Tenant screening is so important. Also updating your units helps to attract a better quality tenant.

Tenant screening may be the most important step in landlording. During 2019 I had a vacant property for about 7 months, bills were starting to pile up and I needed the money urgently, I even resorted to using emergency funds I had saved 6 years prior just to keep me afloat. During that time I rejected about 8 or 10 applicants due to several reasons. Then some guy came along, he was honest, upfront, and provided all the information I asked from him, and I made him an offer he couldn't reject. He ultimately vacated the property he was renting and came to live in my property. It's been a year now and he doesn't fall behind payments, EVER.

My parents have been landlords of 4 units for about a decade now so I’ve seen a lot of the goods and bads. It’s worth it but it isn’t as glorious as a lot of people make it seem. Needless to say I can’t wait to get into it!

"Mind Boggling." It's true. 20 years ago I used to work for a man who had several rental properties. It was my job to do clean up/fix up after the tenants moved out. Torn or cut up carpets, stained carpets, holes in the walls, missing or broken fixtures, missing light bulbs, unreported leaks, broken windows, and tons of trash. Also the overgrown yards, holes dug in the yards, oil stained driveways, damaged siding, damaged fences, I could go on and on.

This section is due to not inspecting your properties. Put it in the lease / contract / whatever “Landlord or Property Manager will conduct an inspection on property once per month and a 24-48 hr notice will be given before arrival for inspection.” Any potential tenant that disagrees to this is not a future tenant. Inspection on properties in the beginning should be done twice a month or depending on tenant screening and general feel of how the tenant screening process went.

@@thoth3270 I was a great tenant while I rented but there is NO WAY in heck I would have ever agreed to a monthly inspection with only a 24hr notice. That's excessive and intruding on people's quiet enjoyment of the property. Once a year or twice a year is fine. Or stopping by to say "hi" but formalized inspections every month no. A good way to get yourself a low-quality tenant who is desperate.

I sit with tennants and review the contact paragraph by paragraph. They initial key points and sign contract at the end. I've always given them the option to back out, if they wish! No one ever has and I've had great tennants by making this initial investment for our one to one meeting.

A family friend of mine is trying to evict a tenant who ended up becoming a drug addict. Not the type of situation any owner hopes to be in. Still doesn't deter me from working to get into student rentals, which is an struggle of it's own as we saw when you visited Matt McKeever.

@@WillReil I wasn't the landlord, but someone was. A friend had a cleanup after a suicide. My old barber had a couple of stories. Once, he rented to nice girls who turned out to be prostitutes. They turned the house into a bordello. Another time, young parents stored their baby's used diapers in a closet. A hole was eaten through the floor. The basement was visible. A friend's renter had a druggie boyfriend who broke in and stole the pipes. People who want to become landlords should hear these stories.

That's exactly how I felt, tried to be nice to my first Tenants then they started neglecting my property and move in other relatives always paid on time tho..Definitely change how I communicate with my second set of Tenants

Rent gets raised every single year even though I've never paid rent late in the 5 years I've rented and I've never broken anything in an apartment before. It feels like I'll never be able to get out of poverty. your tenants are lucky to have you as a landlord

I am a landlord however I sell raw land if they break a door it's their own not mine . Raw land is a better investment 1000 down and 4-5 hundred a month till paid off. All my contracts are for 20 years unless people want to pay a higher monthly rent. I don't spend any more than 15k on a property and sell it at 10 percent interest on monthly payments.

@@jkarpieszuk It's not a rental it's pay to own the contract is generally 20 years or less if larger payments are made. I buy raw properties meaning there's nothing on them except trees and weeds and then sell them for monthly payments at a decent interest rate.

Yeah, I already in countered the "friend as a renter" problem, and I would also say don't hire friends or friends of friends because when a falling out happens then you're either stuck with a very awkward situation or you lose an employee--sometimes both. Our first rental should be ready in about 2 months, so I'm definitely going to look into that website (and others) for background checks. Great vid!

I am a tradesman for a property management company, the best I came across is a shotgun discharge through a window in the bathroom above a garden tub and destroyed the casement and frame. Priceless. The tenant said I don't know how it went off. Uhh, your safety was on the trigger 🤫.

It's weird hearing this because you are right. My landlord was a total hardass about things to me, but after about 2 years he really lightened up once he realized that I wasn't the kind of person to screw him over or take advantage of things when I needed an extra week on rent. We are actually good friends now but he's always my landlord first and acts like it(which is a good thing).

As the son of two landlors I can tell you this, Get a property manager & let give take the first month of every year as pay, works wonderfully & you can rest aside gathering thousands in return. Next year i'll be moving to Miami & renting out a room in my apartment to pay the expenses & live rent free, thank you Graham for giving me that househacking tip! As always, great video. Well thought out. This is exactly why a competent manager is so vital to investing. And I admit when there is a problem, I am the "good guy" and my manager is the "bad guy." Competent manager is ESSENTIAL for me to maintain distance between myself and tenant. And yes, while it is a business, I consider all my tenants as part of my family, and am very kind to them, and give them often what is needed to make the property nicer. Your last point spot on. Tenant requested something that was a bit out of bounds. Some improvement of something, figure in the $3000 range. My manager said it was unnecessary. I then said "Cindy, how long has tenant been living there?" Cindy: 4 Years. "Ever late on rent?" No. "OK. tenant has paid me nearly $70,000 in rent in four years. Let's give the tenant what they like, and not raise their rent." Then again, maybe I'm just a sofie. .

