is situated is a typical of what Developers here in SA are now building . South Africa we buy into Lifestyle than space . This Complex has gym facilities , cinema, restaurant, kids play area to name just few , it's amazing. South african Apartment for me has Value for money.

A House like this in England would cost at least £3k a month or more..Houses in London have very small rooms compared to Houses in Europe.. I am a Nigerian living in Canada but I am all for the South African apartment, that is what a home should look like. Coincidentally my discipline is Civil Engineering and I practiced for some time in Lagos. One issue most lagos construction projects have is the general lack of a care for detailed finishing. The problem is that everyone tries to pay the construction team as little as is possible and this shows in the attitude that is put into the job. There are also lots of quacks in the industry. The likes of Femi Otedeola and Alakija are the ones who escape these issues by contracting construction of their homes to full fledged construction and architectural firms.

The apartment in Johannesburg is a far better option overall. While the one in Lagos offers more internal space the Johannesburg one also comes with an environment to match, which for many buyers even trumps space. Crucially the payment options (monthly) offered by the one in SA is more realistic and reflects modern times of people's finances. I'm a Nigerian landlord with a small portfolio in Nigeria although currently resident in London. Never been to SA but from what I see re real estate I think we Nigerians have some catching up to do. Especially with regards to the finance (mortgage,flexi payment, etc)part of real estate. Great content Tayo I'm a big fan. P.S do some more Abuja real estate videos please. 🙏🏽🙂

There's no comparison between the Johannesburg and Lagos Apartment. Ignoring space standards and external environment, Johannesburg has been designed, built and finished to a higher specification, standard and quality.

@Billy Kay It's apples and oranges to be honest. It depends on the preference of the buyer. The apartment in Lagos is better than the one in Johannesburg purely on a spacial basis internally. However the apartment in Johannesburg wins overall because of the environment. Because while its smaller the area it's located in has more to offer socially and visually meaning you get more bang for your buck.

@@mr.a2619 It is not a matter of apples and oranges when you are comparing items (namely residential apartments in the same price range...) that also offer similar amenities. If they were different types of items and/or mismatched in terms of amenities, then may be the idiom, apples and oranges would be appropriate. But they are not. How does the global residential property market work, if not by comparison....!!! Space can only be one of a number of factor in a buyers decision. Indeed, if property firms marketed their properties as better than others because they offered more space but fell well short on design, aesthetics and finish then I know which ones would succeed !!

I feel one of the things that let down the apartment in Lekki is that it wasn't furnished, I wish I could've seen it with everything installed and furnished etc.

I live in Nairobi, I have lived in Lagos for over a year & I have visited Jo Burg. Nairobi & Lagos are just over priced its ridiculous. Jo Burg has much, much better housing for cheaper than either of those other cities. Jo Burg is a fresh city, in terms of amenities, infrastructure , entertainment, food and cost of living. I have had mentions about insecurity but didn't experience anything but then again wasn't there for too long. Great video.

The issue I have with the Nigerian style is we always try to maximize space and pay little attention to recreation all in the name of profit, this is why I can't live in Lagos all my life but will prefer to retire in my village,...... I just need a fish, poultry and pig farm, nice house, orange, banana, and guava orchard and I'm good. The house in SA is better in my opinion, bc of the neighborhood and amenities. @@danorous1260 No environment in any nigeria city is ever completed, it's almost like the owners of the properties are forgetful of something even Lekki lol. If you you see a mansion and you look at the front area sometimes they have open gutters or an uncompleted building next door for years even some of the houses have the left over sand and blocks/bricks used in building the house; I tire.

The South African property just pipped the Nigerian one to the post for me. It was the quiet elegance , the outside space and the general setting that did it for me. We Nigerians are doing a good job but can definitely learn a thing of two from our South African brethren God bless and keep up the good work Tayo .

@Dee Jay I really like and appreciate your positive attitude... quite frankly i think both us here in SA and Nigeria can definitely learn from one another and collaborate on many aspects. Musicians and corporate companies in both countries are already doing that. Only if we could just learn to understand one another, relate through our differences and leverage on our strengths. In SA we have a saying that says.... "One day is one day"...i shall remain hopeful.

South Africa all the way! In Lagos I know some of the challenges have to do with distance to the CBD it's difficult to get cheap land in these areas that are between 5-25 mins to the CBD and one of the reason why developers don't bother about building a community in the first place and houses with greenery. That being said, I think our developers should improve on quality when it comes to finishing. Light! Light! Light! No living space should be dark. Just like Tayo said, window design and lighting the room. Please pay attention to details, wall screed, skirt boards though tiles is mostly used here, interlocking without weed and holes that can snatch my heels, lol. For me, the kitchen is very important and I won't entertain any shoddy work especially with the materials used for cabinet, cheap smelling MDF is a no no, backsplash is important and should be quality material, countertops cannot be over emphasized, it has to be quality, I don't want crack and scratch after a year. Cabinet handle/knobs should be selected carefully to work for families, kitchen sink, go stainless if you're going to charge that high and same goes for bathroom vanities, faucets, and neat tiling job in all rooms and bathrooms. I particularly don't fancy kitchen cabinets with legs, I want everything covered all the way down. Attention to details makes the difference. That's all we are asking for.

