ഇത്‌ സ്ഥലത്തിനനുസരിച്ചു ഇരിക്കും... കേരളത്തിലെ ഓണം കേറാ മൂലയിലോ, മക്കൾ വിദേശത്ത് ഉള്ള സ്ഥലത്തൊക്കെ വാങ്ങിയാൽ ഇത്‌ ശരിയാണ്... മറിച് എമെർജിങ് സിറ്റിയിൽ വാങ്ങിയാൽ കഥ വേറെയാണ്. ഞാൻ 28 ലക്ഷത്തിനു 2010ൽ ബാംഗ്ലൂർ വാങ്ങിയ പ്രോപ്പർട്ടി(2800sqft )2018 ൽ 3.5 കോടിക്ക് വിറ്റു

നിങ്ങൾ പറഞ്ഞത് 100% ശരിയാണ്. ഇവിടെ ഉള്ള ആൾക്കാരുടെ കാഴ്ചപ്പാട് മാറണം. എനിക്കും ഫ്ലാറ്റ് ഉണ്ട്. പക്ഷേ ഞാൻ അവിടെ താമസിക്കുന്നു. Investmentന് ഫ്ലാറ്റ് വാങ്ങരുത്. വീടും പണിയരുത്.

സാധാരണ ഒരു സ്ഥലത്ത് വീട് വെക്കുന്നതിൽ കാര്യമില്ല. കൊച്ചിയിൽ നേവി യില് ജോലി ചെയ്യുന്ന ഹിൻഡിക്കർ വാടക വീടിന് ഓടി നടകുക അണ്. 8000 to 10000 vadaka കിട്ടും.2 bhk veed 6ലക്ഷത്തിന് നിർമ്മിച്ചാൽ. ലാഭമല്ലെ

@@tonyjames1980 അത് ചില സ്ഥലങ്ങളിൽ മാത്രം വില കിട്ടും ബ്രോ. അല്ലാതെ എല്ലായിടത്തും ഒരുപോലെ വളർച്ച ഉണ്ടാവുകയില്ല. പിന്നെ കേരളത്തിൽ ഇവിടെ ഒരു ബിസിനസ്സോ ഫാക്ടറിയോ തുടങ്ങിയാൽ പിന്നെ ഇവിടെ നടക്കുന്നത് എല്ലാവർക്കും അറിയാം. അത് കൊണ്ടും ഇവിടെ വിലവർദ്ധന ഉണ്ടാവുകയില്ല. അത് കാരണം നമ്മുടെ പിള്ളേർ എല്ലാം ഇട്ടേച്ച് പോകുകയും ചെയ്യുന്ന സാഹചര്യത്തിൽ സ്ഥലത്തെ വില കൂട്ടാൻ സാധ്യത കുറവാണ്.

ഒരു കാര്യം കൂടി.. പണപെരുപ്പത്തിന്റെ തോത് കൂടി നോക്കുക... മൂന്ന് കോടി മുടക്കിയിട്ട് 1% ലാഭം കിട്ടുമ്പോൾ പണപ്പെരുപ്പം 6% നോക്കിയാൽ 5% നഷ്ടമാണ് വരുന്നതെന്നും മനസ്സിലാവും... 👍

Rich people will have his own company. That 5 crore car is registered in the name of his company as the company car. So, if his company has made profit of 10 crore, this 5 crore will be reduced from the profit of his company as expenses of the company.. So his company will have to pay tax for only 5 crore profit.. So, by buying the car, he has reduced the tax his company has to pay to the government.

Agree that it’s a not a profitable investment but there is another aspect which you have not taken into account “Acquiring an asset using debt” People don’t buy property by direct cash. They take loan ( good debt ). The rent from it can cover the interest and some part of the principal at least. Eventually you own the asset !! It will get appreciated in the future You don’t get a loan to invest in stock or mutual fund bro 😂 Buying real estate properties using debt is always good in diversification perspective ! Commercial property is more preferable by the way

@@donythomas7 Usually it appreciate. I’m not sure about the situation in Kerala as I’m living abroad for more than 15 years. I have invested a very little in real estate in Kerala. I heavily invest in direct equities, mutual funds and ETF in US, Singapore and India. I was talking about a diversification perspective. As you can see each and every year cost of construction is shooting up. Land cost as well. I think in Kerala also same. So it’s highly likely appreciate.

