Not sure where you went wrong, but I am a builder who uses this quite often for cleaning flags and walls etc and it works brilliantly. I skipped through the video, so not sure if I missed anything, but here is what I do. I jetwash the area first to get off the top layer of muck, then I wet down the area if it has already dried out, "Do not put hypo onto dry surfaces!" I then use "Neat" hypo and simple brush it over the whole area to cover the whole area. I leave it for 30 minutes making sure it does not dry out, then I jetwash it off. Never yet not brought flags up like new. I have 150-year-old Yorkshire stone flags outside my house that were nearly black, they came up looking nearly new. If you tip a small amount of Hypo onto a flag is should instantly react and, if it does not then your hypo is either too weak or it is too old and lost much of its strength.

I have been using hypo for over 5 years now and have learned a lot from doing various jobs on block paving, concrete, pavers, natural stone, pvc fascias etc. 1st check the hypo strength, most are 10/11% ( which I use ) and some are 14/15%. For most jobs I dilute 1/3rd hypo 2/3rds water, no surfactant except on walls or PVC as these are vertical surfaces. 2nd check the hypo is fresh, buy from a supplier who has a good turnover of stock, store in a cool dark part of the garage. Hypo loses its potency over time as the caps are vented. 3rd, I used to apply with a watering can and rose but it's very wasteful and with more run off its more likely to affect grass bordering paths. I now use a petrol engined 120litre Bowser sprayer with a chemical resistant pump. 4th, don't let surfaces dry out, sometimes I put a double application on to keep the surface wet. Get a good plastic bristled brush to properly aggigtate the surface, brushing in different directions. 5th, temperature! I never apply when it is 4c or below. 6th, customer expectations, I inform customers that the treatment cleans 85% today with the remaining coming over the next few days and weeks, due to moss/ algae now dead but drying up and disintegrating. Softwashing is not the answer to all jobs, but done correctly it can achieve fantastic results. Keep learning and practising!

First thing is make sure the Hypo is not too old or it loses its strength. Secondly, the Hypo will work on the first thing it comes into contact with, so if you don't sweep away the loose dirt then jetwash first, the dirt will stop the effectiveness of the Hypo and very little will be left to work on the surface. There's no quick way unfortunately. This is just advice ive picked up from professionals on other videos.

Lee, when using hypo on my path which gets covered with moss / green mould I always spray it down and leave overnight. Next day I hose it down with normal garden hose and it looks great, no need for pressure washer.

Hypo is fantastic, I use it. I get it from the local farm shop that uses it to clear the cow sheds. Brings very old stained bricks up with no jet wash just a hose, although I do a strong ish mix about 50/50.

I've never used just hypo without a jet wash as well. I did a really dirty limestone paving last week and used 50.50 wet down for 30 mins to soak then pressure washed then another application then rinsed off after another hours soak and it came up fantastic. Few black spots remained but it was a massive massive improvement on a patio that hadn't been washed in 10 years

Hi Lee, I do this for a living and hypo alone as a softwash will not work. I first use a flat surface cleaner and go over it, not being too fussy but you must get the surface dirt off first. Hypo at 50/50 and leave for half hour then was it down and if not good enough hypo again. The hypo is good for removing black spot and lichen, it's not a miracle cleaner

Did my patio today with hypo, lightly jet washed first then applied 2 parts water to 1 part hypo with a watering can. Gave it a good scrub with stiff brush and left for an hour. Jet washed it to get rid of hypo and came out looking good.

So, it's my understanding that they hypo is good on the living stuff - in particular the lichen and algae. With that said, it's better to jet wash all the grime and dirt away, and then use the hypo on the exposed lichen that remains.

In the middle of my own back garden at the mo. Plan is. Pressure wash to get rid of the excess so only Liken is left on the cobble lock with focus on getting all the soil out from between the bricks. Once the water is running clear, move onto Hypo 11% at 50/50 with a sprayer then rinse off. Then Sika sand to build up the joints then set with water with a few coats of wet finish Sika sealer.

i love the dirty honesty to the video. One very honest human right there. I did a fence last tuesday and left some cotswold stones muddy, the fence was a good job but i wasn't happy with the full job due to the stones. I can very much relate to this vid. I can't help with the problem at hand as don't do cleaning but hope (i know you will) resolve the issue for next time.

Powerful Jet Wash at the start, blast all the old and knackered pointing out at the same time. (Save your knees and back) once its gleaming then brush in the Resin Compound. Done in a day, nothing fancy but best results.

