This week, we are diving deep into our journey of entrepreneurship and building a life of financial freedom. We share how we saved for our first house, our love of renovations, how we got into real estate investing (and why we're conflicted about it today). We also acknowledge many of the landlord stereotypes that are out there, address our problems with the current housing crisis, while questioning is it our responsibility to provide affordable housing, or the government's?

We've wanted to open up about this topic for so long but truthfully, have been so afraid to talk about it...with how much the world and affordability of housing has changed in the last few years, (and like we said in this episode), it's only natural there would be confusion on who is to blame but if you listened to the full story of where we came from and how we got here, I hope you better understand our perspective...this is definitely a topic that we can dive into deeper in a future episode but we're really looking forward to chatting with you all in the comments about this one! ❤

You two are always reinforcing what an amazing team you are. The model for a healthy marriage. The key to your financial freedom you said was real estate. But really, it was your hard work, smarts and courage. You saw an opportunity in real estate and made the best of it. You’ve worked for everything you have. So refreshing.

This is why we are trying to build a tiny home for my teenager, because he only has one year left of school and it would be near impossible for him to move out and afford rent on his own! That way he can still have his privacy and own space but he can park it in our backyard for as long as he needs.

Okay, maybe I’m in the minority, but I see NO controversy in this topic. I guess I never thought you were slum lords. I always understood that you bought, renovated and chose to rent your properties for a nest egg for your future and that because you did all of the work, you would continue to care about the property and the people who were living in your homes. You have every right to be entrepreneurs and the fact that you are ethical entrepreneurs is a tribute to both of you. With the current housing situation, I would much rather people like you provide housing than huge corporations who care about nothing but the bottom line and who have contributed in a major way to inflated housing costs.

Hello! We sold our last home 15 years ago and moved to the mountains. We rented the first year to make sure it was a good fit to live in all 4 seasons. Well, along that journey, we discovered we liked the freedom of renting. We have been in our rental now for 14 years, we’ve paid to have our backyard landscaped, painted walls, and bought and installed a new kitchen sink and dishwaasher. We do not call our landlords for anything. We pay our rent on the day it is due always, and treat our house as though it is ours. Our landlords have never raised our rent, and that is a win for us, because we are living on a retirement pension.

Isolation is not the Answer..at some point, you need Proximity to services, Hospitals, Vets, schools, etc..that is Maturity..the type of Women have more than Men..Just Guns, Gold and a Getaway Plan is ok for a Season, but not long term..dans la duree..as say the French..it ain't sustainable unless you get a Micro Hydro or Nuke Reactor or Something...lol. Your choices were spot on. You did it your way. One thing I noticed is that during your personal growth and financial future projects, you have always taken time to "smell the roses," to enjoy life and each other. Congratulations to your success and you should be so proud of what you have accomplished. You inspire others and have a wonderful way of minimizing the fear in taking risks. All I can say is I wish I was renting from you right now! My apartment is managed by one of the bad corporations, who have consistently deferred maintenance and now things are falling apart, but they found a new way to gouge us, and that is by charging us for things that were once included in the rent: sewer, trash and water. We have a mix of tenants here, full pay and Section 8, which here in the US is subsidized housing by the government. Their contracts do not allow payment to go to non-rent, non-electric expenses. Therefore, when they require us to pay their liability insurance, and water, trash and sewage , then our place takes these costs and divides them among the number of full pay tenants. The costs change monthly and we have no legal recourse but to pay what is demanded. I live in OK, which is a red state, and here, renters have no rights. The landlords have all the power. I hate it, but can’t move because I am fully retired and rent expenses have sky-rocketed beyond what I can afford. This community has devolved into a hostile community due to lack of maintenance and the F/U attitudes by office management. I am slowly saving for an opportunity in the future to get out of this place into a better one, even if it means relocating to a state that has renter’s rights. God I hate what Republicans and Trump have done to us! I am sure there are horror stories everywhere. Thank you for being ‘outstandingly great’ landlords. You make my heart smile! I always like spending time with you! ❤️

