Really regret I should have watched this before few months, else I would have made my agreement better with my builder for my house in Chennai. I was focussed on only material specs and missed to discuss many points with my builder on workmanship.

Excellent explanation. But it didn't cover the DB box (EB box with 3 phase changeover switch, elcb switches,MCB,rcd,etc.) and covered car parking included or separate cost.please clarify.

DB box & change over switches are included .. but EB panel box, temporary & final EB service, earthing are not included.. (these information are also provided in the video) In simple term, electrical works inside plinth area are included. Electrical works Outside plinth area are excluded .. Covered car parking and balconies attracts the same rate mentioned

General question, why contractors do not prefer labor contract? If the owner is to own the material cost do you undertake construction work? What is labor cost for individual items.

Labour Contractors are abundant in the market you can find them easily. Why Silent Valley Construction is not preferring labour contract? In this video, you can find workmanship have major role in most of our specifications listed here. This can be done through SOP, Engineer’s Supervision and machineries. So the labour cost becomes almost double. But our rates will be compared to the rate of Sub-Contractor Maestheri rate. And there are many more reasons I can brief in a video.

@@silentvalleyconstruction if ppl are ready to cover the labor cost (even it’s double) why contractors are hesitating is my major concern. Not questioning you by any way, it’s your choice. If ppl have the workmanship they should be worries about execution and profit margin still going to be there. Sad part they are unable to quantify the work.

@@diwakardayalan yes sir. It is hard for a Turn_Key Contractor to take Labour Contracts. But u can find good Labour Contractors in your locality to get your job done. You will fail if you Convert a Labour Contractor to a Turn_Key Contractor. In the same way, He will fail if you convert a Turn_Key Contractor to a Labour Contractor.
