It’s incredibly off putting that the first landlord is encouraging his tenants to take out credit cards to pay rent. If they can’t already pay for rent without using a bonus payment, what will that mean for their additional monthly credit payment? He’s setting them up for disaster if they’re not well versed in credit card management.

Destiny Batista, I personally churn credit cards every year, and I make a lot of extra money by getting new account bonuses. Quite frankly, if I could pay every monthly mortgage payment on my credit card, I would. In addition to getting a $200 new account bonus, I could be earning 1% cash back on expenses that I have to pay anyway. None of my tenants are struggling financially. All of them are doing well. The option to pay with a credit card only benefits them as they can take advantage of 15 months interest free and also make bonuses/cash back.

It's exactly the same for people who buy all the housing. If landlords didn't buy the housing, the housing would still be there, it would just be much cheaper.

Cameron Morrison To me, it just feels a bit condescending. A lot of people live paycheck to paycheck (which sucks, but it’s true). I can see your point though. I guess a person’s outlook of this video depends on the context you took things in. I think it’s generally a nice thing to do, but maybe right now I’m these times they could of talked about being lenient and giving different options to tenants rather than a book? Just my thoughts though.

As I wrote in the other video with the Seattle guy - he does not make $615k/year. He makes approximately $225k (before taxes) when you factor in business expenses and splitting the real estate profit with his wife. $225k is still very good but it's not $615k.

Stephen was pretty close: his actual income is quoted by CNBC in an earlier article: "at 27, he brings in $615,000 annually ($305,000 after business expenses". That 615k figure is pure clickbait.

Alex, he may have gotten you started (like the guys that I followed in the 80's Albert Lowery, Dave Del Dotto, William McCorkel 90% was mostly BS, 10% truth, but practically all got into trouble with the Gov/IRS an some went to Federal Lock Up) Be careful , if I had to stick with a book all the way, it would be Dave Ramsey teaches, not Robert's on taking more debt and losing everything and like the 80's gurus, his has a smell of sink, flim flam, (my opinion) with Dave's , you can have a scorched earth economy (Like I have Been thru a few times) but having a "Paid Off" property(ies) , you can survive ! Instead of buying more, pay off the ones you have NOW , Don't be greedy, You threw me off with Dave (And I Teach FPU ) that you pick stocks not mutual funds? That doesn't mesh with his teachings. Ben is the real deal, like RDPD, Ben M. BeachBum Bob yes I see your point. I love the ideas of many people. Rich dad poor dad changed my mindset. That’s where it all started. Dave Ramsey made me see the consequences of being too greedy. So I take everyone’s ideas and create my own investing strategy based on my age, income, debts, cost of living. There’s no one size fits all investing strategy. But I’m open to what you’re saying.

I hate when people try so hard to look rich that they lie about their income. Sales revenue is not net income, just like gross rent is not your take home. Also, these investors don't factor in maintenance and capital expenditures to their rental income cash flow calculation. Their actual profits are usually almost non-existent after all that is taken into account. So annoying how seems like everyone on KZbin is doing this now.

Exactly Dud 2000, you are totally right. CNBC do not care about telling the whole truth, they just focus on the things that look good and paint a far too rosy picture, good marketing-style stuff, just say the positives and hide the negatives cos we need to hype up our brand image. The reality is that it is really tough to be a landlord, there is a lot of work involved, and that there is zero profit in it, the exact level of income is zero, because once you purchase a 100k unit with a mortgage, the cost of the mortgage plus the maintenance plus the notary fees plus all of the big taxes and fees added up, it barely equals the monthly rent that is coming in, so for the first few years you actually make a big, big loss. The investment will actually only generate you profit AFTER you break even, i.e. after there has been 100'000 dollars of pure rent income, and that will take about 20 years time to break-even. If you inherit a property and rent it out it is a different thing of course, but if you are buying ("investing") with mortgages your real profit is zero before at least 20 years have passed. A lot of patience is needed, and a lot of people do not understand this, they are incapable of crunching the numbers. If you are happy waiting 20+ years for some actual profits, then go ahead, if you are not, then it is better you stay clear of this sector. This is a very long-term game

