One more thing i learned when i brought a property recently. while applying a loan, there is one particular bank will ask how long you have been working in a company. And I just joined this company less than 6 months. They rejected my loan (im earning 5 digits), just because i didn't got confirmation letter from the company yet. But other banks is OK and approved my loan application, since i never delay my loan payments for my cars and other houses.

@@iherng i mean i went to their live webminar that you recommend. runs on sunday. i did not manage to ask my question because there is so much question being ask. after the webminar i did not sign up Far Cap. 1st i dont know those bulk deals they are offering, is it as it is price as in they bulk the good price we also get the good price discount or they charge extra like Seeker fee etc those market charging like RM 5k to RM 7k per bulk project you buy. also what kind of property data do we get, those research data that they provide to us as client for us to choose or decide. i have personally drop a message at their website. i also call their office but no one pick up. so far dropping the note to their website also havent got any reply yet. so i no idea. i just leave it as it is.

I not sure bank can check LPPSA record? As I know LPPSA is not link to the bank loan, we can get two 90% from bank and one 100% from LPPSA, regardless the sequence right. LPPSA always 4%, and some other benefits such as up to 18 months zero interest during construction period. But the cons is high insurances fees, LPPSA need to get full amount and full length cover, not like the commercial loan more flexible.

May I suggest to speak to a tax consultant? Because without an income statement or tax statement it's pretty challenging to get financing support from banks.

Is it safe to say.. although she owns 3 under construction properties, she has yet to realise the "dream" of having the rental income covering her instalments? she has a massive exposure IMO. Hopefully it all pans out.. but.. she is over exposing herself right? imagine if 3 of her properties are unable to be rented out. She's going BIG or go Home. Not recommended for new buyers. Unless, her entry price is really mind-blowingly below market

Good and very informative video. Actually what does Far Capital do other than to educate? Just hope that,with current economy where people are saving,it is becoming a liability to banks to have so much of cash in their reserves. With low interest rate,and government pushing for more HOC programs,I do hope that Banks will be more stringent to scan and select those who are genuinely qualified to secure a loan. We wouldn’t want the calamity of 2007-2008 to come to our shore. Cheers and stay safe,peeps!

Hi, HOC the main reason is to encourage increase home ownership among Malaysians,but when it comes to financing given by bank it is still very hard to get approval esp during this pandemic . In fact lot new policy set by the banks now during this time.
