I think the problem a lot of people have is how the cost changed since the pandemic. where 55k before got you an amazing home, and now you need to pay around 150k for the same house in a lot of places.

Awesome breakdown. I built our house with my father in law in Negros back in 2009. I was 32 at the time we built it and didn't have anything to watch on KZbin, so we were really winging it. We bought materials as we needed them and I was paying day laborers. The house has served us well, but the wife and I want to build another house down the road on an overlooking lot in the next 5 years. Even if you go over budget its still a win for everyone who is watching because they get to learn from your experience. Best of luck, really looking forward to next video.

Hi! Glad the fence is nice :) I played around with the design a lot with text boxes on Microsoft Word till I decided on a rectangle. I met with a friend who is a high end Resort architect and she gave us some great ideas about the outdoor bathrooms. So we had a good idea before we found our architects.

Add delays due to weather, absent workers, permits, material delivery delays, reconsideration regarding the use of wood in a tropical country and my guess is you will go over budget by 20% or more (10K USD). One week early on in the build, they had a week of rain which was going to set them back so they got lights and had 15 guys working till 10pm for 3 days till they caught up. Great breakdown video. What people don't understand is that you can get a solid cement house for cheap compared to the US or Australia. Labor is cheap in the Philippines. If anyone has ever been to the Philippines and witnessed how construction takes place will know you can build a house fast and easy. I have seen it myself! Great country to build a house!

Thanks for the detailed cost breakdown. I’ve been in the Philippines nearly 40 years snd built three houses during that time. Your costs are pretty much spot on. The only thing you never mention is the cost of the land? Land in the Philippines is very expensive when compared to other SE Asia countries and depending on the location even countries in the West for what you get. The only thing I would change is the 6k solar system. 6k isn’t nearly enough if you have frequent brown-outs.

Everything looks and sounds totally doable except the payment schedule... by no means should you give 60 percent upfront. I would definitely reconsider your payments to smaller amounts on a per faze basis.. better to pay after each faze is complete. That will make the contactor work in a timely fashion and be less risky on your finances. Good luck!

Forget about wilcon, tile I bought from them have chipped, I bought much cheaper locally made tiles and they have been excellent (no damage). I haven't seen anyone hear capable of polished concrete floors 😮 so I suggest seeing work done before you commit to that.😊

Hello, we are currently building our house in Bohol. Cost of our house will be around 14 million by the time is done. Our lot is 2 hectares, we are building a 3 meter high wall around the perimeter. A/C units (4) and appliances came out to about 800k (top of the line) House is 200 sqm, plus a mechanical room. Pool is 7.5 mts by 4 mts. House itself without appliances and fixtures came out to about 8.5 million. Contractor from Corella. By the way, 60% down is outrageous, 20% should be enough. Congrats on your new built!

Hi! 60% is actually quite huge for a downpayment. Contractors only need 30% for the initial build, then you can discuss the next terms. Progress billing is what they call it. You pay 30% upfront, and then 15%, then another 15% and so on until the construction is finished. This is to avoid contractors running away with your money. And then typically, you'll hold off 5-10% of the remaining amount for 3-6 months after the house is turned over, ensuring the contractor addresses any issues that may arise during that period.

I wish you luck. The problem in PI and Thailand is that the structural work comes along very quickly because it is easy to find the relatively unskilled labor that is required to dig holes, tie rebar and pour cement. The problems arise when electrical, plumbing, roofing, ceilings and other detailed tasks need to be done. These tasks require workers with actual trade skills. They are also the most expensive labor costs. Your payments to the builder have been heavily front loaded, some 60%, so in simple terms you have paid lots of money up front for all of the cheap and easy tasks to be completed. And you now only have 40% of your powder dry to pay for all of the detailed work that requires people with actual trade skills to complete. If you have spent any time in the PI or Thailand you would have noticed the endless amount of concrete structures left unfinished. This story is as old as time. The bulk of the project budget gets handed over, rebar and mud gets completed, and then things fall apart because the builder does the runner, or he cannot find the skilled labor required to complete the detailed work I have outlined above. In the event that this happens to you, your budget will at least double because you will have to find your own skilled plumbers, electricians et al to finish work on an ad hoc basis. And if the initial structural work was not done correctly, for example electrical or plumbing conduit not put in the right place in the concrete, you might not even be able to get a tradesman to take on your work regardless of the dollar amount. No tradie wants to waste time fixing a problem created by someone else.

