Becky, we even have building codes in our very rural area in the Philippine Islands. We had a few problems, but over came the problems. We did well, until the typhoons came. Class five storm wiped us out. Our taxes are about $40 a year. Believe it. Labor us from $5 to $10 USA $ a day, not an hour. Weather is tough, but we can grow year around. We are very blessed. Great channel. Thanks for sharing. God bless America.
@windswepthomestead48519 жыл бұрын
Low taxes could mean problem areas. (Flooding, remote, no jobs) For us we like the dirt roads and counting the deer on the way home. Living out where we live also means that when/if someone comes to our house they are either 1) lost, 2) up to no good, or 3) got directions from us as to how to get there. We like it that way.
@alishaorsinger29229 жыл бұрын
Check every fine print!!!! We are zoned agriculture. But the township has it you have to have 5+ acres to have atleast 1 chicken. We got the OK from our neighbors year ago where the coop was going at bottom of our property. Well we got a rooster and 6 peeps at the time. He turned us in to the ordinance officer. Rostravor has it a fine of $250-$500 per bird. We didn't get fined since we're technically ag. But we worked out a deal with our neighbors. No roosters, and our hens are on the side of our house behind privacy pannels.

Check building codes, zoning, and the planning and development department to see if you need "permits" for "sheds" or barns, and septic systems.
@kayofthecountrywifeskitche94949 жыл бұрын
And don't forget if you plan on having animals to check the codes for that also. Some allow chickens but not pigs or goats or cows and some allow nothing. Some will allow hens but no roosters. And some counties will allow everything but put a limit on how many animals you can have per acre.
@kayofthecountrywifeskitche94949 жыл бұрын
+OFF GRID with DOUG and STACY I agree! But we didn't know that some places had those restrictions when we bought our first house. We are now in a place where we don't have those kinds of restrictions!

On the other hand, if you're buying an existing home for your homestead, the last place you want to buy is in the county with the most lenient building codes. My stepmom ended up with an owner-built house that has light switches that get really hot to the touch, bathtub overflows that dump water into the walls, and a second floor that almost collapsed because the supports were undersized. All which were not discovered by a housing inspection.

Great post, Becky. The dirt road comment resonated with me. Our drive is about 1 mile of bumps and ruts! Nerve wracking AND costly just as you said. We are on our third set of motor mounts and need new CV joints. Another thing you mentioned is living by a river but not a flood zone, A creek that runs year round is nice. I love your videos! Thanks for bringing up dirt roads. Some are nice, some are downright terrible and should be marked for 4wd only! If it's maintained by the state, they're usually in really good condition, with well drained ditches on each side and grated on a regular basis. I've driven down some washboard roads that would rattle your damn teeth out they were so bad. Very rough on your vehicles, too. Wreaks havoc on all of your steering and suspension components, plus getting your cage rattled can damage other parts of your car or truck, working things loose. You also don't want to live down a dirt road that turns into a hog waller mud pit when you get a good rain. A 2 mile road might as well be a 200 mile road if your car can't drive down it after a typical summer afternoon thunderstorm.
@coyoteken10006 жыл бұрын
Also people should not forget that if you are going to do any concrete work, ie... building a slap or a poured basement, cement trucks can't or won't always go very far on bad roads, like unpaved roads with a lot of ruts washout etc..

Lenient codes, though, only benefit you if you are building yourself, that way you know what you are getting. Pre-existing shelters can be filled with problems that may not be discovered right away. And if all those problems surface at the same time, you better have a large savings account or be a master at DIY jobs.

Greetings from Puget Sound in WA state. You are so right about lenient codes. My family started looking in one county, and then found out we would not be allowed to park an RV on our property, even tho we were looking at 5 acre parcels. RV owners were required to rent commercial storage. Needless to say we bought in another county.

Great video! All your information is great and useful! What state are you living in? My main requirement for a piece of land is: No bugs, crazy cold winters, really hot sticky summers and 30 minutes or less from a good Hospital. "No Crazy Neighbors"
@juneisnumber19 жыл бұрын
There will be bugs everywhere. That is a side requirement of chickens and ducks, but ducks are better for bugs IMO. And I suggest California if you want dry. It's not humid in Southern California but it can get HOT on certain days. Closer to the ocean would be better in taming down that heat, but depending on how close you are, you will have to worry about how the ocean would impact you. 30 minutes or less from an ambulance is totally on you since it goes by the specific location. Good luck! :)

Really good advice. People really need to shop with their wallet and pocket book in mind. Some cities, towns and counties are really abusing the citizens with high taxes and fee's. Any chance they can get they'll raise rates, cut services and find ways to steal more money from hard working people. It's really is important to reward those towns, cities and even states that respect the tax payer and don't abuse them with ever growing taxes, fee's and poor service. Where I live they did a survey of all people who have wells so that they could put a meter on their well and charge us for our own water. They put water meters on everyone's homes who were getting it from the city or county and now are going after those that have wells. It's real important to find good places like you mention. Keep up the great work.

You forgot to mention that when you find a town with the lowest property taxes, remember people your fire, police and ambulance are all run by the town generated income. Me personally, I would look for a town that had a solid fire department (not volunteer). If you are living 2 miles down a dirt road, where exactly is the fire department suppose to hook up to water to put your burning house out? Two thousand person towns also have volunteer "Mayberry" police departments. If you ever need to call the police you don't want to wait 45 minutes for them to show up. A town with two thousand people living it, most likely does not have a ambulance service ( they are funded by the towns tax payers dollars ) that little towns don't have. If you need a ambulance for a emergency, be prepared to wait (hopefully your not having a heat attack). So while living off grid, away from the rat race of a city is wonderful. A person does not have to choose the cheapest tiny town that tax payers have dirt cheap home-owners taxes. There is wonderful raw land that is far enough off a main road in decent towns where homesteading is fine. May cost a little more, property taxes will be a little higher, but having the security and peace of mind knowing the fire department, police and ambulance are only minutes away can make he difference if your house burns to the ground, or the ambulance didn't get to you or a family member fast enough. THESE are the things I would consider before I plop a off grid homestead in a tiny town that has dirt cheap property taxes. That is exactly WHY the taxes are so cheap! You are not paying for emergency departments.
@mandiczarnecki9 жыл бұрын
Most small towns use pumper trucks to fight fires as there is no city water and residential well pumps could never put a full force fire out. There are positives and negatives to country living, it doesn't sound right for you but a lot of people enjoy it and don't mind
@MVIsland9 жыл бұрын
+Mandi C I DO live in a rural "country area" with many small family owned farms around me. And have lived in the same location for 30 years. I am also a very successful vegetable gardener that supplies a local farm stand. BUT, I also live in a area that that our property taxes support a fire department, police department and ambulance service, all in our small town. While "country living" is great, there are important issues that seriously need to be considered before buying the cheapest piece of land you can possibly find. For me personally, the location I put my home on was the most important factor to me. It was a good land choice, I am still living on it 30 years later.

Do be-ware that if you choose a county that is leanent in their building codes you could also end up in a county where a lot of not so good to look at things are "allowed." I know this first hand as I was looking for lower taxes and as a result I ended up in a county with lower property taxes yes, but where there are also only a few ordinances and structures are not maintained. (I did not expect this because my life experience was if you owned a home, you maintained it.) This means trashy trailers, piles of junk outside of structures, houses and structures that are not kept up, empty abandoned structures, and generally poorer people who cannot afford to keep their homes up. This effects your everyday living as well as the future values and sale of your property too. You might think, so what I not planning on selling out...but you never know what the future may bring, esp. with aging.