When I use hypo on my patio slabs I always clear the big weeds .I soak one slab at a time then scrub it in .I use it straight out the drum never dilute but I always do it just before rain is forecast .

Lee absolutely love your content mate! I used to clean patios and driveways. I found that block paving that is in a condition like that has always got to be jet washed first then apply the hypo after. I am surprised the patio looked like that after the hypo🤔 it looks like it needs more like 70/30 hypo and then brush it in and leave for 30mins then rinse off and that should bring it back! If there are any black dots still on it you can use hypo neat! Hope this helps mate👍

Use a blower , get most debris off weeds ect wet surface , power wash lightly apply soft wash to wet areas brush in , wait for 15 mins and power wash off when finished spray a remaining amount of soft wash , it will dry perfectly.....👍

I have a patio of yellow and reddish coloured 2x2 slabs which become dark grey after a while. I can't pressure wash because there is no drain and I just end up in a big puddle of muddy water! So I just brush the hypo on neat to the dry slabs, and don't wash it off. A little goes a long way. Flow it on don't brush it out. The slabs come up like new. Hypo weakens over time in storage and I've tried to use it 50 50 water , but it doesn't work at all.

Wet surface. Mix 60% hypo to 40% water in a knapsack then apply evenly. Leave for 15 mins then power brush combi attachment the rinse off with pressure. Assuming you have the 14-15% hypo

Strictly speaking using one part and topping up to five is a ratio of four to one or 20%. Also by wetting the surface you are diluting it further, possibly by more than half again so effectively a 10% dilution. The hypo is enough of a wetting agent so adding a detergent is not needed - also it could have ammonia in it which would give off dangerous fumes when mixed with bleach.. After many years the paving adsorbs some stains which become fixed. The best use of hypo is just as paving starts to have a slight green hue or after power washing to kill any remaining algae or moss to delay it from reappearing.

That pool bleach? I use regular bleach 50:50. Watering can with a rose gets it further. I powerwash it off after a half hour. What you're doing would be good maintenance.

Builders merchants buy masonry cleaner clean flags before re pointing use patio cleaning head on pressure wash to remove dirt. use fresh sharp sand to replace wash out from block paving. the patio cleaning head keeps the water from spraying up and will clean most paving with out any cleaning agent.

The hypo your using should smell when it's working ,should smell like a swimming pool this means it's working . It should also start to foam . It looks like the hypo your using has gone past its best and lost its strength. I always mix it 2 parts water to 1 part hypo and 50/50 if it's a really dirty job . Hype needs to be between 11/15 % and should be stored in a dark container . Once opened it will start to lose its potency so it's best to use it straight away . Make sure you purchase it from a reputable suppliers as if it's left laying about it goes off and won't work . I apply with a pump sprayer leave for 20 to 30 mins and don't let it dry out . I then jet wash it off . Always wet grass and plants with hose before starting, and give area a light spray so area is damp before applying the hypo. I don't like the smell so I add a pint off fabric conditioner to every mix ( lenor or comfort or use supermarket own brands ) this also helps the mix from drying out to quickly and doesn't bubble up when jet washing . I find it does a great job 👍

Try using a sprayer with a 1:1 mix. Wet the surfaces then apply evenly, brush in and wait 30 mins. Any very dirty patches re treat and brush again. You should see a big difference! A second treatment with a 2:1 mix and brush in as before will make a huge difference :) A primary wash down will help if there is alot of dirt and grime. I had similar results at first but some trial and error soon ironed this out.

I did my drive way, 38 year old pavers, never had a proper wash. I jet washed the muck first, A lot of muck came out, then i brushed in the bleach and left for an hour and then jet washed off . Once it dries it started to look good and a few weeks later it looked even better. . Looking at those slabs you got lichen, that will probably need specialised stuff or a good jet wash after the bleach

You will need the hypo to be 3-6% of your mix. So if you are using normal bleach from the store (6%), use it strait. If you can get 10 to 12% dilute accordingly. Put it on and leave it. It will kill the the organic growth but you may need to use some pressure to remove the dead material.

I use 10% SH diluted 50/50 with water in a garden sprayer. So pretty strong, but only a fine spray. Leave it on ie don’t rinse it off, and don’t brush it. No effort at all. It looks pretty good after an hour, and it goes on improving over the following days. I understand it’s different doing someone elses as it has to look good that day.

we live in a rainy area and what we use is pure clorox or pool clorox and it eats the bacteria away... it could be the color in the filler you used between the slabs. it also has to be sunny. very sunny.