Thanks for your feedback. They did get specialised qualified plumbers and electricians and have done everything to a high level. All plumbing and electric has been run now and switches etc fitted this week. I understand that we don’t have much leverage but I guess we’ll just have to take the risk. Simply brilliant!!! With years of writing terms and conditions for a variety of contracts, I’ve always said, the devil is in the details”. In addition, the foundation of a good contract is “no surprises“. God is forgetting, contracts are not. Do they provide an option for performance bonds and or completion bonds? Did you create the spreadsheets or did your contractor create them? Nicely done either way. If you don’t mind, I would appreciate contact information for your contractor, as we plan to build as well. Enjoy your video. Clear and to the point. Nice job. It’s encouraging too. I know my wife and I will one day build a house in the Philippines. Where exactly I don’t know. She wants Tagaytay area because it close to her family and friends. She only speaks Tagalog so places I like is a different language albeit everyone supposedly speaks Tagalog. I want a bigger sized parcel. 100 sq meters won’t be enough perhaps 500 minimum. Thank for your breakdown. I like Bohol. I noticed you stated 60% initially down to start! Yikes that’s a lot and I would have to work around it somehow. With that large of a sum they could disappear. I would prefer to put it in the bank showing that I have it and having the bank release the moneys as work progresses. 2% isn’t very much to hold for 6 months. That’s just a little over $1100 dollars. The idea behind the hold back is to ensure the contractor comes back if corrections or repairs are required. That’s his biggest incentive. Just saying. Is this typical for such a small holdback of funds in the Philippines? Anyone?

Thanks for your comments! I guess the 60% is risky but I think we have been lucky that the Architect used it to order all the materials and as a result, the build has been very fast. He’s been doing several things simultaneously such as getting the steel roof trusses fabricated offsite and delivered and ordering all materials so they are ready for delivery at the right time to avoid delays. I don’t think small businesses here would have the running capital to fund projects and really need the money upfront. So far so good!

Hello again. Some tips. Be sure the septic tank must be made with 3 chambers and minumum 1,8m deep other wise you get trouble (toilet flushing with toilet paper is a thing for you} but that will be bad for the septictank. Better put the paper in a basket. I have a septic tank myself. Why you buy watertanks? You make a sistren in that tank you can collect all the roof water. I have it to and there i instal the waterpump. Also very importenat if they make the rebar rings for the coloms and beams be sure they bend the end not 90 the grades but 135. They must know it keeps the rebar together when there is a thypoon going on. I dont juse holow blocks they are waste of money and not bearloaded they are also very bad quality. I make prefab walls masive concrete loadbearing walls.. You can check out Texas Filipino he is at this moment also bulding a house with massive concrete walls. I will folow you with interest succes

Hi Jack, thanks for your comments. The septic is definitely over 1.8m and 3 chambers. It’s huge. They are running the rain water to a chamber in the cistern however I want to reserve more water than that on site. Last year they got bugger all rain for 3 months, so I want to be prepared. I checked with the architect and he said “For the concrete floor we will apply upon getting the desired softness of floors with a lithium silicate. it's to bind with concrete to fill-up pores to add strength and reduce dust on floors. After that we will finish it with guard coat and buff it do desired shine

What a fantastic design, everything I have seen in this video makes sense and I commend your efforts, really nicely planned. I am really interested in seeing the result. As I mentioned in a previous comment, we still live in Shanghai and therefore we went for a hassle free turnkey house from Cebu Landmasters in Consolacion, Cebu. We just signed the contract in December 2023. We get a two stories 80sqm house on a 150sqm lot, but we also can enjoy shared amenities, such as an adult pool, a kiddie pool, a gym, an event lounge, security perimeter and some kids area. Additionally the water system is centralized for the community and we are 50min from Cebu City Business Park away (at least by bike). This came at a price of 7mn PHP (without furniture) keys in hand. We may go for a self build for our next project though. We plan to move to Cebu in a couple of years, depending on our professional situation. Btw, what is your lot size, was it purchased or it's family owned?

