Could you do a design with living space on top of this building ? “Barndominiums” are all the rage with the high cost of construction. This would be a good size building to convert with an internal staircase.

I recall you did a few videos on concrete columns and concrete beams.... any chance a shop like this can be set up with a concrete column every 12 or so feet and beams placed atop them for the exterior walls and somewhat normal open trusses crossing the width for a living space ... i am thinking in a an area that has heavy snow loads and you don't want the base of the walls to rot or the snow that runs off the roof to push against the walls....

Absolutely. Another approach would be to run a stud wall on top of a stem wall.

I would imagine the concrete posts will be more expensive, but could be a lot stronger.

Or, you can set posts every 8' or so on top of a stem wall. Lots and lots of options and approaches.

The blocking in the rafters looks like it’s all running in the same line. Is that just getting toe nailed then, or can it be offset to nail through the rafters and into the blocking?

Toe nailing will work, but most of the time you can end nail at an angle. Remember you will be installing one block at a time, allowing you to end nail or drive nails from the side where you haven't installed a block yet.

No raised concrete curb along the perimeter wall or are you assuming the concrete pad is above grade?

You can put raised curbs if needed. This design might require site drains or re grading property because it's such a long building.

I would do it but I don't have the $1000 per glue lam for the post beams 😢. City of Phoenix specifically prohibits post framed buildings/barndominium from most res zoning (special $800 applications accepted, no approval guarantees) how about California Greg?

Can someone please explain to me why trusses couldn't be used? Is it a load issue? Sorry I'm learning

Great question. Trusses could very well be used, but I think there'd be a considerable cost to consider when ordering 30' clear span trusses. Also, trusses would limit ceiling height/space, where Greg's design leaves plenty of room. Finally (and there could be more), installing rafters is easier on the DIYer than installing trusses. Trusses more than likely require heavy equipment. Hope this helps.