I'd never considered real estate investing before, then about 6 months ago youtube randomly recommended one of your videos. fast forward 6 months and I own a duplex where I live in one side and rent out the other, I only pay about $1000 in housing expenses, and when i move out and rent out the side I'm i'll be cash flowing about $1,000 / month! thanks Graham!

As a landlord, I will attest everything he says here is pure gold! I have had many of these same experiences. My very first tenant was the one who taught me the need to have the bathroom fan come on with the light to prevent moisture issues!

A HUGE thing that helps, is customer service experience, especially in dealing with customer problems. Not only will it make you care less about what other people think, but you will understand how to spot, and (if you get the wrong tenant), deal with them.

My landlord really needs to see this video! I've been living in a student rental for about 5 months and it's absolutely my worst nightmare. There's a construction site around the back of the house which wakes me up almost every day due to the noise and flood lights. Immediately next door is also a halfway house for homeless convicts when they get released so there's always shady drug addict types hanging around outside. My landlord failed to mention any of this during the viewing. He is very unresponsive, turning off his phone at around 4.30pm for the night and will not answer calls or emails outside of this time which I found out when my key got stuck in the door on Friday afternoon and he didn't respond until Monday. I've also had nothing but problems with the internet with the wifi being almost unusable at just a few kbps and KZbin buffers when I put it on 144p. He doesn't really seem to care and made a vague response several days later about talking to an isp and claiming no one has complained before despite everyone living here including myself already complaining.

The rest is fucked up but internet kind of isn’t his fault two internet companies have a monopoly on WiFi and so they make it expensive and very unreliable. There’s an episode on this in patriot act on netflix(great show and very informative)

Some people seem to think landlords are miracle workers who should wait on your every moment, regardless of reason. What did you expect your landlord to do about the stuck key on Friday? They'd do the same thing you should have done: call a locksmith! Then obviously keep a record of the locksmith's fix and send a copy to the landlord to pay you back, or deduct the cost from your rent while sending the landlord the receipt and an explanation.

A note about how some people just find ways to make things break that don't make sense. I own three cars, all over a decade old. Aside from a few minor things here and there and general maintenance none of my cars have had any serious problem. My brother bought a 2 year old crossover a few years ago and has had to replace the transmission and the exhaust all within the first year of owning it. This car was just the latest of a long line of victims. I honestly don't know how he manages to cause severe damage to his vehicles.

Hard to be picky in selecting a tenant in cities like Seattle, when they have laws that force "first come first serve"... so we make the requirements really hard and keep rents higher to recoup for this risk.

@@NatapixAS That is next on the docket to be passed, and with that will come rent increases to cover the risk. They are quite stupid in their understanding of economics and the trickle down effect it has and who the actual costs get passed too.

I appreciate the nod to real estate being a people business as well and the need to keep the tenants happy when they are good ones. I have seen far too many landlord that become slumlords because they forget this aspect or just don't care.

Great video and thanks. I've owned two 2-flats and a 4-plex in the Milwaukee Area for 12 years. Everything you said is spot on (and I subscribed and liked). to add to your "Immediate Major Issues"; 1. a leak. 2. Hot water out. (Just out of courtesy) 3. No heat in winter (Milw.)

I've been putting in almost every hour I'm not either eating or sleeping working on my first fixer upper. It would almost break my heart to see it destroyed by bad tenants. I'm definitely heeding every warning and planning to screen my applicants thoroughly

the doorknob thing, thats REALLLYYYY easy to have happen, its why most rental places have those prong things near the floor to keep the door from hitting the wall.

I pay 300 dollars a month for an efficiency in a rich area ,heat and water included. I'm saving for a home for about 35,000. I'm really trying . I love in PA I cannot comprehend what u charge people and why . We have a housing scam crisis is why is like half a million homeless people now especially in California. Spirit protects me Graham I think ure cool but in the Fallen World people are trying to win and I get that but spiritual work requires losing and that's the game I play I throw down to come up high . Is how I finished my first initiation. Along with altered states Yes I commend u for working hard to get where u are at but In the Fallen World spirit controls Time and Death much better to be good with Spiirt than to bow to Mortals in any way ,shape or form,good day

I would not pass ure screening I'm too poor I only make 35,000 a year and I can only affo4d a 300 dollar a month apt . U would laugh at me if I ever applied . But u know what Spiirt found me this place from all the hard work I've done spiritually . Id be careful screening people u may be missing out on what's really impt

Graham this video was so good! Guys please like this comment so that he can talk about these things: - How much of a financial responsibility you have as a landlord. When something breaks, do you have to pay for it or does the tenant has to pay for it? I currently live on an apartment where whenever the light bulbs go out or something is wrong with the fixtures, they charge me $28 - Is there any insurance that you can get to cover those costs? and how does it work? Because I'm thinking if you have a bad tenant that is always breaking stuff and have to repair all the time, that can add up pretty quickly - What is the exact network of people that you need to have on speed dial that can asses to any potential emergency or issues and how do you go about building that network of people for real state? Overall, I want to know more about the landlord's financial involvement and how to asses a problem effectively if you're not familiar with what could go wrong with a property and if you're not, how do you familiarize yourself with it.

Motivational. I’m 21, been watching your channel for a while, in the military and thinking of buying a home to then have be a rental. Had a whole earful last night from my family member about that idea and it was a little discouraging and had me think twice. Very nice you put out this video today. Looking forward to finishing it. Landlords definitely can charge late fees in CA, but there is a percentage based cap on what those late fees are.

I always tell my tenants that they shouldn't be putting ANYTHING down the disposal. It is only for incidental food items as you clean dishes.