Why? What's wrong with making money off rent or homes? You do realize you can have for-profit housing and affordable prices, right? It's not an either/or. Also, people living out of their vehicles likely wouldn't reduce pollution, especially if being done by the millions. And especially if people are traveling frequently in their vehicles. RV's have never really been an economically wise or green energy wise product. They aren't bad, but I sincerely doubt there's data showing when multipled everyone living out of RV's/vehicles would generate less pollution than living in housing. RV's also have more costs associated with breakdowns and don't retain value, whereas homes do retain value (and infact accrue it) and typically you can get insurance or warranties to cover all of your major breakdowns. The latter can be fixed over time, but it would leave the first generation screwed because of the shift. That's not necessarily bad, but it is something people would have to consider money wise. Retention or acclimation of equity, however, won't last on a vehicle because of its natural wear and tear. Most of the KZbinrs you see living out of vehicles do so on 6 figures as part of their online branding. They essentially get paid to do so. Your average person wouldn't have this luxury and thus wouldn't have the associated cushioning that comes with being, say, an Instagram influencer. Most people make well under 6 figures and don't have savings. So when their rv or vehicle breaks down, they won't have the ability to repair it.

Not against any profiting in a capitalistic society, but above and beyond usual and customary charge is what happening today, ridiculous prices or price gouging--unbelievable and unlivable. If you've keep up, there are tons of KZbin videos where more and more people living off grid with solar and other alternative energy. If it becomes the norm, sure there will be thousands of Telsa type companies to fill this service for a cleaner and livable world.

You're using the lives of rich people to determine the actions that should be taken by poor people. And you're doing so in a way that is not in the best interest of middle income people. Vehicles and RV's don't retain value. You'd be asking people to dump money in to something that will only depreciate over time. And for what purpose? To get back at someone for charging rent to a property they owned and that you agreed to pay?! How is that a reasonable position to hold? What evidence do you have that rental rates have inflated beyond what they should? And what are you using to determine a reasonable metric of profit above costs for the landlord to charge? It seems like you're just making the assertion that they're price gouging without evidence. Most businesses run on profit margins of 8-10%. And that profit usually gets distributed back to investors. Rarely ever is that profit going to one person or one source. So whatever limit you'd be basing has to be one in which it doesn't stunt investor incentive but that also leaves the business profitable. Do you have evidence that this isn't the current state of the market? Or are you just assuming because you don't like the price? What evidence are you relying on to decide that tiny houses, rv's, off grid living, etc are more environmentally sound or more sustainable? It seems to me like you're just assuming these things. And look, you're allowed to believe what you want, but please don't assert your beliefs as objective.

My wife and I are moving in to a home on May 1. The previous tenants were three nursing students. One just had to isolate in the home due to illness. She does not know if it was Covid-19 for lack of test kits! We were suppose to move in a few days ago. We've had to let the home sit empty for several days and a cleaning crew is going in this Thursday armed with bottles of bleach. I would absolutely hate to be a landlord in this mess.

I have had rental properties for nearly 30 years. I have sold all but one small condo. When hard times hit, GIVE YOUR RENTERS MONEY AND RENT THEM A UHAUL! I am completely serious! Just keep things cool and do the following. Explain to them that you want to help. Tell them, I will give you $100 dollars now and rent you a U-Haul and upon moving out of the house you will give them $300 or $500 dollars. Then, have them sign a moving agreement. They sign the paperwork give them the $100 bucks and a copy of the contract. Remind them of the upcoming date to move a couple of times and ask them if they will be ready to move. On that date meet with them, do an inspection, and give them the $300 or $500 dollars. Thank them for their cooperation. You just got rid of them and saved thousands. No matter the damage it can always be much worse and could have bee drug out for a lot longer. I have had to do this repeatedly and I write it off on my taxes as charity. Next time you will be more careful as to who you rent too.

Credit cards? I mean I guess. But when he says he’s not forcing them into debt because of the rewards idk. I call bs One. Regardless of rewards. Debt is debt. Two. Cards with those rewards need a good credit score. And in the past month banks arnt even giving much credit to people. If you originally needed a 720 now you will probably get it with a 780. There arnt a lot of cards with amazing welcome bonuses that (even in normal times) you could get without high high credit score/monthly charge to even have the card/for some a limit that will pay more than a months or two rent)

Owning a property does not mean to collect all your rent for a party. A landlord must pay his/ her mortgages, property taxes, insurance, HOA fees, maintenance fees. All of those experiences are not forgiving to a land lord. The tenant should cover at least the amount of those payments. Otherwise the tenant will take advantage of the landlord which is not fair as well.