Hypo sprayed on a presoacked path etc at a 3 parts water 1 part hypo should kill all mold moss algae etc, a good dose of soap added will create good foam so you know where you've brushed, test a few mixes on a friends drive, just make sure its a single one, half hour should easily clean a drive. Saves dirt going everywhere when pressure washing, only drawback for me is lawns etc, can be used on decking aswell but probably about 10 parts water to one hypo and soak decking first and brush gently after 10 mins. You do a lot of good work

There should have been a better result so something has went wrong. Few things could be 1) is the hypo fresh? Old Hypo will lose strength and throw out your ratio 2) what strength is the hypo? 5:1 ratio is based on 15% hypo. If you have bought 10% obviously that will be weaker. 3) hypo is a aid to cleaning ground surfaces and very rarely the sole method needed to clean. You can apply before or after pressure washing (personally I prefer before). It will always need time to work and rinsed off at the end.

That black mould is difficult to remove, you need a strong mix ( 50-50 ) and leave it for days to do it's work. Might need a second coat in some problem areas. Don't rinse it just leave , one hour is not long enough for years of black mould build up. I never rinse, just spray in on and leave it and let the rain reactive it and wash it into all the cracks killing all the weeds and seeds, worked for me.

I find that pressure washing patios tends to wash out the joints. I use Thin Bleach from the supermarket diluted 50:50 brings back the finish. Applied with a rose watering can. I don't wash it off. Just leave it.

High pressure clean 1st! Use a detergent to loosen the dirt. Use a surface cleaner. Rinse off. Apply hypo. Surface clean again to remove mould & moss the the hypo has killed, rinse off. Job done. And if you rgoing to persist in using that watering can, put a rose head on it. Youll get better coverage, & use less.

Hi Lee, have used good few times, I mix it 1/3 of watering can to 2/3 water. I honestly think it may be different effects on different stone. I did notice aswell that if it dries at all it's useless. I prefer to do it when it has rained in the morning and the ground is soaked. Best results I got one day is when I put it down went for lunch priced another job so was gone for 2 hours came back and washed it off. Also used a deck scrub brush to really work the harder to clean places. Actually using today on a granite patio. I also found that on mint fossil sandstone it works wonders. Mabe softer stone????? I don't know. 👍. Only found your vids. Fair play and cheers

I spray hypo on first then pressure wash and spray again brilliant results and lasts along time with it staying clean. Then if you like spray hypo again within about 2-3 months . Saves pressure washing or scrubbing keeps clean to.

Hi mate us soda crystals is the best way it kills the moss, it is granular just spread over and leave over night then jet wash off it will malt it is what you use in drains . Plus use a bit of hard surface cleaner in the jet washer hope this helps you you are good keep up the good work mate.👍

What percentage strength is your hypo? I use 14/15%. I've been softwashing for few years. I have a standard 4/1 ratio. Spray once, agitate, leave for 15mins, then spray again. Dont wet before spray. You will see it working before you agitate. As it will got white. I never use pressure washer. Will post some videos later. Thanks for great vid.

Dampen down the surface and apply the Hypo. Let it sit for 10 mins and agitate it with a stiff brush. then pressure clean it with a patio head so it doesnt kick all the crap everywhere. Then rinse off afterwards and repeat if you need to.

Put it on full strength to start with use your pressure washer after to deep cleaning . Witch you have to take top coat of then what is ever left put 40 to 50 hipo on after and let the weather do the rest . Or just use full hipo over 2 days and leave don’t mix let the full hipo work

I normally use household cheap bleach 50/50, go around the day before using a medium stiff brush and a paint roller bucket. Then jet wash next day and point up last.

Jet wash first then use the hypo on areas that need it. You need to lightly jetwash the surface first to get rid of general surface grime. Then the hypo will hit the spots that need it.

A bloke at work was telling me he had used sodium hypochlorite on his drive and was telling me how good it was, after a couple of years he moved house and brought me 5L that he had left over and didn't need. I tried it on my driveway that weekend and found it completely useless and after a bit of googling found that it degrades to salt water over time! Maybe this is your problem?

Hi mate, I'm a bit late to the video but I use hypo with great results and this is what I've found. Use the 14/15% stuff. I get mine from alliance. Never use in direct sunlight as it dries to quick before it gets a chance. Light hose of area first. Make a 50:50 bucket up or use neat if area is particularly bad and brush it onto the area you are doing, you will see instant results, white foam will appear in parts as it's doing its job. Dirt and algae will remove straight away, any green plant material will instantly start dying and will be able to be brushed away in a few days up to a couple of weeks. Let the product dry in naturally over night and then next day rinse and sweep away. I've had great results time and time again doing it this way.