Your journey together is very similar to mine and my husband's in the way you were so dedicated to a way of life for survival. For five years we ran a restaurant together. (We originally bought two then sold one). At first we were very excited. We had my southern recipes, we custom designed every detail, built our own tables, I built custom copper details throughout , we built a marketing profile and opened for business. It was a success! It was also a difference dumpster fire every day of the week! After five years of feeling like we were running in place I became physically ill, we lost contact with so many great friends and we couldn't leave to take vacations. We were wasting our late 30's. Worst of all I couldn't stay pregnant and I wanted a baby more than anything. The voice inside my head (my greatest guide in life) was literally saying "I'm dying " when I opened my eyes in the morning. My husband and I made a drastic decision. We sold the restaurant, our house, invested in IVF and moved to a quiet rural town in the Midwest. I am now relaxing on my comfy sofa looking at a pretty pond full of geese and listening to my beautiful five year old twins giggle in their bouncy house on the patio while my husband is upstairs working at his remote job. This life is EVERYTHING to me. Every day I wake up eternally grateful for the voice speaking to me from deep inside nearly six years ago. I think you two are good at listening to your inner voices and following your hearts too.

I really appreciate you guys having this conversation, because it is an issue where nuance is necessary. My husband and I rented a loft in a converted factory. It was a nice property, but the landlord did zero maintenance. When we moved in, the heat didn't work. They did a quick fix, but after it broke down again, we took them to court and lost. I've now inherited a property that I'm gutting a renovating, and I'm having to consider the ethics of what happens if I rent it rather than sell it. So I can definitely see both sides of the issue. I've never judged you two for investing in real estate because I know you've done the work yourselves and you're not slumlords. I think someone like you investing in a few properties no one wants and putting them back on the market is very commendable!

You are absolutely correct about the corporate owners. My old building lived in by seniors always paying their rent on time, was sold by the owner and advertised as a "great deal" by the realtor as the rents were under market. Ultimately, 36 tenants were evicted by the corporate owner for "extensive repairs" and then had to find housing elsewhere when there was none. Same corporate owner bought 2 other buildings in our area, same eviction process. Rent went from $900 per month to $1850 per month. Tenants banded together to attempt to get local government leaders to assist and they did absolutely nothing. It's unbelievable listening to politicians saying they will build more housing, but it's never, ever for rentals.

Actually, that is not far off the mark. The local government in our small community was more concerned about the buildings being sold we believed to get the property taxes that these buildings generate, and not alienate the new corporate owners, hoping for some further cohort with these owners in other respects. Rather devious. Love you guys, wish you all the best. I'd love to see your design for a small home.

Fact and Reality..Most small Landlords are actually subsidizing their tenants more every year, via Rental Losses, with the rising costs of Maintenance, Interest, and Property taxes but stagnant rents...the non-cash Market value Gains due to a property's appreciation become meaningless when the Bank forecloses..unfair laws..so I think the future of Housing is small landlords, Housing Coops and Conglomerates, each offering different spaces...with different Mindsets.

THIS!!! There's a quadruple whammy happening right now....insurance companies are increasing rates on premiums, municipalities have increased property taxes, mortgage rates are WAY up, and the cost of repairs and maintenance is way up. It sucks that people's rents have increased but the true cost of owning a property has gone way up, they cannot be expected to subsidize the cost and have to pass it on...if small landlords are pushed out of the market and gobbled up by multi-nationals and REITS who can afford to run losses in the short term, good luck to renters out there because it will be so much worse. @@andreewert1925

In my personal experience in Southern California, landlords are charging really high prices and not taking care of the properties. Out of area people are buying apartment complexes in lower economic areas, doing unnecessary cosmetic renovation but not fixing AC/ heat units, and then raising rents by a lot. The renters who lived there for years couldn't afford it and had to move. The landlord across the street from me is from a foreign country. She has a person who handles the properties poorly. It seems to be heartless and all about making more money. It is a real mess. Renters are afraid to ask that the washer actually works or they will face consequences. As far as you guys go, I know you have integrity and trust you handle your properties fairly.

I think when the business model is buying a dilapidated property, fixing it up, and then selling it at whatever its new appraised property value is with the sweat equity and remodeling done is actually a great value to society and the community. But when the business model is doing all of that but keeping the property it means you're preventing someone else who could've purchased it, forcing them to continue to rent, which doesn't serve the community to the greater good. So no, it's not your responsibility to house the community, but it should be our responsibility to not take resources out of the community for our own personal wealth, especially when that means leaving someone else constantly having to rent and never being able to own and build their own equity. The fact is Landlords offset costs by placing the financial burden on the tenants. So tenants have the responsibility and burden of property ownership with none of the perks, no equity, and little chance of ever being able to afford to own, so in the end they don't get much of anything positive out of throwing money away every month.