Hi, We built a two bed/2 bath one storey home in Isabela province. The house is 100 sq m, plus a large terrace all around the house, including a 50 sq m outside living/eating area (undercover). It cost us 2.1 million PHP. In addition we spent 300K on the wall which surrounds our 1000 sq m lot. We have a super modern house. We are also 100% off-grid so no electricity bill. No mortgage too. 1 x 6kw inverter 2 x 10kw batteries with 18 solar panels. We can easily run the following on our system in addition to charging the batteries to max level before it goes dark. 1 x large ref 2 x 2.5 hp split AC 1 x 1hp split AC 3 x TV 1 x washing machine 1 x built in electric oven 1 x ceramic kitchen island hob 4 x fans 1 x kettle 1 x rice cooker 1 x water dispenser....all these on 1 x 6kw inverter. great job, to do that for 55k- i am a builder in the USA in 5 states-best of luck-fyi your plumbing drain lines should be 4 inch pvc-is code in the usa=make sure you also a clean out-right outside, the main bathroom, a clean out is just before the septic tank, so you can snake drain lines, if you can change to 4 inch lines highly recommended -looks like its to late, 2 inch line is not good -hopefully only 2 of you-its a 4 inch opening on the septic -so I hope they filled the gap-enjoy your home

Ha! Hi friend! Remember now. The deal is building a home you can LIVE in. So you can not live in a new home without plumbing fixtures, toilets etc. Also lighting fixtures AND ALL the appliances that are needed to live in it including TV’s, range, washer and dryer A/C units etc. oh and all the pool equipment pumps etc too! Ha! Good luck friend! Been there done that! All these need to be included in the final cost and price list! Also including transportation costs for deliveries of materials and fuel costs. All these things add up! I actually bought a 4x4 Kia long bed truck! 1.1 million pesos just for the truck! Saved at least 500,000 on deliveries and delivery labor over 5 years! So I personally could search for and buy and HAUL all my own materials! Now I use my truck to haul coconuts to the buyer from my coconut plantation! So win, win! 😊

Hey mate, the price included all plumbing and electrical, kitchen and wardrobe cabinets etc so all we really need is aircons, water heaters, fans and stove. The architect got all the materials locally and either had them delivered for a small fee or picked them up so I don’t think it’s affected the overall cost much and still within budget. Good idea on getting a 4x4 though. Our car has low ground clearance so need something higher. Thanks for watching! - Matt

I have knowledge of an American guy building a 1600 sf home, very good materials, no pool. I dont remember the cost of the land. It was 60,000 USD and it was close to 20 years ago. So building your house w pool for 55k is probably doable but not sure you'll get premium materials and finishes. Dont skimp on electrical and plumbing. There is a video on youtude of a guy from Texas that built an awesome house w pool and very good quality materials and I think he got it built for 160k usd but i think the land was included...GOOD LUCK

Hi matt. Quentin here. So many things i'd like to say but being public on youtube is def not my forte. I can recommend you to ask mon' to have "jonik" for the base of your cabinetry. I absolutely loved him and i miss him dearly. If he's available, you'll be lucky to have him. Regarding wilcon, i have many things to say as well. Long story short, i would suggest not to buy any electronics or kitchen appliances there, even though they have indeed the best selection of items. Their Quality checking is not on par and their warranty policy and process is on the filipino timeframe... It's excruciating to deal with them on that level.

WOW, 55k is dirt cheap for your project. Hailing from US, I purchased a property in Camayn Coast last 2 years. Now, I will hire an architect for design and my brother's friend is a structural engineer to assist, but not familar with the landscape and PH environment + weather. So that will be looked on. Also, did some research that most houses in the Philippines are built primarily with concrete due to the region's seismic activity. So, is your house is largely constructed with wood framing and metal? Also, Do you work closely with your plumber to determine where drain lines, plumbing, and sewage will be installed to meet codes and regulations?

Hi! The house is all steel frames with concrete walls. No wood for construction due to termites. The septic was built at the rear of the house and the cistern at the front and we had decided to put all the pipes on the rear of the property so they are accessible. The Cistern and Septic are definitely built to local code. They are huge chambers and made to the sanitary plan that was submitted to the engineering office. Cheers - Matt

Thanks! Re the septic, after it passes through the two chambers it goes into an evaporation trench I believe. The thing is huge. Almost as big as the pool but deeper! All hand dug too. :)

oeps i forgot some things. The price total is not delusional. the 60 procent down payment is TO MUCH. Be aware your are in the PH if something go wrong your money is gone. 35 procent is enaugh and AFTER the build pay the last 15 procent. Be sure you are every day on the buildingsite check check and check. YOU are the boss your money your wish. If you see something is the build what give you questions asked the architect or on You tube. Many people have experience with building in the PH. better safe than sorry