ഇവിടെ പറഞ്ഞത് കണക്കിന്റെ കളി. പക്ഷെ യഥാർത്ഥത്തിൽ കഥ ഇതല്ല. തിരുവനന്തപുരത്ത് ടെക്നോപാർക്കിന് സമീപം ഞാൻ ഇരുപതു വർഷം മുൻപ് ആകെ പത്തു ലക്ഷം രൂപയ്ക്ക് വിറ്റ ഇരുപതു സെന്റ് സ്ഥലം അയാൾ പ്ലോട്ട് തിരിച്ച് ഈയിടെ വിറ്റത് മൂന്ന് കോടി രൂപയ്ക്ക് ഞാൻ കാണിച്ചതല്ലെ മണ്ടത്തരം. അതുകൊണ്ട് ഇത്തരം കണക്കിലെ കളികളുമായി ജനങ്ങളെ വഴി തെറ്റിക്കരുത്.

I invest in commercial real estate, mutual funds, direct equities (indian and US). I get an XIRR of 16% average from my real estate investments. It is at par with mutual funds on long term basis. Same with Gold. It is important to diversify ones portfolio and real estate should be treated as one such instrument. There are lot of loopholes in the calculations mentioned in the video.

But if you go and sell it after paying your capital gains and registration etc., the amount you get will be much less compared to if you had started a SIP or lumpsum in a mutual fund 30 years back. No need to invest a huge capital-also no maintenance charges, no cleaning and cutting grass, no polishing nothing.. and you have liquidity whenever you want. @@monishthomasp .. there is no capital gain tax or income tax to be paid on profit earned by selling agricultural land (without house) in villages. Also, if the profit earned by selling city plot is used to buy a first house or second house, capital gain tax need not be paid..

Regarding the second part; I have an empty plot near bus stand and is in prime location in kerala.last 10 years I was not getting any return from this plot. Ofcouse land value increasing but not 10-12%. Now I am planning to construct a building over there. It will cost 5-6 cr to construct a building there. Expected rent per month is 10lakh annually will be 1.2cr. Expected life of building is 80-90 years. Rent will be increasing year on year. My thinking is if I construct a building I will get the return in 7-8years and also I will get deposit from the tenants which will be 6-8 months rent. Sir, please advice me either I should construct a building or as you said leave the land as it is.

It is better to find someone professional for a Joint venture they will be constructing the building and finding the tenants and you will be getting benefits. (Note - 1, JV agreement should be Registered, 2, "Very Important" RERA Approval should be taken, 3, Check the Financial audit report of JV Partner, 4, Check the liability details as well.) if all this is satisfying you can do JV.

Kerala real estate scene was really thriving a while back - The real estate mafia was amassing huge money by overpricing urban land and making unethical land deals. Stamp duty transparency killed them all now.. plus black money bust to an extent. Abroad the situation is different, rental property is very lucrative.. in India, a tenant may refuse to move out, refuse to agree to rental hikes etc., then one may have to move to court.. moreover after the 2018 floods, many properties have lost value and people think 100 times before buying land in cities like Kochi now which are below sea level. All in all now, Real estate is not worthwhile due to huge capital investment and long period required for its appreciation. 😊❤

This applies only when capital invested vs rent yeild ratio is too low as in this case. I bought a flat 5 years ago for 1.25 crore including furnishing cost. Rent is now already above 50k/month. Also the flat value has appreciated upto 1.75 crore.

