Thanks for your videos. I'm very pleased that real estate agents have to be licensed now and that there are laws to ensure that buildings are built to code. As an additional note; there are many countries besides Turkey where foreign buyers have lost their money and property, Spain being an example where this has occurred even by the local governments. Turkey is certainly not alone in constructing poorly made buildings and apartments; take Australia for example, it has a flood of overpriced and very poorly built apartments, some completely unfit for human habitatation and there is no protection or remedies for the buyer under Australian law.

You should do an information vlog on renting property please, long term and short term, I would never commit to buying myself a property! Much prefer the freedom of travel as have been to over 50 countries but not Turkey yet, I loved Greece when I was younger, Iam 68 now so am semi retired.

UAE good for no more than 1 week then you are done. Also way too expensive. Turkey is much better and much more beautiful nature wise. Also not to mention, Turkey is an open air history museum. Anywhere you go you will see traces of past civilizations. Hotels and restaurants are very affordable. Foreigners should consider Turkey for their travel plans and maybe settling in. 🇹🇷🌹🇹🇷🌹

I'm with you on that Bahadir. Ten years ago we booked into a luxury hotel in your country. Speaking to several members of staff they disclosed the derisory pay and conditions they worked under. I thought that given time things might change - it obviously hasn't. Hopefully though in the near future the people of Turkey can turn it around.

Guys, a tip, Fethiye is on an earthquake zone and you should be careful to buy an house at least built after 1999 or more, BUT that is my hometown and happy to see you all!

I can't think of any good reasons to buy property in Turkey, look at the long term exchange rate there's only one way the lira goes - down! Long term renting is a wiser choice and if there are any issues you can at least cut your loses and get out. A friend of mine has lived in Kas for about 15 years and some of the stories regarding property deals he's told me you wouldn't believe!

Hi Mick, thanks for posting this excellent and informative video! Am dreaming about buying an apartment and spoke to an estate agent based in Turkey who said that it's not necessary to use a lawyer to purchase in Turkey (as in the UK) and that they (the estate agent) can do some of the checks like ID/Passports (for buyer and seller), title deed checks. They also said the TAPU office will check for loans/debts outstanding on the property. Does this sound correct? Just wondering what your thoughts are on this? On separate note, I'm picking up east-midlands vibes in your accent - would I be far off in saying Nottingham/Derby?

Turkey is a earthquake zone , minor quake can cause a lot of structural damage . not sure insurance will cover any damage.Also older structure are not built to withstand earthquake & the building standard may be over looked

1 Pound is equal to 10.3 Turkish Lira. If you invest 250 thousand dollars you can even get citizenship. It is so bad for Turkish people but for foreigners it is heaven. If you are thinking to buy house I think you should find a trustful Turkish friend so they can make bargain for you.

Prices multipled 4x or 5x within the short time of period. You (all the people from abroad) are very welcome but this situation is the fact and affected us very badly. Alanya is slightly more vibrant city than Fethiye and has many Russians and Germans living in it. You could also check Avsalar, Manavgat, Side. All pieces of paradise.

@ams 15292 Alanya has it all and very nice modern facilities. The government main hospital there is very organized and they check you in right away and do a thorough checkup all for around 100-200TL (10 to 20 pounds). Schools are clean and good. Private schools are also available. Beaches are clean and crystal clear. Home and apartments are very affordable and cheaper slightly than Fethiye. Check on sahibinden.com and compare. This is a for sale by owner website, but real estate agents are using it as well. You can filter results by owner only if you want. Markets are plenty. There is one MALL in Alanya, but it has METRO and other super stores. Many people speak English and people are super friendly to foreigners. Also it is safe. Government Residency office is efficient and friendly. You will need to deal with them for your residency. So it helps to have an organized office. Much different than Istanbul where the immigration offices are crowded and it takes for ever to get a straight answer. Just do a search about ALANYA on Instagram, Pinterest and see the amazing place for yourself. In my opinion a much more affordable city than Fethiye and has more to offer in all aspects.

@@mickandtrudie I love Fethiye as well. Very nice city, beaches, and natural beauty. Most of all it is where Mick amca lives, which makes it even better.

@ams 15292 I'd recommend Antalya because it has a beautiful coastline and in the heart of the city lies the old town which was build around 200 bc and the city is basically a mixture between modern and ancient cultures combined the schools are nice there are multiple hospitals and Alanya is technically a town/district of Antalya so Antalya has all the facilities Alanya has and more oh and the worlds first ever parliament is located in the ancient city of Patara (8th century bc) so it's a great city for all purposes you can swim in the crystal clear waters of the Mediterranian sea or go sightseeing

@ams 15292 plus there are multiple big malls and the most popular one is opposite of the airport it's common practice for tourists go to shopping if their flight gets delayed so it has all the facilities including a theater a movie theater a karting track tons of stores and a food court that has everything from a kumpir which is a jacked potato (can be made vegan) that you can add a myriad of toppings sauces and ingredients to traditional turkish food

Turkish citizens do not have to go to a real estate agent, but I am not sure about foreigners. If there is no such obligation, I would not recommend that you go, because you pay a commission of about 2% of the property you buy

Also check out Turkish inheritance laws and correct land share under Condominion Law if buying on a complex. Get site fees in writing. Best not to buy but rent.

@@b2tfuture696 Generally, the shared gardens, pool, paths and roadways etc are supposed to be common and the site run by a manager, selected and supervised by a committee elected by the owners. Annual meetings of owners set site fees to cover security, gardening, pool and other maintenance. Your lawyer must check and confirm that your complex is fully compliant with this. If not, walk away as you will have no control and could be exploited. Some sites leave all this to the original developers who may or may not provide a good service at a fair price..You need to speak to some residents to see if they are happy with their situation.

Why buying a house for 100-200 thousand pounds when u can rent it for 300 pound! 12 months interest are 3% for pound. U would pay 3.500 per year i guess every one can calculate how worth it is. So why stick one one place with that strategy u will own all the houses in Turkey. U can easily change the city considering that every area of Turkey is amazing. And by the way for those who are planning to buy a house in last few years the property market in Turkey is overdosed crazy easy credits are the reason Mind the standard salary of Turkey is 250 pound!!! For my opinion the best move is rent a house and wait for the prices going down. At that time only those with cash will Win. Good luck to all.🇹🇷🤘

Not more risky than anywhere else in the world. However, as Mick Amca said, make sure you have a translator with you, use an attorney, get the Tapu (title deed) verified it is for the correct property you intend to buy, make sure the property is free and clear of any mortgages, etc. Basic property buying precautions. You will find great bargains now a days because of less foreign buyer demand due to the plandemic situation.
