Bin shellac primer sealer is the best for sealing water stains. Spot prime them them use the latex primers. Yes it’s work but the payoff is going to be nice.

I agree I work for an insurance restoration business and we only use b I n shellac on all water stain

Definitely a hassle but in the end you’ll walk about with a ton of money !! It’ll be over before you know it

The kilz 2 is a latex primer the reg kilz in the red and white can is oil primer it work better on the ceiling where the fire place was
