Plus it used to be 10% until it was decided to increase it by five percentage points so that building societies and apartment owners can cover the rapidly rising maintenance, renovation and upkeep costs before the apartment buildings start to collapse or rot due to stinginess and lack of maintenance.

Remember 3 things: 1. Nobody in any first world country can make you sign a contract. 2. They need to give you notice to evict regardless of what your contract says. 3. You don't have to let them show the property to new tenants even afterthey serve you notice. They will be out of pocket if they kick you out. If they put up "to let" signs while you're still living there, throw them away. You can even change the locks while you live there.

I don't know where you're basing most of this, but I can say at least for America, your first two points are accurate. The rest not so much. The landlord absolutely has the right to show the apartment while you're there, and unless you have a very lax lease, you can't arbitrarily change the locks. There may be some regional exceptions but as a rule those are pretty standard.

Yeah.. um... no... Maybe on the first 2 points depending on the nature of your lease, the jurisdiction you're in, and any governing state or local codes or laws. Hard no on the last one though. If you alter the property to include the removal of signage, modification of locks, doors, or windows, in such a way as to preclude the owner from access you're breaking the law either via destruction of property or petty theft to start. Good luck with that.

@@Barrett_Fodder that is not how it works. On the moment of renting you own the house. That is why when they come in the house without notification you can easily call police for breaking in. You still have to return everything like it was there (do repairs, return old lock, etc.). Because let's assume another situation. You rent the house with unchanged lock. The key to this lock could have dozens of owners. Is it safe? Hell no. So yeah, you can change the locks. Probably you can't change door integrity, but most of the locks have heart, which easile can be changed without ANY door modifications. Only exception is for some weird doors with customer lock system. But I wouldn't rent such an appartment - chances are high, that you won't be able to go into appartment in case of any malfunction.

Again, the exact details will vary by region and by lease, so it's not necessarily accurate to say you can't change the locks as a blanket statement. But more than likely, it will be a violation in one form or another. You certainly can't do it to keep the landlord out. Aside from getting permission in the first place, you will almost definitely have to give them a key for it. I don't know of any state or municipality that would allow you to lock the landlord out entirely. That said, individual landlords might not care, and may allow it, but there's no law that makes it a tenant right.

I can't move out of my parents' house because of the high rent in my area. My parents looked around, saw the ridiculous rent prices and said "Enough is enough with this greed, we'll become your landlords and charge reasonable rent." They bought a relatively large second house for me, my brother, and 1 room mate to move into, and they will be our landlord. Rent is SO much cheaper this way, and the rate is just the monthly mortgage payment, but split between us tenants. Because of this, we know the rent will never increase either. It's a win-win; we finally get to move out and have extremely low rent with a good landlord, and in return our parents get a house to rent out to future tenants once the mortgage is payed off.

This series is triggering on so many levels. I'm having terrible flashbacks to the lousy landlords I've had over the years: The one that forced us to keep an uninsulated access panel open, letting in freezing air, just in the hope that our water main wouldn't freeze (it still did). The one that gave us half off the first month's rent because the previous tenant was out two days late but didn't clean at all, so WE had to clean the place... but then the landlord tried to gaslight us into thinking we had agreed to paint the entire place as well. The landlord who was also the city inspector, which meant his units were never inspected. I came home to a dead pet because the chimney got blocked by snow and the entire apartment was flooded with carbon monoxide. The one that told us the basement window that was underwater was totally fine but then tried to charge us for damages when the basement flooded. The one where every door had at least an inch of open space at the bottom, letting rain, snow, dirt, leaves in. The back door didn't lock so we had to block it shut, rendering that door unusable from the outside. Also full of broken windows that the landlord swore he'd fix "this week" but it never happened. The one who would just show up for "inspections" during the work day and we'd only find out she was there when she'd leave notes on the fridge like "make sure to do breakfast dishes immediately or you'll attract mice." I had to threaten to call the police to get her to (hopefully) stop. She would also only accept rent in person at her real estate office that was only open while I was at work. I had to scramble to get from work to her office and back again within my lunch period, which usually meant I missed lunch.

Never sign anything - unless there is new and adequate advantage conveyed to you. That's good advice for just about any agreement. If tenants refuse to sign the new contract, landlords are still bound by the terms of the existing contract - and the law. In England, that law is the Landlord and Tenant Act 1985, the Home (Fitness for Human Habitation) Act 2018, the Tenant Fees Act 2019. I used AI to find that out. It's pretty good!

Unhelpful advice until we get rid of section 21 finally. Sure you are allowed to refuse, and the landlord is bound by the original that part is true. But how many people get fixed terms longer than a year? Basically nobody, and after a fixed term you can be thrown out for no reason at all. So you can sign the new agreement and know you will have your housing still because you made the landlords life easy, or enforce your rights and know without question the landlord will throw you out for it after however long the fixed term has left (plus 2 months notice) which is guaranteed to not be that far away.

Rental increases are limited by law in Portugal to a percentage that the government sets each year. In 2023, that was a 2% maximum rate increase. This year, it's 5.94%. I was lucky to get a 3-bedroom apartment for 600 euros, so the rate could only go up 12 euros. This year, it'll go up 36 euros.

My landlord knew that my wife and I were looking for houses. Unfortunately this was during covid so things were a bit crazy. It was taking longer than we thought it would, but literally right before we found our house, our landlord wanted us to sign a six month lease. Again, he knew we were looking for a house and we hadn't even signed a new contract in years. We felt like we had no choice but to sign.

I’m gonna be honest and give you guys some constructive feedback. I’ve never laughed a single time in this series and if I were to ever rate all of your shows that I’ve watched, this one would definitely be at the bottom as my least favorite. I don’t like this series at all. It really makes me angry and seeing comments from all of the episodes makes it clear that I’m not alone here. You see, the reason I watch your guy’s videos is because they’re funny and entertaining. But this show, “Cost of Living,” just doesn’t do it for me. From this point on, I’m not going to watch anymore episodes just from this series, but will definitely keep watching each new episode of all your other shows that goes on KZbin!
