I love your straight to the point no fluff advice. At the end of the day there are the doers (like yourself) and the sceptics. I was a sceptic but took the plunge and bought at auction 6 years ago. In December last year I sold the property and walked away with a pre tax profit of £180,000. Not bad for a sceptic.

What new deal packagers don't understand is that they need to include their fee in the figures they send to the investor. If you charge 3-4k, the deal needs to be still profitable including it.

Red flag..big big red flag when someone says i am deal packager and the same time i have my own portfolio.. she literally saying in min 5 that good deals i keep them for myself, rubbish deals i package them to other investors 😏😏😏😏

@@FlyingFun.Not necessarily. Your personal portfolio is limited by the amount of cash you have as well as your appetite to increase said portfolio infinitely. Bill Gates doesn't hold all of Microsoft's shares.

So how many times can u borrow bridging loans to pay the previous one off before u manage to sell the property? And is that something to do whilst u cannot move your property quick enough

And ecentually it all comes down like a house of cards. Interest rate rises and rent capping will kill those who bought into the hype and overpaid. 20% bellow market value is mo good when prices drop 30 40 or 50%. I hot out before covid but will only get back in if prices properly drop because the landlording game is a lot tougher than people think when things go wrong and you need a big cushion to absorb 8 months loss of rent and a trashed house ...

Rent capping shouldn't be an issue, because if it's capped too low private rental would cease to exist, which would lower house prices and make it possible again

How about the threat from Labour of doubling or even tripling council tax on second properties in England??? Happens in Labour run Wales right now and second home owners are being forced to sell like I had too. You cannot expect a tenant to pay double or triple council tax can you??

You are massively over-leveraged in your portfolio. The day before the next credit contraction, the Banks will be your friend. The day after? Well, if you can't drop your LTV's to sub 50% in a blink of an eye, then you're gone. You don't own anything.

If the real world, if you buy a property for X, spend Y on improvements, it's now worth X + Y. When valuers claim a property is worth more that this, they are enabling profiteering by these financing schemes. The end result is that property becomes unaffordable for more people, increasing the wealth disparity. This is a far from ideal way to operate the property market, since everyone needs a home.

Actually, the problem is that valuers often undervalue the property, even considering other similar ones nearby. It's all very subjective.

It is called "business". Everyone also "needs to eat". The food manufacturers make vast profits but have no qualms poisoning you with all those chemicals in your processed "food".
