Buying and Selling sites is something I want to learn more about. Holding sites long-term is great but purchasing something established or selling something for a large cash injection is great as well. A healthy balance between the two sounds like the best idea. Thanks for the great video!

I'm unsure if this makes your project 24 look good though? I mean if your sites are earning, why not just keep them? I could understand selling one or two for a burst of income towards some other investment, but it makes it look like the sites are not really going to be worth it long term, or is it a matter of everyone has one or two main sites "pet babies" that they stick with and they are selling off their fails? I enjoy your work, love it all, great natural speaker and you've hit the sweet spot between public speaking and technical know how, well done.

This makes sense. If you invest $20-$25k into a rental house -buying it right and using proper leverage - you are going to be getting $300-$400 / month in cash flow, at best. Of course it improves over time and you get tax benefits, along with appreciation over time, which you don't get from a website... I am enamored with the idea of offloading a website and reinvesting the proceeds into some other asset class.

I would like to see a follow up video on this topic, Jim, with more of a focus on valuing e-com sites. I do have an online site (unrelated niche) that is generating income but I'm spending too much on advertising - if I can figure out how to ramp up the organic traffic (I already know I have products that sell) and optimize the ad spend (a never ending quest for me) then I would probably look at offloading it in the future.

I have an ecom site too on Shopify with a 100 articles blog. You can allocate part of your ad spend towards creating more content.. if creating blog content makes sense for you obviously. You can plug in any ad network or affiliate programs to your blog as well as additional income streams. Just an idea 😉

I'm going to have to disagree with the beginning part of the video. I'm seeing a lot of smaller sites making 20 to $50 a month selling for 4-6x their yearly earnings or 40-60x monthly multiple.

Income school, if you’re building a brokerage for buying and selling blogs/websites please make sure you verify the income from those sights. If there is one thing that sucks from buying a website from my perspective its getting burned on the actual income of those supposed income producing assets. I wont name drop some of the other less than reputable brokerages out there but please don’t market and sell websites that are lying about the income.

@@devanpig287 just settle on something and stick with it for at least 30 articles. After 30 articles you can try another niche if you don't like your 1st choice. Two of the main things holding people back is procrastination in fear of making the wrong decision and then doubting themselves too soon. That was how I started - I made myself commit to 30 articles no matter what. It was the only goal I focused on.

It’s based on net earnings. So if that paid traffic earns more than it costs, it adds value. But you need to factor the cost of that paid traffic into the earnings number.

What do you think about converting your blog into an NFT and selling fractional ownership interests in it? The NFT will essentially be a shareholder register for micro investors. So instead of finding one buyer to pay 60x of your monthly earnings, you can have some liquidity and retain some ownership while others also gain some ownership interest in your monthly income from the site. Fractional ownership is a developing business model. There might be some securities rules that will need to be addressed.

You would need to blog on a dot com to be found by the average American searcher. African domain extensions won't show up unless they are searching for something specific to Africa.

You absolutely can. Create a site on a dot com domain and write about topics that cater to a US audience and you can do the same thing that we do here.

You depersonalize a series of and when you want to sell it. If its continued success depends on your involvement, no one will want to buy it. But most people should build up their first site especially not focused on a potential eventual sale. If that day comes, you can spend some time backing yourself out of the spotlight.

Earnings is really the key driver. Traffic sources, as long as they’re consistent, don’t matter as much overall. Specific buyers may prefer organic over social, but other buyers won’t mind.

To be honest, I would never sell my site, no matter the earnings. I mean If you are making 500$ per month and It's consistent, why should I? Maybe I can buy a nice car. But Imo a steady passive income Is so much better in the long run

New problem: My site now is evaluated at $570K by Empire Flipper, but my life style and purpose is now solidified around this nich website so far. Selling it almost made me feel like leaving the military for the 2nd time, and people I met in the industry will no longer have reasons to contact me anymore after owner change. It reminds me of transition out of the military without knowing what to do next with my life. How should I approach this problem? Glad that $ isnt gonna be a problem this time.

I'm with ya there just not as high an evaluation on mine. I'm in the middle of selling (not done yet) and trying to figure out what's next. I have a handful of smaller sites not making a PT income. So I could invest into all those or look for another site in the 50-70k range that's pulling a few grand a month. That would at least cover monthly expenses while I work on it.

@@AtlantiXYL Yep, each new site is a new adventure. I sold a decent sized one last summer, small 6 figs and then started looking at sites in the 50k range. I loose all the good contacts I had from that site but that's just how it goes. Main thing is to not get too attached and treat them all like businesses and not friendships, regardless of how much good it brings. I'm looking to flip that other site right now. We'll see how it goes. But then i'll look to do it again. Just got to do some good due dilligence and not just jump at any site out there. That's just one way to approach this. Some sites are a labor of love (like my first site in the 2000's) I never thought about selling that site since it changed my life and lifestyle. So I guess it just all depends. :)
