Looking at Pichi now and remembering that scared wild thing warms my heart. Especially in that cat sandwich on the couch. I wish mine were like that, they're the same age and the closest we can get them to sleep together is about ten centimeters away from each other. And I would definitely find a way to screw the cat tree to the wall because that top box feels wobbly and at high-speed bird hunting it might fall over. My bedroom window is by a huge tree where the birds' nest and from spring to fall it's my cats favourite spot and if the windows are open and a bird lands on the windowsill... yeah, there have been some missed jumps and thrown down stuff on the way to a bird.

We bought a cat tower specifically for a maine coon for this exact reason XD We don't have maine coons, but our biggest cat Dave is a big tabby (note - Not fat, big. As a cat-mom who sews and is friends with other cat-moms who sew... we have come up with a 'cat-logic' explanation for why cats simply Must take up residence on any fabric, paper, (or anything else really) that you are working on. Cats in their omniscient wisdom, can tell when and where there are random spots of antigravity. Cats being immune to this phenomena help their humans, by holding things down to keep them from floating away... also, as it's cat-logic humans will never truly understand it, but just accepting it makes life with fuzzy little people easier. (more fun too).

I usually don't comment on your videos, just bask in your cats but I love the cat tree! (that is an insane amount of staples though!) As someone who is more familiar with different kinds of fabrics: what you described is exactly the problem! Little hairs in different directions move your low and upper half of the fabric. We have a lot of tricks for this: Pfaff has upper and lower transport on their sewing machines so this won't happen. This might be a bit much for you though because it is expensive! What you want is seam tape: it anchors the lower and upper hairs of the fabric. To glue the fabric down on the base use contact glue spray for furniture. That is my technical talk....but lets be honest I am here for the cats ( and I cannot wait for a tour of your new home!)

University is a bit cheaper here than America. I only had to pay my first year and half-ish of tuition and then the military paid the rest for me, and Jun's parents were able to pay for his college, so we very fortunately didn't have any student debt going into this. I had to look it up but it seems like student loans here (at least the loans that do accumulate interest after graduating) tend to, like home loans, have incredibly low interest rates. Less than 1%. Since I don't have direct experience with this, take that with a grain of salt. But home loans we do have direct experience with, and they're made to be affordable and easy to get. Interest rates can be less than 1%. Ours is only slightly higher since we opted for loan insurance (meaning if something happens to Jun the remainder of the loan will be forgiven and I would own the home as-is). There are a lot of laws in place to make sure that housing is easily available and affordable to everyone.
