Samething in Bangalore too. I went and checked their Casagrand Boulevard project in January 2022 and they said it will be finished by December 2022 but Its not Oct 2024 and its not completed. Luckily I didn't fall for their sales. I bought a plot next year and will built a house.

Please talk about Mangadu Divine city initially 2018 Shriram properties did marketing and did CRM works after 2022 they said we do not have any ownership on this project many years they collected money from all buyers now Cybercity a builder says we will delivery in next 3 months in every three months. Over 200+ families are cheated paying EMI and suffering, till now no handover plan end of 2024... Kindly talk more about these scam to create awareness to people..

For casagrand they have tie up with service provider name fofonet / dnet (this cannot be transferred to other location) after fighting they added bsnl .. after one year our association members included act fibernet.. when it comes to Casagrand even u like it or not like it u need to choose only as per their decision ..

Hi Mam, here's my perspective: One person mentioned that there’s a piece of land inside the project that someone else claims ownership of. However, there’s no proof to support this, so while it's worth considering, it's still uncertain whether it's true. Next, the project is located a bit further from Kelambakkam, but it’s an area with potential for future development, making it a good investment. Regarding the handover, the project will likely be handed over in 2028, not before. This is a villa project by CasaGrand, and they plan to complete and hand over all units together in 2028. There may be a few months' difference between individual handovers, but they will not prioritize one client over another. All connections like electricity and water will be set up at the same time for the entire project if its within ur budget please consider..

Hi you booked means no issues.... .. you will always get good return on investment.. my personal advice is its a marshland property so start saving money to come out of that loan.. .. please dont keep it as your final settling property.. If you are yet to buy check for other properties near mainroad.

Hi, I’m unable to see the building structure rising yet, so it seems the basement construction is still underway. This is a 19-story project, and I believe the handover will not be before 2027 May. If you're willing to pay the full amount and wait until then for possession, you can proceed. Please be aware that heavy rain in December can cause waterlogging, so if you're considering purchasing here, I strongly recommend choosing a unit above the 10th floor. (so you will not get basement car parking) This will also allow you to park your vehicle on the first floor to protect it during flooding.

Hi i dont recommend the property 1. No powerbackup 2. Maintainance issue 3. Lot of real monkeys roaming there (risky for kids) 3. Parking issue 4. Only one small toilet for 2bhk 5. No safety grill for windows 6. Balcony area is very small

Hi Mam, For now I feel CasaGrand Palm Springs and French Town are good options for now. However, please keep in mind that it's always safe to add at least 2+ years to the expected flat handover date. I’d recommend not relying solely on the sales team's commitments.

Hi We stayed in ayanavaram during my schooling.. i have never heard of floodinv in korattur area .. (rainwater logging happens only due to drainage system issue - that one pls check with nearby residents) I read many reviews stating price fluctuations from builder everyday..so pls get mail confirmation from the builder (dont go by sales commitment) Actually this properry the possession will be after jan 2027 to 2028 (definetly not in 2026)

The sales person shared a document from govt, they recently approved the road extension project in that area.. There are many other apartments for long time and a school. So i assume there will not be any problem with electric wires... The main issue is with Marshlands, for that the sales person is telling me - they'll ensure there is no water logging/power issues inside the community but on the road there could be some disturbance if there is heavy floods. It sounded convincing to me as at least there is disturbance to this parking & house... But may be this is common story the builders are selling

Hi... marshland is something that builder cant have control on it.. its nature .. if any issue come they can simply say we built based on govt approval.. in real scenario marshland absorbs water like a sponge and it will take 3 months for evoporation.. if the building is built with highwalls to protect water not to enter the community.. how people will commute outside.. ? Entire road will be flooded.. its risky if there is any emergency... Hi, it's a prime location with no flood issues. We lived near Golden George Nagar, and the only concern I had was the mosquitoes, as there are many canals around Mogappair. Hi Ma'am, I haven’t found any location-related issues. They claim the handover will be in August 2027, but based on my experience, it might actually be in 2029. Please encourage your CRM to expedite the registration process so you can receive the flat sooner. I also came across a review mentioning that the roads might be quite busy that too during peak hours due to heavy vehicles and buses going to the Sriperumbudur industries and colleges. That's just my observation.

Hi im sharing the details based on tbe reviews posted about ashok nandhavanam properties 1. Its difficult to get refund of your booking payment easily (this is common with all the builders , always read the refund policy before making advance payments - if your loan is rejected they may reduce 10k while refunding) 2. Check legal advice whether its cmda approved land (read some negative reviews as plots are yet to get cmda approval)

Hi utopia and majestica both are nearby.. majestica: currently construction work ia going on and they will not handover in next 1 year..i saw a review one person mentioned they blocked a price in 2021 now builder havw asked to pay more for the sqft charges and denied to accept the blocked amount.. u need to consider this.. the price fluctuation should not be entertained Utopia - they are handingover the project so the possesion will be immediate... no waiting time or no need to.pay preemi.. Pls workout on ur budget and decide..

Hi mam if you booked means no issues.... you will always get good return on investment.. my personal advice is its a marshland property so start saving money to come out of that loan.. .. please dont keep it as your final settling property..

Hi .. thank u very much for ur comment.. In real we are paying 3rs persqft.. (this is excluding clubhouse usage charges) Additional info.. at present in our apartment our association decided not to collect additional charges for party hall usage and clubhouse usage .. but usually outside apart from maintainence they charge extra for these amenities.. it depends upon the association decision.. we have formed the association within the residents.. if u give the maintainance to third party they will charge u 4 rs atleast per sqft..

Hi mam .. its at marshland but the property is on the road level.. water flooding issue is the only problem that may come in future.. .. i stay nearby so tomorrow i will personally visit and confirm the water clogging in that area.. rest all good.. (i dont know about the price i shared just my thoughts about locality.. )

vangalam.. many leading schools are nearby .. during rainly days u can be safe because this project in on that Vadakupattu main road itself during rain time water fulla purvankara winderemere and nearby shirdi shelters ku thaan pogum (during michaong puyal cars are washed away right its taken there ).. only drawback is last 5 years there is a road issue.. no proper road.. . every time there will be digging work happens.. actually DAC has put road just because they are selling flats there..

Hi, I haven’t found any location-related issues. The area offers easy access to both the Oragadam industrial zone and GST Road, as well as Kilambakkam bus stand. With nearby sites currently being developed, the location is promising. You should consider this property if your kids’ school and your workplace are within 5 to 7 kilometers. While they claim the handover will be in 2025, I saw a review stating the agreement mentions 2027, so it might be safer to plan for 2028. You could negotiate with the sales team to secure the project at a lower cost if you're interested in purchasing.

Hi sir.. project is neae thiruporur.. if you are ok with the location + handover will be 2026 (not sure) u can consider if the budget and location suits u.. (Pls note that All the amenties mentioned while buying the project will be fixed and ready for usage after 2026 )