I feel you. We are in the UK. We finally bought our first home 2 years ago, and this year the payments have almost DOUBLED! Yet, today it has been announced that Lloyd's Bank has reported records profits in the billions, up 57% from 2022!!!! How is this legal??

The government runs the worst and biggest bank of all = the federal reserve! Because it has a monopoly on currency (and a powerful currency at that, as the world’s reserve currency at the moment, though it may soon lose that status), the government uses it to expanding the money supply, which directly causes inflation (an “invisible” tax on our poorest members of society). If you want the problem to change, you must educate yourself about the root causes of our economic problems, and spread the knowledge to others! 🙂 Helpful resources: “Economics in One Lesson” by Harry Hazlett, “Whatever Happened to Penny Candy?” by Richard J. Maybury, and Ron Paul’s “End the Fed.”

Tea Time: Immediately I was GET OUT OF THERE. Further evaluation means LOOK at the timeline, the setup, the ask… Girl meets girl that’s already married. Girl is brought into marriage. Girl is to be made guilty of not going to “love them” or “sacrifice” after all they’ve done for her and have their baby? That’s a lot of manipulation. It seems as if it was intentional. Married Girl makes girl fall in love with her, and then introduces her to a triangle… Triangulation: that’s a little too “by the narcissistic personality disorder playbook” for me.

This has been the most intelligent video you have ever created. You were extremely smart investing in real estate since your 20's. I wish I had done the same thing 45 years ago. I talked about that with my two brothers but they didn't want to get together and do house renovations and rent them or to just flip them. I was not able to do it on my own due to some physical limitations. You don't sound like slum lords so good on you. Keep up the good work, love the videos. ❤

OMG I used to love Income Property and Todd is so right about Scott, lol. also wow i knew you boys were smart but Tyler getting those kinds of grades while still working a job AND your side business is pretty damn impressive. its pretty clear the work ethic you both have to have saved that much money in a time people are usually going into debt. I worked through college, lived at home and still came out with student loans. and i was so NOT a partier. My life was work, school and my boyfriend who is now my husband of 25 years. You boys were both brilliant to work towards your futures the way you did, to start that business you did and to plan to get into the rental world back then. The amount of work it would have taken to get you where you are is just so impressive. SO IMPRESSIVE. You have every right to be so proud. I wish i had been that smart back when I was younger and taken some risks maybe id be in a better financial position now. oh i just wanted to add that my husband who is in construction here in rural ontario (and we have been Dealing with our township for permits to build a garage with living space above for a year and we still haven't even started yet) was just saying the other reason for all the over compensation with the building code is because of liability and insurance, my gosh do they love making you get engineer stamps on everything, multiple times even for a minor change which ads to costs as well as too many people being in there that have never actually built a house or garage or barn or whatever and only know from books. requirements in code have gone crazy yet strangely those subdivision houses are still built like crap with all kinds of problems and the other houses are so overbuilt that it costs twice as much than it should have. for us with the outrageous price of materials and the demands from the township what we had planned to build is going to cost almost three times as much as when we decided to do this before covid hit. I still don't understand why we had to put in a larger septic when ours was perfectly fine and we are not adding any extra people bathrooms or kitchens. Just more space for our giant teenage/early 20s kids to stay out of my way. but there you go that's my rant, lol.

When my sons were in high school, I used to tell them, all the time, which they hated, you’ve got a choice, you can either work your guts out for the next few years, then relax for the rest of your life, or you can have a fun high school and university career, party, drinking, socialising and making friends, but then you’ll have to work your guts out for the rest of your life. But it’s your choice! You two just made the choice that suited you.

It is so interesting to hear you talk about all the renovations you did and renting those homes after you did all that work. Could be very exciting to see some of the before and after pictures! Hahaha….You guys must’ve worked so hard all those years! Congratulations. We are now (my husband and I) renovating a home we bought last summer. We found out too late it was full of mould and asbestos! Eurk…so instead of spending major $ for a lawyer and trying to sue the previous owner, we opted to strip everything and start building with new material. What a journey! Hoping in 2 years, this home will be very beautiful so we can sell it and go for way smaller. 😊

Best episode ever! I am a retired commercial realtor. You should be proud of what you have done and what you're doing. Your landlord objectives are NOT the problem. From what i hear, you are helping every homeowner in each community by maintaining property values w/o gouging your tenants. When you realize potential harm of short term rentals on housing market, you changed course even though it would reduce profitability. You bought the houses no one wanted & did what many could do but what few actually will do: work their asses off and call it fun and allow that work to strengthen yourselves and your union. You are taking lesser properties and creating lively liveable homes. Your lives have helped the housing market. I'm so very proud of you.

