It’s tough to hear you talk about homes with rates at 3% and prices at 250k 😅 I just locked on a loan at 7.125%, 610K. This is Massachusetts though. Homes here are pretty expensive. I’ve been looking and have been outbid too many times to count. We have to offer so much over to even be considered. My pre-approval was March but my sis and I started looking seriously around May. She got hers in Aug and I’m closing this month. My criteria was more strict. Thank you again. I’m watching videos back to back 😂😂

If a Mortgage calculator is telling you that based on your income you afford ‘X’ amount on a house say for example a 400k home but you are interested in a 750k home, is that doable. Or should one stick with a 400k? Because here in CA prices are insane!

Hi Shaheedah. I am late to this video but I pray you see this later and perhaps you will still answer this. I am actually in the closing process. I was to close on November 26th. I was informed Thursday last week that my 2019 didn’t show at the IRS. I mailed it in July 2020 but it still is not showing in the system. So, I went out and filed my taxes with a professional Friday 11/19/21. I was just told that my taxes do not match and could be considered fraud and I’m lost on how that could be when the mailed copy doesn’t matter anymore since it has yet to show at the IRS. Keep in mind 2020 mail is still backed up in 2021. I’m lost and upset 😡

This is a hard one, are you self employed. You are going to have to work with the lender and get them what they need. You can go physically to your closest IRS office and see if they can assist you, I've had clients do that before.

My next question would be if the 2019 tax return that was mailed will not help me get approved because it doesn't show in the IRS system; then how can it hurt me if the numbers don't match with the 2019 tax return that was filed and accepted? Should not the mailed tax return be disregarded altogether since it has not been input into the IRS database?

I am not sure but it may have been better to file an amendmentt to the return instead of another return? This is something you are going to have to work with your accountant and lender to try to work through.

@@ShaheedahHill Thank you for you response. The most important thing is that I couldn’t amend something that the IRS don’t have in their system. That is why I was informed to file it. Their mail is on back order so the mailed copy sent in June 2020 is just sitting somewhere never to be acknowledged. Again thank you so much. I only wanted to see from your perspective would you assume that your client did possible fraud as I was told.

Hi how are you? Me and my husband is on the process of buying a house. We put the down payment. However the tenant doesn’t want to move out and because of that they keep pushing the closing date. I’m frustrated. I want to pull out. Is it a good idea?

If you really want the house, stay under contract. The seller may have to start the eviction process. Try to renegotiate your contract to get some money toward closing costs for you trouble. If the seller is motivated they will do what they need to do to get it done. If you are having to stay past your lease, ask for a credit for the months you have to stay beyond the closing date.

Immediately, why wait. It does not have to be expensive, there are a lot of affordable options you have to make it feel like home. Create a budget and do what you can, when you can.

No, but some states differ. But options money in GA is typically funds you are giving the seller for just accepting your offer and it doesn't get applied to you purchase of the home. Earnest money will get applied at closing.

It is good that they are offering to pay your closing costs. But who is representing you... and making sure you get the best deal...checks comps, recommends inspections and contracts protects you from loss? If you are a first time buyer just make sure you have someone with more real estate knowledge than you review the transaction. Real estate attorney or agent.

Credit Karma typically uses a Vantage score but 90% of lenders use the FICO score. Typically your bank and credit card companies use FICO.

I was interested in buying a small piece of land and having a small house built on it from a building company. I’m currently waiting for my loan amount to get approved. The loan officer is saying it will most likely be approved for $375,000 to $420,000. Is there rules for first time homebuyers and section 184 or fha and new construction and buying land? I will do a video on this soon, you can double the interest principal payment each month that will likely cut your time in half, however you have to consider it the money will be better spent investing or paying down higher interest debt. Probably not and you wouldn't want that much debt on your salary anyway, try to not spend more than 25-30% of your take home pay on a mortgage(total payment). You don't want to have to dip into your savings to pay your mortgage. I have a 403b through my employer and I wanted to ask if I could take some out as a loan and use it as down payment/ closing costs? I also wanted to ask when do you think it will go back to being a buyer's market in 2022?

You can typically take a loan from your 403B, check with your plan administrator to be sure. If it does, it will likely be when interests rates rise about 3.75% or higher or if inventory drasically increases. I think it will be after this spring/summer market it may get more balanced but not a buyers market.

It depends on the loan, you can find zero down mortgages, 3%, 3.5% and higher.

Option Money is non-refundable and goes directly to the Seller to entice a Seller to take this Buyer's contract over another. Option money is in ADDITION to Earnest money. Buyer and Seller negotiate if the option money gets credited to the Buyer at closing if it closes.

No it just means that they are giving you 2K to contribute to your closing costs. The value of the home or contract price does not change.
