Hey Adam, how’s this one sound? Need your opinion. Good morning, I’m Mike with(enter company) and I’m in the neighborhood helping folks get a new roof through their insurance. What’s the first thing that comes to mind if I told you that you could get a brand new, upgraded roof, through your insurance company and the only thing you pay is your deductible?

Try it out and see -- the only risk you run is IMMEDIATELY raising red flags and objections with resistance to people wanting to file a claim - that's a tall ask to open with - especially BEFORE you create the need for them to file a claim and showcase the damage. It could lead to a LOT of premature rejection - but again -- try for yourself and see!

Make a video of the inspection to show or text the homeowner. Explain what damage is and why it’s a concern. Nail pops, blisters ,obviously missing creased shingles, zippering. After they watch a good video they’ll ask what’s next… sign here ✍🏼

Don't do that. Tell the truth - always. If don't have a real neighbor to reference, you can simply say that you are speaking with neighbors on Lexington Lane.
