Don’t put a deposit on a rental if don’t know who the owner is. It is a big scam to collect as many deposits as possible and then leave the area. When you first arrive here there’s almost no chance that you’re going to find a place that you were actually looking for. Move into something that is cheap and then you can take your time looking for what you really want. You will lose your security deposit but if you spend a month in a hotel it will cost you around $650 and you may not find a place in a month. I rented two places for I finally found what I was looking for and I had to wait to get it but now I have it.

I think rental prices will see a big decrease correction mid year in 2025 at least in the Manila area. The first of the year all POGOs are to be shut down, they employed thousands of Chinese that will be forced back to China since they will actually be on a Tourist visa at that time.

Mike, I'll be in town tomorrow. Looking for a house rental, not really worried about location, but a big back yard and/or land is a #1 requirement for me. 20-30K per month, and where the owner will allow me to landscape the land, of course that means I'm okay with yearly leases. Nice house & yard. I really like the gazebo for relaxing outside under a covered hut. Mike--good point about keeping your leverage by not paying a year in advance--that's something I could talk myself into without thinking about the consequences. I think Janet is addicted to shoes--I don't think I've seen such a large collection of shoes outside a home--is that a Used Shoe store or is it a part of "Dumaguete Rentals"? 😀

We did something similar, when we found this rental house. We still had 2 months left on the lease to our condo in Pasig (Metro Manila), but we knew finding a house like this was rare, and we needed to get our Daughter enrolled in a school in Pampanga, before the new school year began. So we were still paying 23K/month on the condo, which really wasn't bad, since we had a place to sleep, on the weekends when we went there. But I was also paying my mortgage on my U.S. house, waiting for it to sell. And my mortgage was as much as my monthly retirement income! 😲 Plus the 35K for the rental house! Sure blew through a big chunk of my savings, during that time! Otherwise, we could have bought a much bigger house, than what we ended up with. Nice yard! Something that's hard to find, here! 😢

Your problem in the Philippines is your rental prices . I was going to come to the Philippines but the rental prices are out of control, Compared to Bangkok, Bangkok is a third of the price and better accommodation. Philippines has become too expensive .

Left the Philippines 2014 and the prices have almost doubled since then.

3 bedroom 2 full bath with hot water , fully furnished in gated subdivision with pool and clubhouse… 4 split type air conditioning units, carport and yard with gate and fence around the home, American style homes… 25k pesos a month….Angeles city.. no brown outs .. 15 minutes to Clark international airport and SM mall .. 5 minutes to marquee mall (Ayala)… I think dumaguete way over priced… especially for a provincial area… thanks for sharing the places… great video.