I love seeing Africans promoting Africans🙌🏾❤🌍 I like both the Apartments🙂, The Nigerian one is bigger but the the South African one has very nice luxurious finishes. But if I had to choose, I would choose the one in Johannesburg, South Africa🇿🇦

As a content creator, I'd have to go with the SA apartment simply for the amazing access to natural light. In contrast, most houses in Nigeria lack this. Amazing content as always Tayo.

and convert minimum wages of someone working in NYC, say 3000 USD, thats close to R60 OOO, and put in high earners. Yould have to be a chartered account with experience. peole always compare the one without the other. A person rent a shoebox in NY, for similar job, would geta shoebox or even worse in Africa, our inequality is worse then states, so the economics gets skewed as you go down

In South Africa we are all about the bells and whistles, we want better outdoor living then indoor in most cases. Our apartments must be lux but not particularly big but for recreational, we want to sports fields, gym, barbecue area *vital* or braai as we say, coffee shop, club house with bar , a generous space for kids to play while we sit and relax/communicate with adults. It's all about the bells and whistles. That S.M.E.G appliance is a must have lol

This is such a beautiful video. The Nigerian apartment was spacious but I would imagine the yearly rent is out of reach for most people compared to South Africas monthly rent. The South African apartment offered alot of value for your money, gym, kids play area, pool, restaurant and bar. Plus the big windows to allow for natural lighting are the cherry on top 👌🏿

Thanks for the great content and keep up the good work. I live in the Sandton area and my monthly rental is the equivalence of $1200. The apartment comprises a spacious bedroom, living room, dining, laundry room, and a beautiful landscape with amenities all around. I moved from Rustenburg (about 2 hours' drive) to Joburg two years ago and I must say Jo'burg is where it's at. So many options when it comes to rental apartments or if one wants to purchase one for investments. The beauty of Joburg is robustly growing and become a property and investment powerhouse.

Cocobutter Chin lol I’m not sure you’re familiar with infamously high crime rates in Johannesburg (Sandton is in the general Johannesburg area). Johannesburg is considered more dangerous than Lagos. SA was also going through a severe power crisis last year.

@@minaa.1984 as as I know Sandton is crime free,place where crime is high in South Africa is Hillbrow in Joburg and most Nigerians stay or frequnt there because of trade in drugs. One other thing they don't do kidnappings in South Africa. Kidnappings are said to be more rampant in Nigeria .

Universities in Nigeria please start offering more courses like, Architecture, interior design and town planning. I’m sure these courses are there but start enrolling more people. The Nigerian apartment had so much potential but lack of light and poor finishing touches.

Your comment reminds me of Vivian, a Kenyan interior designer who came to Johannesburg with intention to do a BTech Interior Design at the University of Johannesburg (honours year or 4th year, which is a post grad qualification depending on where you come from). The university looked at her portfolio and her Kenyan qualification and said no, you are going to 2nd year (not 4th/ b tech) as she wanted. She agreed although she wasn't happy. 2 months in 2nd year, she said to me, now she understands why she needed to go to 2nd year. The work she was doing as a 2nd year student in SA had a quality higher than her entire interior design 3 year degree from Kenya

It was lovely seeing an apartment in Lagos. I have been longing to visit Nigeria for years. Liked the spacious feel of the rooms and the tiles in Lagos apartment, but the kitchen looked miserable. It looked like an afterthought. Kitchens in Nollywood mansions often look the same, like the gateman just recommended his buddy to come and do the kitchen. Eish. In South Africa, people will even make an effort to renovate the kitchen before trying to sell an older house. The Joburg apartment is well thought out and so lovely and cozy with that small yard and braai/grill area. Please do more videos. Thanks.

I know Lagos is congested but it needs more green spaces. The government should encourage this, by enacting laws that encourage green spaces . It makes the houses more beautiful, healthier and of course environmental friendly. I will pick the South African apartment over the Lagos one!

From Kenya. I feel like there isn’t much thought put in Nigerian properties. It’s more about size and flash. The finishing I also see in Nigerian houses is always sub standard, the bathrooms aren’t clean and done well, there is always that one thing that wasn’t done to perfection, a pipe hanging from somewhere or rust in a bathroom, there are always flaws in finishing whereas the south African house was really well thought and the finishing was top notch. You should come do a review of a luxury apartment in Nairobi sometime.

The South African apartment beats the Nigerian one.Heck,it even beats most 1500 Dollar per month homes in Kenya and i'm Kenyan. Its all in the details..I've noticed most African developers compromise on the quality,the finishing at times isnt top notch.Its only until recently have i seen developers putting fitted fridges,microwaves,cookers,washing machines in the houses.Before you had to buy yours.Also i understand them,if the quality and equipment used are to be topnotch that means importing since most are not sourced locally,this makes the houses even more expensive.So most developers dont go that route. NB: I know there are very fabulous homes both in Nigeria and Kenya hence why i used the word,Most.

hmmm, I have been to both places. And both are nice, but I would rather be in Sandton. There is so much going on there that I like to do. I stayed in Sandton in Sept.2019 next to the Mandela Square Mall and it was incredible. We walked to different restaurants nearby. The restaurant in the lobby of my hotel had lots of interesting people there from all over the world and I had some good conversations. The city is clean. Soweto and Pretoria are nearby. Sightseeing at gated communities was also nice. We saw the Play, "The Color Purple" while we were there and that was nice. And they had a lot of more Plays and shows coming that I wish I was there to see. I also stayed at a nice hotel in Lekki. Nice area, but not as nice as Johannesburg. But you can't go wrong in either place.

