Now, for anyone who’s new to the channel or hasn’t followed the series…this is basically like the real estate version of Tavarish and Hoovies garage…except, instead of fixing up high mileage exotic cars…I’m fixing up somewhat dilapidated, old properties here in Los Angeles. This is the update on the progress of the renovation.
As for the current rental real estate market -
I have NO IDEA how this is going to impact the rental market, and how difficult this is going to be to rent out. A few months ago, leases like this were almost non-existent, and anything that came on the market was snatched up in a matter of hours…now, I have NO CLUE.
I’ve talked to quite a few people who are holding off from doing ANYTHING right now, even though they WANT to move…which is totally understandable. Not to mention, there are quite a few people already out of work, and many more with their paychecks reduced significantly…so, I literally can’t predict what I think is going to happen here.
Part of me worries that, no one is going to want to move, people will stay put…and I might have to rent this slightly below what I wanted to get. HOWEVER…there’s also the very real possibility that someone might see this unit as a way to SAVE MONEY, and chose to rent it as a cost-effective measure.
But, I think one thing is for sure…there WILL be a high unemployment rate, people will be making less money this year, and finances will be tight. So, it’ll be in the eye of the beholder about whether or not this is the right value, or not. And, overall….I’m really curious how this is going to affect real estate values. I mean, we’ll be able to look back at this video from the future and see….but, I’m definitely keeping everything in mind, and paying close attention because something like this is not good to stay vacant.

That's how renovations work, the more you open up the more stuff that needs to be fixed. You wouldn't believe some of the stuff I've seen working on Reno's... I think the best one was a non load bearing wall that the actual frame wasn't nailed together just was held together with the drywall

My renovation on my newly bought duplex started in January, was expected to be around $12,000 and take about 30 days, 3 months later it's about $23,000 and should be done next week. You always find more things that need to be fixed.

Graham, time is not on anyone's side when renovating properties and COVID-19 certainly threw everyone a curve-ball. We think residential rentals are still hot, but only when buying into the 1% rule (unless your exit strategy includes market inflation anticipation in 5 years or less, which now may or may not be on your side).We believe in the stronger markets, home values may experience deflation 3-8% from March 2020 market highs over the next two years, but rents should increase over the short term and maintain. You're always bringing great content! Thank you.

My stomach hurts when you say renting 8k to 3k. After taxes and everything, getting to 4k a month is over 180 hours of work for me. But it sounds like, after your investment youll get a return in 2.5 to 4 years. So thats not too bad.

Byser not sure how that will work. He’d have to rent it for much more than he is currently to get an ROI on $100,000k+ for a small house. Add an extra 5-10 years if we go into a recession. FYI, this is why you don’t do these types of renovations on a rental. Paint and new floors are all that is typically needed.

Thanks for the candid video. In my opinion, you did the right thing changing the overall floor plan. Excellent choice in opening up that dining/kitchen area to the living room. Units with ugly claustrophobic spaces are usually acceptable to those who don't have as much to spend whereas the target you're going for wouldn't move into a space like that no matter how cheap the rent is. Kudos to you for making the right albeit more expensive decision. It will definitely pay off in the long run.

I would first like to say thank you. Your channel is actually very honest and shows both sides of the coin. I love that it is well researched and at times funny. Although I do not always agree with your views; you almost always address my arguments in your video. That having been said, I also will say sorry. I see the mean spirited comments from people who really have not done their homework. These people are just R. A.H (Real Estate Agents of Hate) and should be mad at themselves for not being ready, not working hard, not have much savings, and just making all the mistakes this channel and other channels warn about. The crash is here, deal with it. I can clearly see why you have worked hard and deserve the success your real-estate endeavors have brought you. My wife and I have a professional license (doctorates). We are both UCLA graduates and make above-average earnings. We have saved and saved, and for over 10 years, we haven't seen the real estate market come down. From our perspective, the market has been an illusion of "prices are never going down". Even though we can buy right now, we are going to hold off. This is the question that should be addressed. The reality is that real estate just doesn't seem to be a very good investment and it is way too volatile. I am not risking my savings on what a real estate agent tells me. Let's face it, many people have a bad opinion of real estate agents. This perception adds up to the following: No listings+ No buyers + No sales + No buddy likes RAHs= No money . The situation is worse than if there was a ton of listings and no buyers, and yet they hate. My wife and I have not bought a house; not because we can't afford one, but because the market seemed to be over-priced and unrealistic in its valuation. Our family saves for a reason and when someone tries to fool you … well then, you save some more. I cant tell you how many agents simply did not get this and only encouraged sellers to try and get top dollar for their property, and then they tried sell this to buyers. The markets haven't been strong in a long time because of a lack of supply... if there is not much to sell... then there is not much to go around. I have literally told agents, "if it is such a good deal, then you buy it", but ultimately someone does, and the snowball gains momentum. The point is that most real estate agents and "flippers" we encountered seemed to be sleazy and very dishonest- they seemed to just be out to scam us. This is part of the reason the market is in such limbo... the bad reputation of real estate agents and flippers. I see them leaving comments all over this page... why? Take the time and explain yourself. Many of the aforementioned seem only to want to sell you an overpriced property that would ultimately be a life mistake--no matter the cost to the buyer or your family. All that matters is a commission. The rational seems to be that somehow the agents simply deserve a high commission. Most other real estate agents who have KZbin channels put on content that is full of self-serving statements that are almost idiotic. I love that you sometimes say "we'll see" and "it could go both ways, but people are out of work". Point is that you own up to the possibility of loss in real estate and possibly a long recovery or none at all. This is honesty, something that other You Tube channels and real estate agents should learn. I don't see flashy cars, jewelry or charts on this video, as it is the norm in other channels to attract viewers. I too can make predictions based on what I see at work. However, I am not going to do that because people would just panic. How many real estate agents simply live paycheck to paycheck and now bad mouth this video (shame on you). I simply love that you actually say, "I could be wrong" or "sometimes I make mistakes". You are literally the only real estate agent on KZbin I take seriously. I am writing this because I am also tempted to write mean comments on other R.A.H channels, but don't (if you can't say something nice....) All the "Real Estate Agents of Hate" should take a lesson from your playbook... good job...keep'em coming.