Appreciate your thoughts. We just met with the Architect and discussed some of the comments around people’s surprise that we have paid so much up front. He acknowledges that people might think this as many have been burned, but firstly we do trust him and we understood the logic of getting a larger chunk upfront, which has allowed him to order and fabricate things simultaneously and have 15 workers plus specialists working 6 days a week so that things can happen much faster. We’re 70% complete and he has already ordered and paid all the materials and is on track for his staff costs. The speed and quality has been amazing and although I know there is a risk, we feel comfortable and extremely happy with what they have achieved. - Matt

I'm a carpenter and have built a home like yours for that same amount without a swimming pool in America but that was only the material cost as I provided all the labor with my own hands with no hired labor. I bet that you could have gotten everything built for half that cost if you acted as the general contractor rather than hiring a general contractor.

You need to incude provision for CCTV and an alarm panel and motion detectors in your electrical work. Make sure your conduits for this are already in place otherwise it will have to be run on the surface and spoil the finish of your walls. Also you need to include a cement cove somewhere to include a good quality fireproof safe. Again if you do this as an afterthought the safe will have to be bolted to a wall which is both ugly and easier to steal. You will need good security, because the house is very insecure with timber external walls. Not to mention the fact you have posted to youtube a detailed plan of your house for every thief in the Philippines to review at their leisure.

We will have significant locks on all entry points but at the end of the day, if someone wants to get in, they will. And Im not too concerned about anyone seeing the Floor plan to assist their elaborate and well researched break in, as it’s basically a rectangle box and won’t take much to navigate their way around once inside. What is your % complete now? Is it fixed price? One way to analyze probability of "on budget completion" is to subtract % budget consumed from % construction complete. If the difference, called variance is positive that is favorable. Conversely if variance is negative that is "unfavorable" and needs to be analyzed. If it's a fixed price contract, meaning contractor bears risk, then its kind of irrelevant, but should be looked at as when jobs become unprofitable, contractors slow down, drag feet and sometimes walk away. This can become an issue in the PH as what is your recourse of contractor failure? Lawsuit? (Foreigner Vs. Filipino?) LOL Complaint to Contractors Licensing Department? LOL. He needs to be your best friend and you need to understand % complete both in terms of schedule and cost. And cross your fingers.....LOL

They have proven to be very trustworthy and at the end of the day, the architects reputation is on the line if there are any issues and these guys are in this business for the long haul. Thats not bad risk but it doesn't give him much motivation to finish. So if he walked away today you would have to eat another 20K USD or so? Not a big risk on a primary residence if you have the money. Sheesh, that's like a flooring mistake in the US LOL. How much is the whole thing worth you think?

Actually I just checked with the architect yesterday and labourers are 500 and skilled is 650 a day. Plus he only gets them to work half day on Saturday but pays the full day. So 43hrs, not 48. So they are looked after. Plus he buys them food and drinks regularly.

For reference, cus I wouldn’t want anyone thinking we are underpaying our staff: “As of October 2, 2024, the minimum daily wage in Region VII, which includes Bohol, is between PhP 453 and PhP 501. This is due to Wage Order No. ROVII-25, which increased the minimum wage by PhP 33-43 per day.”

nothing beautiful about Portland cement concrete and mortar. It's carcinogenic. So whether you build this or not you will not be happy. Should have gotten an architect who knows how to build without Portland cement.

I don’t plan on inhaling the particles and Im not concerned. Its the most commonly used cement and will be sealed with plaster and paint. Not gonna lose any sleep over it but thanks for taking the time to share your thoughts. Im happy.

@@CORELLAHOMESTEAD of course you're not concerned as you clearly know very little about architecture and the Anthropocene. Again if you had a smidgen of intelligence and actually wanted a house that creates a space that is healing and calming you'd have gotten an architect who knows all about building without Portland cement.

@@CORELLAHOMESTEAD you're not going to lose sleep but you're going to get cancer. I suggest you figure out a better way of making sense of the world. Portland cement is carcinogenic. I suggest you learn how to read some books. They have knowledge in them.

@@CORELLAHOMESTEAD you don't have to "install the particles". Portland cement begins to decay soon after hardening emitting carcinogenic dust. If i were you i wouldn't be trumpeting your ignorance of architecture in public. You never know a decent architect might read about the crap you're paying money to build...