Might be an old batch of hypo, i put it down neat on damp surface with pump sprayer then agitate with broom like you did. You should see a reaction with dirt/ spores lichen etc

Add the hypo to a wet surface, leave it to work for a bit, then power wash it off. It should make the power wash lift the dirt a lot easier

Interesting to see this video. Just pressure washed a customers large patio and they've got some bad black spot so told them about hypo. Never used it myself either, so same learning curve as you. Didnt look much wrong with what you did from the research I've done on it myself. A lot of these pro cleaning lads do go over it with the pressure washer after the first softwash, and then once its been cleaned.

Head up lee! I'm in the same boat and currently have the same views as you! I used it before and while I was doing a pressure washing job... purely to test it out, I did it exactly how you did it!!! And yes it cleaned it a little but it hardly did anything!! Anyway I'm doing another pressure washing job tomorrow and as I have some left I'm going to try a 50:50 mix and try spraying it on rather than watering can just to experiment. Happy to let you know how it goes if you're interested!

Hypo ie bleach will lift grease/ fats etc to the surface. Definitelyneed high pressure rinse water to remove once chemicals have had the contact time

I tried 5:1 first the same as you. I to was very disappointed. So I tried a 50:50 mix and couldnt believe the results. As quick as I was putting it down (with bucket and brush) it was changing in front of my eyes. From black to clean sand stone slabs. I found with the stronger mix you could see it turn white where it was really attacking it, so if it's not doing this I suggest it's not strong enough. Also getting any loose dirt/mud off first will always help the chemical get to what it needs to also

what went wrong? too dilute As for removing surface dirt first, that comes down to a commercial decision, may mean you end up pressure washing before and after the soft wash. As a homeowner I'd do that at home, for commercial purposes I would not.

Like you say there’s lots of conflicting stuff on it. I’ve always been under impression from what I’ve seen & heard that one pressure washes first then hypo and the hypo job is more for black spot? That’s how I found out about it wondering how to remove black spot. Not tried it though client wasn’t keen as worried about her dog. I’ve used household bleach diluted in past on white rendered walls prior to washing the algae off and it’s cleaned it before I’ve even touched it with the washer. So Hypo will have some effect on the clean even if just helps slow down re-growth 👍🏼

Mix it 3 parts water to one part hypo and it will dissolve moss, algae etc, never had it fail if you know it's fresh and nobody has already diluted it before, it's not great at removing dirt but will destroy any vegetation in minutes, hope you've tried again and had better success, just be bloody careful near grass etc, water before and after and brush 10 mins after applying, the soap suds really help seeing where you've done, brush it near on copings ar doorsteps, even gravestones come up like new, nobody's perfect but your pretty bloody good 99% of the time.

How old is the hypo mate. It reduces chlorine in heat and time check when it was batch . I worked in swimming pools for 25 years and used it all the time but it does go off

Info is conflicting.I reckon pressure wash what you can then the hypo only has to fight against what is left in the slabs before rinsing.sometimes I’ve pressure washed and haven’t needed to use the hypo

Plus if you hypo first you are then spraying it all over the place pressure washing instead of just rinsing it off.lessening the chance of it staining surroundings if you do it after washing

Rinse with jet wash do edges first & then flat surface cleaner or turbo lance & then rinse off followed by soft wash & final rinse off , have a look at Ricky banjo .

Hi Lee,I like to give the patio a good rinse first to get all the mud off otherwise the SH is working through that before it cleans the algae etc,also it keeps working after you’ve finished and when ever you can use hot water,SH need agitation,heat and time👍 Great vids mate👍🍻

You don’t need heat for hypo. It actually will break down the hypo and stop it from working. You always mix it with cold water

not sure why it didnt work. im no expert. i did mine last year, patio was black, hadnt been cleaned in years. pressure washed it 1st, then hypo on a 2-1 mix, left it an hour, it cleaned all the black spots off. then pressure washed it all off, came up looking like new. all trial an error tho, as my black trackies i was wearing had a lovely bleached effect near my ankles from the splash back :)

Could your client have put a sealer on the blockwork/paving, which I don't think SH will remove.

maybe your bleach was from an old stock, it does weaken with age, i did my sandstone during lockdown & it came up like new...obviously it’s meant for cleaning lichen & other growths rather than dirt so, a low pressure pre clean may have helped followed by a stronger mix also, you can use a bio-cleaning product that, in effect, consumes the growths...great learning curve so 10 out of 10, mate.
