Excuse me for budding in, funding just means to use a warranty or quit claim deed to transfer the property into the name of the trust like the John and Mary Smith NICER Interdiction Living Trust dated on the day you sign the Trust. The value of the house only matters if you pay 5% of its value to protect it from document Thieves. The answer is NO. A will is only when a few persons are in the Trust. If the Trust has only ONE person, you don't need a will.

You're a genius to figure that out, this old man says you need a complete administration not a plan, with a NICER approved administration lawyer performing dozens of steps to avoid the Estate Plan forgers, Trust counterfeiters, and quit claim jumping title deed thieves. The old saying is true you get what you pay for, our family paid 25% to 50% of our parents estate in litigation because our parents hired an estate planner instead of paying the Prebate Nickel or Probate Dime for a complete administration.
