Asset = Debt + Equity. you can blow up your asset with a bunch of debt but if you cannot build the right equity or your asset value collapses, you will face bankruptcy. Teach people the right way to do leverage with the proper "risk management". For myself, I did take a loan on purpose at lower mortgage rate at 4% and had a right prediction for higher treasury rate (now it is 5.5%) 3 months later.
