I sabotage turns sometimes because of my techs who claim “it’s done” and write it on their inspection sheet. Like you said touch everything that way it eliminates simple fixes as most of them are.
@LexVance11 ай бұрын
When the resident moves in, the tech who turned it has to do their move in inspection. If they turned it poorly and the inspection sheet is a mile long, they'll learn to do it right afterwards. Thank you so much for watching!

Hey Lex awesome video as always. I do the same exact thing for my turns. I start at the front door and work my way to the right up and down until I end up at the front door again.

Im left handed, but still do the right turn to check everything. I also take an outlet tester with me and knock them out in the process. Makes life easier and saves a little time. I know you were just doing examples, but when checking light under microwave, also check microwave itself, fan also. I absolutely love having outlets in the dishwasher area. One of the main reason for that is, sometimes the electrical wiring is to short to fully pull the dishwasher out. Since we have a company that we order dishwashers from, and they install them, it makes life easier for them There is NOTHING wrong with using Ryobi tools. They're cheap(ish). They work. They're decently reliable. Another good and informative video. Keep them going, please. Oh, when you changed the dishwasher motor, did you use the old solenoid or did the new motor come with it?

lolz. there is no way you can turn a public housing apartment without a list. A tech has to itemize holes in drywall by the room. The list is just for remembering what to grab and put on the truck after lunch. You touch everything to make sure its not broke. We touch everything to make sure it is; we are not the same. Happy new year to you and your ryobi.

You're very thorough. Do you work for a company or do you work as a contractor in property maintenance? Just curious. I have a question regarding your affiliate links. If I purchase a few items you're promoting and I purchase other items you're not promoting will you get credit for items I purchase you didn't promote? I'm asking because I've been putting off buying a process meter and a few hand tools and you're promoting a few cool items I never considered buying. . I appreciate your video. Good job!

@@LexVance Do you operate as a property maintenance company or are you an employee for a company that owns properties? I'm interested in developing a property maintenance company. Start off maintaining single and multi residential and eventually scale it to commercial buildings/properties. My main skill is refrigeration but I was a rough frame carpenter for about 7 years prior but my refrigeration background led to getting involved in facility maintenance which led to developing other various skills. The problem is I don't have the capital to take on large building maintenance contracts but I can jump right into residential property maintenance and repair and that's why I'm asking what your status is. It's pretty clear you've got skills so I was just wondering if you work for yourself or you're a skilled employee.

how does one become a maintenance tech for an apartment complex? do you get to live on site or do you have to commute there?
@LexVance6 ай бұрын
Just apply and get hired. The industry needs people right now. You can live onsite if you choose. Some give free apartments or 50% off rent.
