Excuse me for budding in, funding just means to use a warranty or quit claim deed to transfer the property into the name of the trust like the John and Mary Smith NICER Interdiction Living Trust dated on the day you sign the Trust. The value of the house only matters if you pay 5% of its value to protect it from document Thieves. Worth every penny our parents estate cost 50% in Trust Litigation because a greedy trustee forged the Trust and the Estate Planner who promised peace of mind ran from the plan. So hire a NICER approved Inheritance Administration Lawyer not estate planning paper pushing probate pansies.

My father passed away last year and i am now my mother's POA. I was able to get her WILL and financial accounts established but now I am thinking she needs a Living Trust. One question I have is: CAN A HOME, THAT IS UNDER A REVERSE MORTGAGE, BE TRANSFERED INTO THE TRUST????

The answer is NO. A will is only when a few persons are in the Trust. If the Trust has only ONE person, you don't need a will.
