Very good advise, Jen. Thanks for sharing it with everyone. I’m aware of folks who’ve had some of the problems you offered advise about, so the do you homework and research phrases are of paramount importance. I’m aware of a couple of other situations where the interested purchasers were granted permission to camp on the properties of their respective interests. In one case this proved highly valuable as a rail line hidden thru the woods not to far away kept the potential buyers from getting a good nights sleep both nights they camped there. So they moved on to looking for other properties. Google Earth can be hugely helpful for some of these things too. Keep up the great work, Jen. Looking forward to your next episodes.

Oh wow. Yes, I have camped in areas in Alberta where the train runs all night. No sleep for sure. That would be a terrible shock to buy land near all that noise.

Really nice video Jen. Research is a huge part of purchasing anything not just land imo. I agree with you 100% so many people buy land to only find out they ate not allowed to build a cabin or house on the property due to crazy zoning laws. Owning isn't what it was back when I was growing up in today's world. Thanks for putting this information out there Jen. Take care

Good advice, I just bought ranch land in AZ the ranchers pretty much run the state. I new that ahead of time there cattle can roam most anywhere. That didn’t bother me any because I don’t plan on doing much with the land. I just got it to winter on it great deal for me but others might have issues that wanna live on property like this all year long.

Good luck on the lawyer part. We were buying a property in cash and they had every single document drawn up for our signature as if we were buying with a loan, asked us to sign a particular form that would have allowed for them to do absolutely A N Y T H I N G on our behalf with that single form after we left, and expected us to transfer wire the funds without us leaving there with proof we had bought and owned anything outright! It was unbelievable on so many levels. We should have just had 3 things prepared for us, a settlement statement form, a warranty deed and title insurance. None of that was prepared for us. NEVER transfer/wire funds until after you have those 3 things in hand if you are paying cash. Never. I’m still stunned. It was either 100% incompetence or something else was going on.

Thanks for making these videos. I've been looking for what you found for ages and I'm always researching. Do you recommend any particular area of Ontario? It gets cheaper as you get further from T.O., to the point where it's practically free, near Thunder Bay, but amenities get scarce up there. I'm always looking for the best of both worlds (AKA a compromise to keep my wife happy. 😆) Keep up the good work!

You mention that the neighboring land you were interested in had an asking price of 6x more than the property was worth. Do you mean the worth estimated as per the nearby property prices?

Hah i purchased a lakefront property about 10 yrs ago using an old friend as a real estate agent. ( he had the listing) . Guess we got there late in the day because by the time i signed an offer it was so dark i couldn't see where to sign . Less than a yr later i would buy the neighbouring property without even seeing the waterfront ,and not even sure i walked the property. U sed the same real estate agent friend. He of course got both ends of the listing so he didn't do badly from both buys.

It was an illegal landfill! Probably had some toxic waste that costs extra to dispose of (like the tires you mentioned). One thing I suspect is that if the land's selling price is real low (40 acres for $595), there's not likely any underground water that you can sink a well into unless you have tons of cash. They've proably already had the ground water survey done and found out after they purchased the land making it virtually useless.

Sorry to hear about your kitty....I lost my two at 19 and 20 a few years ago...they had been born in my closet in 1996. Very sad. I know you’ve been down this property road before Jen. I’ve done some research both in Ontario and in Quebec. Ontario has a much more accessible system of databases to find out info about land like the land use maps for crown land or topographic mapping website than Quebec has. The Quebec info is very scanty and very hidden, hard to find compared to Ontario. Do you have any links to land use /gis maps info like you mention in this video that you particularly like or recommend?

Get a Realtor!!! This is their job on the Buyer's side! So you don't get ripped off from Sellers and their Representation. Buyer Representation is FREE and here to PROTECT you!!!! Their education is centered around REAL ESTATE! It is great for Buyers to be educated and informed but you can't know everything. - And that's when Buyer Representation comes in. These shortfalls could have easily been avoided if you had a Realtor in your corner too. Instead of bashing the Seller's side for things you don't know and didn't train for...
