The high and steep do not include any materials so waste would NOT be added. They are for additional labor only. Line items states: Includes: Additional charge for lost labor productivity on a steep roof (7/12 to 9/12 slope), due to working with roof jacks, additional toe board installation, and additional safety precautions.

So are you saying that the additional work required to handle the waste will not actually also produce the need for additional materials as well? I realize that is the way folks are trained to look at it. My 20 years of experience in getting it actually approved... as well as seeing adjusters include it many times without being asked to do so tells me otherwise. A few things to consider: With Xactware, every carrier has a custom profile. Some carriers will have line items that others don't. I've encountered situations where I was trying to pay for manually sealing shingles on mansard roofing only to find that the carrier did not have an item for this even thought the contractor did. I usually asses O&P on a basis of overlapping areas of work. If you have multiple different trades performing repairs that require each trade to complete work before the next can start, you have complexity AND coordination. You need both. An example could be having an interior repair that involves drywall, insulation, and painting all in the same area. One thing that you don't really touch on is the NEED to replace items such as valley metal, step flashing, flue caps, etc.... The policy covers accidental direct physical loss and, depending on the type of loss, a lot of those items aren't necessarily damaged and the way they've been installed may not require them to be removed to repair or replace a roof. Maybe the valley metal is installed under the underlayment and it's not exposed. If it's hail we are looking at, that valley metal is sound and should have no issues being reused. The use of a labor item on the estimate in this video suggests that the flue caps weren't damaged but would require additional time to manipulate them to complete the covered repairs. Obviously, I'm coming at this from the angle of an adjuster but, I am a firm believer in paying for everything that is warranted for my policy holders. These are just some of the lines of thought that are given by carriers and I'd argue that they at least have merit. Good video though, I've revised estimates where I've had to include things like waste on steep charges.

Thank you for such a detailed and thoughtful comment, brother! 🙏👊😉 I would just have to say that I agree with you! The video you commented on was made almost 3 years ago and it was the very first episode in a series that now has 8 episodes, soon to be 9. We (I) have come a very long way since then. If you were to look at my most recent episode (8) you will see just how far my estimate detail has come; for example, I now rely on building codes for a ton. The flashing you referenced mostly will have to be replaced most of the time... depending on location and local code adoptions. The International Residential Code (IRC) for example requires that ALL flashing be replaced during repair when it is rusted, damaged or deteriorated. The nail holes from previous installation would be damage. So not talking about direct physical damage here. Also, please check out one of my most recent videos entitled "How I Write Estimates - Sketch", which is Part 1 of 5 in my paid training course. I do not see anything in our policy that says you need this to be paid for O&P. Our policy is a full replacement policy and the courts have ruled a full replacement policy entitles the insured to be paid for O&P. Complexity and coordination appears to be an unwritten rule made up by the insurance companies while their policies do not say anything about this. When something is not clear and in dispute the courts say they have to look to the actual policy to determine whether the insurance company must pay or not.

IRC (International Residential Code) requires that ANY flashings be replaced where rusted, damaged and/or deteriorated. Nail holes and screw holes are damage, first and foremost. Every business finds a balance between time and money. When insurance company does, you should too. Desk adjusters do not know what is going. The best scenario is when you have a desk adjuster that actually has been a field adjuster... lol! If the desk adjuster can't understand logic itself, just get a re-inspection.

That's pretty standard when a contractor is hired to perform insurance repairs. They kind of need a prescription - a set of instructions, if you will - to work off of. They had a guy meet them there and his only job is to do estimates for insurance companies and he tried saying alot of it wasnt hail. I've been roofing on and off for 13 years so he couldn't play me like a fool.