Am I the only one that doesn’t understand why kitchen fittings in Nigeria do not follow the modern trends? What’s up with the dark wood and colours? Gloss white is kinda universally seen as the modern go to for kitchen fittings especially in apartments... I don’t get?!

I prefer the apartment in South Africa, purely based on the quality of the finishing both inside and outside. While the Lagos apartment is bigger, the finishing is sub-standard for the price. Also why will I pay $194k to end up having a communal pool *crazy* 🤷‍♀️ ***my opinion**

The Communal pool is for the South African property, the Nigerian pool has it's own amenities mini sized however. All together, I prefer the SA property to live in, well built with lots of thoughts put into it, Nigerian property will better serve as a rental investment.

To splurge out $1500 per month, one must consider the infrastructures of the city. How does one define a city? Well there is no definite answer but the hallmark of a city is not exhaustive to the following: an integrated underground drainage system, paved walk ways, dedicated (bicycle) lanes, integrated transport system, effective police, recycling and treatment of waste, public toilets, regular supply of electricity and water. These amenities are essential to classify an urban area as a city and not a mere glorified ghetto. These are the global standards and in the absent of these amenities pay $1500 is a rip off. J' burg will get my cash if am only faced with those two option. As always, Tayo thanks for sharing.

I've noticed in Nigeria and Ghana the windows tend to be smaller & sometimes not in proportion to the size of the property - the inside appears so dark 😔when i was in Ghana the house was so big and windows soooo small. The flow of light and air falls short in comparison to other tropical places (included where i grew up), we rarely used ceiling light except in the evening. I've been trying to figure out why for so long

I think most are saying that your comparison is too vague. CA is a big and varied state (similarly the same could be said of SA). The SA apartment in the largest metro area in SA vs. CA perhaps? If that’s the case then you’d be paying at least three times as much in L.A. Easily.

goldenismonica you’re correct. Only the eastern coast of SA experiences humidity, Durban and yes South Africa doesn’t have scorching heat almost throughout the year as most of west Africa does.

What a refreshing video from a brother in Nigeria 🇳🇬 , I say this bcos u r show as what Africa has to offer in the most polite and human way .I’m from South Africa 🇿🇦 and I think I’ll pick a Nigerian apartment because the rooms are bigger compared to 🇿🇦 . And I wouldn’t mind buy furniture myself. Thank u

I like Nigeria for it's location on the continent, but South Africa is more cleaner.

Talking about completeness, give it to the south Africa apartment. It encompasses everything it takes to make living fun. The large window openings makes u fraternize with nature, and makes energy use efficient. Garden is an important space In a building, but post colonial architecture in Nigeria, maybe because of build power or mosquito infections, has since neglect garden designs for residential development. More recent estate development only see garden as a communal facility rather than each building with private garden. Last note, architects and developers should work hand in hand with interior designers to add depth to our interior spaces.

The fact that most of our Nigerian apartments are usually unfurnished is a big turn off for me. So hands down! I prefer the Jo'burg apartment

I believe The rest of the continent can learn alot from South Africa ito our infrastructure...Africa has the potential to be great..

The immediate difference I can spot is the massive difference in the quality of the finishing between South Africa and Lagos. The handrails in the Lagos apartment are the cheapest quality on the market, the door frame is already in need of varnish, the tiles are extremely cheap quality - we have those in Nairobi - where one lifts up in the heat and they all do in a domino-effect, the kitchen fittings also are extremely budget quality: you would find this in lower-end suburbs in South Africa yet here they are in Lekki. I also think it's absurd to pay rent annually! What if you lose your job, are reposted or relocate for family reasons? Then you have all that administration to deal with on top of moving. Definitely, Nigeria is up and coming and is the largest economy on the continent; but in terms of quality, South Africa is still significantly ahead and is more industrialized.

The thing is developers intentionally use cheap low quality stuff... So you move in and fits the ones of your taste.

@@TheKooltea then how is that cost-saving? If you do a comparison video, you evaluate comparable product. I doubt an expatriate would RENT a house whilst working for Shell for example, for 1-2 years and want to fork out so much money to fix up someone else's investment property!

@@@bandilezuluu but that is irrelevant because Nigeria overtook RSA as the largest sub-Saharan African economy years ago. Nigeria has more money and a much larger population so one would expect more competition from the emergent middle class, including quality. I think it is just less exposure to be honest.

@@Ad-Lo yes Nigeria might have a larger economy but South Africa Has The biggest stock exchange in Africa (JSE) and South Africa has highest living standard in Africa but don't get me wrong I have a huge passion for Nigeria,the culture ,the people etc
