Ha ha Jack, Upstairs looks like a college dorm. Definitely need to extend the kitchen cabinets...for the price, I would expect better appliances and a real pantry. Trains close by???? Could get loud..plus the noise from Nellis AFB.

Hard to believe this is a 1.2 million dollar model home..I see Toll bros are still using the cabinets that look like they are covered in contact paper from many years ago...plain white would look much better in my opinion... This price reflects how our American dollars just aren't worth much anymore....good luck to all potential new home buyers.

Oh, Jack! My only bugaboo, albeit minor, is the straight shot stairs. This is a masterpiece, once again, from Toll Bros! The outdoor fireplace is about 40k. I estimate that backyard is 150k, or more. Great location, too. Happy 4th, Jack.

This is the dilemma with the high interest rates, and moi with a relative low interest rates, is that it is difficult to downsize and pull the remaining equity. I think it will be that when interest rates drop, the prices will dip, temporarily, as more sell, but then prices will climb as the inventory is swooped up. Spot on. I know of three who have moved from Austin, TX to here due to humidity and distance from family in CA. This high speed rail is only good news for Las Vegas. Back to moi, my favorite subject, lol, I decided to just stay where I am, and make it into my forever townhome. First, I have not found a place through your tours that even come close to the drama of my floor plan. Second, the location is fine. Now comes the search for an interior designer, and, well, contractors who can transform it. I'm keeping the footprint. No moving walls. Very little demo. I know you've flipped houses before. I'm thinking about buying an hour of your time on how to renovate, etc. Learn from what you know.

The better question is how many jobs are actually created in LV that can support buying the median home price. Most higher end buyers are coming from CA and sooner or later that demand is going to wane (just look at Austin and the tech migration there). At that point, with new construction being such a big part of home sales in LV there maybe some slashing and burning of inventory which could cause prices to fall. Home builders are much more willing to slash and burn to get a sale done than a homeowner b/c the need the cash to keep their business going.

The Rhett is a spacious townhouse, especially with the downstairs bedroom and the upstairs loft. I wish the downstairs bathroom was bigger since it has to be shared with guest. Good price point.

Wow, by the time a buyer would install a pool, which btw, is not needed, this home could be pushing the 800,000 price tag. Builders are so greedy charging a lot fee. Lake Las Vegas would not be an ideal place to buy a home. Jack, you should consider returning to some of the homes and neighborhoods you have showcased and show us how well the homes are holding up.... I think there is a community in vegas called colton ranch where the new homes are literally crumbling apart and builder is being sued...buyers better do a good investigation before jumping into new home builds So many shoddy builders out there

Good homes for someone looking for a smaller foot print or has a lower budget or just wants less maintenance. Love the exterior facade and how they've showcased the homes - goes to show that you can really deck out any home no matter the square footage. My one knock on these plans is the proximity of the powder bath to the dining room - could make a bad combination when you have guests over and they do #2 while everyone is eating. But I guess at this sq footage you may not host that often - hosting is something people are going away from so might not be an issue.

I like Jack marathons. Curious about these. There is an advantage to no back yard. I like the 2nd model, the 1478, so far. As to the powder room, heck, we're all adults. lol There's a lot of good in the 1405 model. Despite using your vids as a way to look, I still like my Townhome floor plan. It has good bones and nothing beats it with just pure drama. It's a 2 bed 2 1/2 bath with loft w/ 10 foot high (and 22 foot high) ceilings on the 1st floor and 9 foot high on the second. The loft overlooks the great room on the 1st floor. It even has a fireplace which I have never used.

Hi Dee, I don’t have access to their electricity bill unfortunately. Solar is the owners choice, it can easily be done after. You don’t want a builder choosing for you which solar system goes on your roof or you will regret it

I would agree with your other viewer...way overpriced and upgraded. Who in their right mind would pay 2.2 million for this model home? Las Vegas home prices are now surpassing Southern Calif home prices. Vegas used to be affordable but now it's just pure greed with the home builders. Between all the traffic, poor medical, and car ins rates going sky high, I'll have to pass...I've seen the way people drive in Vegas, welcome to Los Angeles...BTW, How are the electric rates in Vegas? I don't feel that every property needs to have a pool especially if the community has a pool, clubhouse, etc...pools are a real liability and require a lot of maintenance and electricity and water... The pantry was different with the fridge in it, but the electric bill must be very costly. I know in calif, gas water heaters and pool heaters are being phased out to go all electric. What a mistake...our electric grid will never be able to handle the big demand plus all of the electric cars that are trying to be pushed on us...no thanks...

Way overpriced Jack. I know you are only the messenger. I retired from the military aftet 27+ years and made Vegas home. Sad to say my family and I are planning our exit next year. Quality Medical has been hard to find, dentists seemed to upcharge and lack quality work, accidents and insurance rates have nearly doubled since we moved here in October....and house prices are not favorable....it was an awesome experience and we have enjoyed your videos over the past few years. Keep up the great work!

Thanks buddy! These homes are this expensive because of the location, there are more reasonably priced homes out there in very nice locations as well. But yes prices have Skyrocketed as you mentioned, that is the case everywhere in the US due to government out of control spending. The rich get richer and the poor get poorer