My perspective is that you both love and respect each other and have the BEST communication between the two of you (I wish my hubby and I could communicate as well as y'all do). I was a bit surprised to learn that you both have anxiety because generally it doesn't show in your videos. Never let the haters get to you; everyone is always going through something and will push their negativity onto someone else. Everything you two do is so well thought out. Keep up being y'all's fabulous selves. Love n hugs from Ohio! ❤

People are mean when they can hide behind a keyboard. I always say, I'll challenge them to a mile run outside and then we'll see who's tough. ha ha Plus it's just small minded to judge others when you haven't lived in their shoes. Your life story is very admirable, you've done your best and you have survived and now thriving. My life was living super tight until I got decades in. It takes awhile to figure things out, and taking those steps, taking years even to figure out what to do and how to do it in order to make a decent living, that's way more admirable to go after a goal. A hard working friend of mine says, 'You can't "talk" something to finished, you shut up and work." Look at your views and know.....most people are interested and happy to hear about your journey.

Thank you, Todd and Tyler, for this week's tangents. I am grateful for this wonderful information on the real estate path. I wish I knew this when I moved to Australia and brought a home. Instead, 20 years later, we are renting. As I listen to you both, I have learned that buying, renovating, big corporate companies, and governments hurt the lower income families. Thank you for sharing all of this with us!! I would SO, SO, SO rent a place from you guys versus a slumlord or someone who is focused on profits over people. You actually have a conscience(!!), whereas the slumlords are solely focused on investors, to the detriment of the renters. I currently live in an apartment that is a tax credit property, and the residents are bound by ridiculous and confining rules that are in place mostly for the investors. The silver lining is that it inspires me to do what you're doing with rental properties, and be the one to call the shots. This could be tough, as I'm in my 60's...

Listening to this makes me realize how lucky we’ve been. My mom and I moved into a rental condo 12 years ago. It’s a nice neighborhood and great location. The owner had an unexpected transfer and had bought at the top of the housing bubble so had he sold he would have taken a massive loss. Now I’m older and looking at my own housing needs and dreams…he only raised the rent by $25 a month per year. It’s a mixed use complex as a company bought more than 10% when the builder went bankrupt so the private owner of this unit could have easily decided he wanted the $1800 a month the company owned units were getting but by keeping rent affordable while meeting his goals he had a single tenant for since 2021 who took care of the place and now he has quite significant equity. It was a win win for everyone. I wish more people were like this, just like you two are!

Interior designer here! I wanna weigh in on the building code discussion and landlord discussion. BC and more broadly, Canada, is on the roadmap to 2030, meaning we are aiming for carbon neutral and eventually negative by 2050. It is important for energy step codes etc to apply to major renovations of old buildings and certainly new ones. This is more eco friendly than tearing down and building new, as well as improving operational efficiencies of buildings. These old buildings tend to be drafty, which increases gas and power consumption. This is bad for the owners bottom dollar, as well as environmental impact. It can be frustrating to incur additional construction costs upfront in reno’s where retrofits are needed, but savings are big in operational $$ and certainly it’s better for the environment. In new construction, quite often these “beefy” walls and efficient windows are no more expensive than other options, with the same operational benefits and quite often tax incentives 😊 All the love from Vancouver BC! ❤

You are doing a great job! Thank you for the shout-out for not blaming the Baby Boomer generation. People don't understand that when I bought my house 28 years ago, I had to fight hard to buy a house on a low salary. I worked as hard for my house as others have. Why do people think we should now sell our homes so others can buy them?!

I've lived in my apartment for 4 years and my rent has gone up every year. The complex is corporate-owned. I live in a studio because I can't afford anything larger because the rental market in my town is ridiculous. I don't want to own because I don't have the physical ability to do the maintenance necessary. But I shouldn't be priced out of decent housing just because I choose to rent.