Sebastian 😂 i know I always seem to do more and more haha. During this shelter in place i dont work weekends and i have more free time then before. So I have not wasted any time and wanted to continue projects that would have been on hold for many months/years. Also prior to covid when i started the nonprofit, I was thinking it would take me many years to get it up and running etc. However it moved much faster then I expected. I also have a great group of about 10 volunteers who help me tremendously. Could NOT have done it without them. As for the branding agency I just put an investment and I receive a percentage of the revenue. I’m not working for it.

Luckily I’m a millennial landlord and all of my tenants are still heathy and employed; so we are still collecting rent. I am still looking at purchasing more properties and am sharing my journey on my channel. Be healthy and safe! God bless!

These landlords are lucky that their rental business is still largely intact during the pandemic. I like their strategies too for investing and prospecting new properties in the current economic climate, as well as exploring other streams of income.

Hmm I invest in raw properties and make more than 5 times my investment no houses to worry about. I am not rich and don't care about being wealthy but I'm comfortable and live in Hawaii. Home is completely off grid and over 7000 square feet. I buy another property every 5 years or so for no more than 15k and sell them for 50k at 10 percent intrest most are on 20 year contracts. Since this pandemic has happened all of them are catching up on rent so today I am going to clear all taxes and late fees for my 4 tenants.

This is so gross. Imagine being in the middle of a pandemic and your landlord hands you a copy of rich dad poor dad. Or a credit card. Or a bag of Doritos. Why don’t property investors ever have to lose money like every other investor- cancel rent payments. Also, other countries- all of their actions would be highly illegal. Unsolicited financial advice from a person unqualified to give financial advice is not legal elsewhere- and can be slapped with huge fines and even jail time.

D9INE LEGEND going strictly by the numbers, there are plenty more people concerned about their finances right now (about 30 million unemployed) than there are who are affected by the loss of a loved one (one of about 60,000 last time I checked). Even if each of those people had 100 people affected by their passing.....I’ll let you do the math. Wrong channel if you’re looking for free hugs

I know that this Covid situation has hit a lot of families and households in such a way that has made them think more sensibly about their health and well being, finances and current situation. I hope people do realize now, how important it is to have an Emergency Fund and learn about Investments. Those books have very valuable information in them and readily available on KZbin to watch for free as well. Not everyone lost a loved one in this pandemic so don't assume that we are all affected. Most were affected by job loss and financial strains. The man giving the books has built relationships with his tenants and is offering a very kind and generous gift. I don't see anything wrong with that. Just be kind at the thought at least.

I agree with refi but the reason to refi loans over 5 yrs beats me. Why? Refi is not cheap and that also means you pay more in interest because your loan/term resets.

I usually enjoy these videos from CNBC but they give a biased portray. Of course, they chose nice young landlords who are glad to be on TV because they know that they're good people and they are not that rich. But a great number of landlords are actually shameless capitalists with a real estate company making hundreds of millions of $. They have a provisional reserve, but they won't use it to give a break to tenants because they only care about profits. Small landlords also have a mortgage to pay and if their tenants can't make it, they won't be able to pay their mortgage. But this is not the whole picture, this is a small picture of what's really going on.

Huh? You do realize most landlords only have 1 or 2 properties right? They were all above average. You are talking about the 1% of landlords. I have 6 units and some of my tenants make more than i do. I just live frugally and save a lot. And im single.

1. Not sure why it is necessary to mention individual income. I highly doubt the number presented is what they are stating in their tax filings. Hope these guys don’t get audited and the IRS stumbles upon this video lol. 2. I am interested to see what their asset leverage is as well as days of working capital since this pertains to Covid-19. Many of these landlords are young so I assume there are mortgages. 3. The guy that mentioned holding out in RE investing is correct based on my opinion. The effects of the real estate market lags behind the economy. Plus, there should be an increase in foreclosures once the eviction moratorium is lifted and mortgage forbearance is due.

I’m just curious. As these millennials are landlords, are those properties paid off or still still paying mortgage? Bc with property tax and mortgage, the profit may be high for overall but the net is not so much.

I'm not sure why people are offended by the book. He clearly states that those book helped him get to his current situation. Now as far as the credit cards, I understand how people might see that as offensive. It seems as if he is setting up his tenants for failure. The care package looks as if it totals 5 bucks each.
