There’s a new company called “Wander” that I think odd going to make airbnb really have to step up their game, as well as us property managers with direct bookings- it’s got me already a little tense 😮

Just one on the exterior? I'm guessing you would want to install it in an area guests would be hanging out, such as the deck or near the hot tub?

Hello! Thank you as always you both have great videos! We are actually looking for a rental management company to help with one of our properties. Some of them charge 20-25% but they will charge guests additional for cleaning fees which are not includeed in the %. We are still learning and are browsing for rental management company. We have been running with our Airbnbs on our own and have good reviews organically. The problem we are running into right now is one of the properties is not booking. Do you recommend a site to help with marketing? I love to be involved with our properties and make sure our guests are happy and might not want a rental managemnt company just yet. Thank you!

Thanks for the tips. When you charge 25% of the cleaning fee as part of the property management fee, do you subtract the actual cleaning fee from the amount the owner receives? How do you calculate that part? Thank you.

Yep! We pay ourselves 25% of all gross earnings, then pay our cleaners and any incidental expenses and then transfer the rest to the owners with their monthly statement.

I don’t know that we’ll make it to STR Wealth in February but we’ve heard great things about it! I saw Bill speak at STR Nation and took more notes in his 30 minute talk than I did the whole rest of the conference.

This answer will vary based on state regulations. In our market it is not required for managing transient/short term stays. If required, co-hosting could be an option. You don’t need a license to self-manage.

How do you manage any disparity of what you recommend that the owner perform in the set up process and their short falls? If you present a plan that include recommendations for amenities, price, capital improvements and they don't follow them, what's the fall out if the property underperforms the expectations? Really, for both of you.
