I'm on the same boat Callum! :) I work 9 am to 5 pm and have been thinking about becoming a realtor since almost 5 years but never got a chance and finances to actually do it. But my passion about real estate is hard core. I do own a home and an investment property as well. I have been thinking if I get this realtor's license even for myself then I would be doing a huge favor to myself by saving those hefty commissions. As an initiative, I finally signed up for Humber Real Estate Salesperson program on Dec 31st and I'm already half way through in my first course so motivation is really high! :) I am in Hamilton and KW is only 1 hr away so I can totally relate to your scenario. Hey. So a couple factors would be your brokerage splits and of course taxes will depend on a variety of factors in itself. It's tough to say. Brokerage splits can be as low as 1-5% and taxes if your PREC is set up can be as low as 15-20%.

@@gina1003 Hey I'm not too sure. I suppose your profession you can also build a business around it for sure. You are definitely growing your own business as a Realtor. There is no ceiling to the amount of money you can make. I think in your business I guess there is no ceiling as well. You can do many videos on KZbin, courses, eBooks etc on english as a second language. So it's kind of what you make it.

How does telelisting work with anti spam laws in Canada? Many USA agents have videos cold calling FSBOs and expired but heard thats illegal in Canada? Can you provide thoughts on this and do a video on telelisting in the future?

Yes we have more rules for privacy for sure. The brokerage you choose will have to opt in to the DNCL(Do Not Call List) That's pretty expensive but that's just part of owning your own brokerage. We can't use auto-dialers and we have to do a short training to make sure we understand and follow all compliances and inform anyone we talk to on the phone that wants to be put onto the DNCL. After that it's pretty standard business. 👍

Very little to none. It is VERY highly focused on rules, regulations, etc. It can be dry because of this yes.

Hey Ibrahim it depends a little on your area and which board you are apart of. But they are pretty close in price. My monthly board fee is $110/mth but there are a few other expenses as well. Great video, One question I have was, should a person have a second job when starting, to be able to continuously pay their bills becomes they do not know when they will get their first sale. Or how many months should you save up to be able to start full time real estate and not worry about bills. initially how long does it take to get your first sale. (Estimate)

Hey glad the video helped! Most people say have 3 months saved but I say 6 months. I’m more conservative. If you have a job and start part time just make sure you have a super dedicated schedule and stick to it! There are so many ways to succeed i this industry but you have to want it! Hey glad the videos help! The Humber College Real Estate exams are specific to Ontario. So as long as you passed all exams and you are a Canadian citizen you could trade in real estate in Ontario.
