I do like the format of including the field trip. I have had my eye on trying little corners of the PCT trail. You have just saved me some grief by helping me decide that I am not ready.

Love the 1940s to early 1950s houses. Better built (ie foundations and framing) than the 1920s houses I've owned. For those of us downsizing and over age 60 that want to stay in Seattle, we are faced with 3 or 4 level DADUs that don't work for age-in-place. Funny our age bracket is ignored by investors, as we are the ones with money from down-sizing. The house you chose allows living on one level - with laundry etc on the main level. (Of course the upstairs in the house you are buying adds storage and flexibility for those looking for guest rooms or rooms for younger family members.) I actually have my search set to 1935-1970, to avoid many of the multi-level homes.

Wire transfers never get easier. sending five or six figures and double triple quadruple checking before (and after) to make sure you didn't have a typo.

Fix it up and rent for a while. We have a few family members that it will be nice to have for flexibility in the future too.

I debated about that right before posting this video, but these sorts of houses need so much work that they can only be bought as investment properties.

Definitely true. The appraiser doesn’t allow financing though if there are utilities or appliances missing, or the roof is leaking or a few other things. That’s why you see “cash only” listings sometimes. We’re working through that right now with this one because the water lines are super corroded.
