In this episode, we will answer a question regarding floor levels. This audience was contemplating between a lower level and a higher floor level but he's not sure does it worth the money.
If it's for investment, I will take the lowest floor level to ensure my entry price is the cheapest. That will put me in a greater spot for rental positive later.
But if it's for own stay, then it's becomes very subjective. Are you a person who needs view?
Also it depends on the surrounding. If you're in Mont Kiara, then getting a higher floor will allow more sunlight or daylight into your interior. Since he is getting a new project, the audience needs to ensure what's the next upcoming development adjacent to his property.
I've also clarified that picking the unit above and below the M&E room will have no issue at all. The only concern would be the one at the same floor due to possible noise. However, it is rather minimal.

I used to stay at level 7 (right above common area), i tell you, the noise in weekend when people are using the pools early in the morning or people having barbecue until late at night 😅😅

I'm interested to know at what floor/height does the traffic noise gets drown out significantly or maybe completely, assuming the main road is directly in front of the property?

While higher floors give you better views, sometimes they are warmer and noisier. Like what you have mentioned, it really depends on the adjacent buildings, facing and surroundings. That's the good thing about buying from subsale market where you can explore the different floors.

Many buyers of lowest floors units in KL end up elivated highway directly in front of their balconies. In one case 20 feet away.

This issue might lead to buyers seriously considering landed homes. To say goodbye to upstairs, downstairs neighbour, to avoid/escape water leakage, chairs dragging on the floor and at times, even naughty children basketball playing noise too in condos/apartments.

Landed living is traditional living. And traditonal life is, most often back to nature. Old is gold. Just ppl buy apartments coz it's already there and that's all they could afford. 🙂

i prefer mid flr unit for a condo.For investor. You get the balance of everything, In case of emergency, water pressure, easier to rent out, and acceptable view

For me RM3k is still acceptable premium for a higher floor.. But having said that level 15 is high enough also. Got some view already la..

Floor premium 3k. I'm guessing it should be 3k per floor difference.

Don't get lowest floor because it's cheap. The lowest floor units are the first to flood and overflow. Example if sewerage is to backflow, it flows into lowest floor unit first. Imagine coming home to find house flooded with poo... and it's not yours :( Seen happen few times already and it's nightmare everything has to be tossed.

Thanks for another insightful video. When a developer renames their 14th floor as 13A , will the unit floor number be stated as 13A in the SnP agreement and local council assessment(cukai pintu ). This 13A thing is also common in landed property projects. But the irony is that 13 is also an unlucky number.

@@azriaziz5173 13 unlucky for Mat Salleh, eg. Friday 13 is unlucky. For Chinese 13 is lucky, 14 is unlucky (sure die).

If can choose higher, yes definitely. Only downside is the lift u have to wait.

Hi Sean you are correct , the tenant upstairs of my unit always drag the chairs , stomping making noises.If my own unit I probably put acoustic panels.ahh but not....

My only concern about a unit on the higher floors especially if your parent lives with you or if you have toddlers or young children or an OKU under your care, how to get everyone safely down to the ground floor using the stairs in case of a fire? I also assume no one actually believes that our Bomba will actually have the capability of rescuing anyone above say, the 10th floor?

In high rise, there will be safety precautions in place for any fire situation. For eg, some fire escape/staircases are pressurized to prevent smoke from getting in. And structurally there are reinforced with fire rated bricks and fire doors to provide sufficient time for bomba. Cool fact, our fire fighting requirements for Malaysia buildings is very...very strict. It's one of the hardest requirements to comply during submission for new building designs. I have phobia spending time inside any elevator so the higher the floor the worse for me.

An Indian told me prices at higher floor is lower because of earth quake and frequent lift breakdown in India

3k additional premium for that difference in height is very cheap. Divide it over the number of years of loan, the installment is pretty negligible. I would recommend getting the higher floor.

Very funny about the level 13A and 23A without the ‘4’. So far I never see this high rise numbering in Sarawak and Singapore

In Malaysia, you need to pay the local authority admin fee to change the numbers from 14 to 13A.

Justin Hor I see. Didn’t know about it. No wonder in Sarawak never see 13A in the lift numbering. Maybe people in Sarawak doesn’t really bother the ‘4’. Even I buy house with number 4 also doesn’t concern me at all.

@@ednatham I hardly visited any condo here but if there is a next time I must take a look at the elevator button! And you are right about the number 4. It's just a cultural thing and I enjoy pointing out to superstitious friends that multi-champion F1 driver Lewis Hamilton drove his racing car with the number "44" ( die!die!) and world-renowned Real Madrid defender Ramos wore a number 4 jersey.

Hi sean. I'm now try to choose between two units at level 17. One is facing the rice paddy field and tnb pencawang (point) and another is facing other blocks. What is ur opinion on this

If only we all have the budget, we'd go for landed house. People settle for apartments for the affordable 1 floor living and privacy away from neighbors views. Sadly we are still connected by the pipe and sewerage and unlucky for those with selfish and senseless neighbors in terms of drainage control.