I like the fact that you are getting rid of all the carpets in the house. I moved to couple of places over the years and in all, they had and from experience, they DON'T last clean for long. Now I have changed to laminate also, it stays clean and no extra is spent on cleaning it professionally.

I love that you re-designed your home to make it more accessible and spacious for renters. I did the same exact thing to my home spending 30-40k in one year, but I am able to rent for closer to 2900/mo. Instead of 1600/mo I would’ve made beforehand. I’m able to house hack a home without the need of buying a duplex, triplex, or quad. Thanks for showing this.

Discouragement has no place in a real trader. If anyone is having a hard time in trading only if they make the right decision today they will see their self excelling. Scott the decision you made earlier by trading forex have come to be the best impact in your life I guess Forex all the way 💸💯✌️

I've been waiting for this follow up. Thanks for being so candid and transparent. It's hard not to go "overboard" since "now is the time to do"... this, that or the other. But your right. If all you're looking for is ROI, most renters wont care about all that went into "their" new home.

Also 100K to remodel such a small house seems like a total waste of money or a rip off. You should be able to build an entire small new house for 100K-150K? Why does it cost so much in the US? Is labour way over priced? Are resources scarce?

The area the house is built really affects the cost and size. Where this house is in California makes it cost quite a bit more. Now if you wanted to build this same exact house in the middle of the fly-by-states, would cost far, far less.

I remodeled my house at an extremely low cost and got a great ROI. So I spent about $1.000, did all the work myself, and now earn about $700 a month from the two rooms I made in what used to be the living-room. I no longer have a living-room, but I never needed one. I didn't do any electric work, just built two walls and put in two doors. And painted it. And if I ever want take it down, it's quite easy to do.

Just a tip for future renovations, with your contractors, you set the amount you’re willing to pay for labour, trust me they’ll get it done, a 3 bed 1 bath apartment that had to be have done similar repairs as yours took a month and a half and we were 2-3 guys okay, you’re most likely getting ripped off on the labour, like if they estimate a 10k job and your willing to give them 10K in labour for the time frame you set, they have to get it done or else they lose money, don’t pay hourly on these guys, they mess around. Take it from a Montrealer who sees this stuff daily from construction workers

I wanted to add a bathroom to a recent rehab I did on a 3 bedroom 1 bath real estate property here in Northern California. The least expensive quote I could get was upwards of $65K. I just couldn't get the numbers to pan out. Congrats on this rehab though. $100K is a ton of funds to put into this but I am sure this will be a good little asset to hang on to for years to come. Nice work Graham!!

I just had the worst experience with Ally. They rejected a check I deposited from my work (State of California) and said it was fraud. Held my money, didn't give me a coherent answer why it was getting closed. Had to wait to talk to 2 specialist, saying a 3rd would contact once they finished my case. Never did, had to call again and finally got some vague explanation. Ended trying there, but now I'm still waiting for them to return the remaining money in the bank account. I digress a little, and I'm not saying this will be your experience. But your mileage may vary, and without a physical bank as back up, having your money held up from an online bank might be a shitty situation.

We got lucky with ours. Since we were tearing out a wall, all the carpet, and completely redoing the bathroom, everything we found was easily fixable while we were in there anyway. We did have a corner full of water damage that we will have to rebuild when we eventually tear off the siding to add an upstairs and new roof. Our largest major expenses right off the remodel train were the fact that we had to replace a water heater and a furnace immediately. I agree that you should just go that slightly extra mile. It is my hope that it will attract the renter that wants to keep it looking nicer. lolol.

Just getting my 1st property currently in escrow . 30 yr fixed FHA loan but I’m going to be house Hacking and renting out the bedrooms to some family members and my expenses for the property is going to be 500 bucks a month and my rate is locked in at a 2.875 . I’ just turned 22 last month in March learning so much from Graham 👍

We just got really lucky. After 4 years on a waiting list my mom got a call that an apartment is now available in a rent controlled sliding scale place. So.... we are ok even with the economy being 😖 we went from a $1750 two bedroom that desperately needed a renovation to a $1125 two bedroom that was made in 2016 with modern fixtures and great floor plan. In San Diego.
Everything wrong with my $100,000 remodel ...