So you got 30 lakhs rent + 50 lakhs appreciation... So 1.25 cr became 2.05 crore..... There will be maintenance cost which will be significant... So the appreciation is only 64% Even bank FD at 8.75% would have fetched similar return.... Without any risk.....+ advantage of liquidity

You are right in your calculation that I got around 60% appreciation across last 5 years. But how is it comparable to FD rates? 1. FD rates currently are 7.5% yearly. But 5 years back, FD rates were 6%. Everyone knows that current FD rates will drop back soon. It may even go to 5% in the medium future. 2. In my case, income tax slab is 30%. FD gain and rental gain will be taxed at income tax rate. But capital appreciation tax is lower and also have exemption options.

@@gharimailer 1. In 2018 Kerala state treasury FD rate used to be 8.5%... Also many NBFC used to give above that. There is option to lock FD for long periods like 10-20 years in state treasurys. LTCG exemption is available only if you invest again in residential property or you need to invest in certain govt bonds with return only 5% 2. Long term captial gain tax is 20%... Also you have to pay 30% tax for your rental income. Above all... You might not get tenants always... Regular maintenance cost , renovation cost every 10-15 years would be significant....

​@@sumithpmathew2358 I was only replying to your statement that my real estate returns was very much comparable to FD rates. I was not aware about the Kerala treasury rate of 8.5% in 2018. Current rate is only 7.5% which is just above the current bank rates. Yes NBFCs provide higher. Also there are ultra long term bonds. We can even go for other fixed return investments and all at 15%. But risk and liquidity is not at all same as bank FD. My initial response to the video was only a suggestion to show that real estate investment are not bad if made judiciously

Note - Every year there is a rental hike. If you pay 20k every month with a 5% rental hike for the next 15 years you will be paying around Rs.56 lakhs ( and you don't have any tangible asset in your name whereas your rent owner will have the tangible asset by collecting your rental amount). So, please don't miss lead people

Real estate is not an investment option for those who want regular income from their lifetime savings. It is ofcourse an investment against inflation. But there are better options. In Kerala people are migrating permanently to other countries. At the same time the population is decreasing. So demand for real estate will only decrease in future other than areas close to cities or towns. :)

I dont believe an apprtment you buy for 3CR could be rent out for just 60k. Its a biggest fool who Invest like that... if someone would need a 60k rent, he could have buy an appartment for 60- 80 lakh. A 3CR appartment in a metro city would be cost 2lakh per month rent - so 24lakh in a year -8% return

You are using current market rent for your calculations. Rents will increase and ultimately the property will cash flow over a period of time. Your purchase price of the home is static where as rent will increase over a period of time.

Generally the rent increase in Kerala is between 5 to 10 percent and most properties get an average of 7 percent rent increase which means that the rent will double in about ten years. However, as per the calculation mentioned in this video, we will not get even 3 percent return on our investment. But as I mentioned in the video you can invest in commercial property for rental income if it’s profitable.

What you are saying is absolutely rubbish. Your view is not applicable on all cases. You have to be careful while making statements. You are saying the building is always going to be depreciated. Please don't say like that. And you are saying the investing in real estate and flat etc. is foolish thing. That is 100% false. I bought an apartment in Marine Drive, Kochi in 2014. I paid 1.86 crore. In 2024, I am getting a monthly rental of Rs. 1.60 lakhs. I am paying an MMC including with the rent, it is around Rs. 20,000 per month. Now the flat value appriciated to 3+ crore in 2024. when the loan completed i will be paying a 2.75 times but by that time my property value will reach mutile times high. Also i am getting rental increment every year which already higher than my monthly emi. Where is depreciation here??? I am an NRI and i dont pay any TDS since I bought it through housing loan. If your statements are true people can get the 100 years old building properties in mumbai and delhi for free since old building have depreciation. Please make your statements clear and dont generalize in public.

First of all an apartment property investment comparison using Marine drive area is a wrong analogy. Marine drive comes under an exceptionally inflated value market that in reality has no tangible benefits... I am not sure what the heck is so special about Marine drive... It is all about psychological perception. If i had 3 crores in hand, i would prefer to invest and live in a suburban riverfront land just 15 to 20 km away from the madding crowd, traffic noise, pollution and above all the eyesores of flooded and potholed roads.
