I clean by the hour with a cleaning partner. I make a list of what the customer wants done and ask them to give me an order of priority. I explain that we will work from the top of the list in the order of priority and get as much done as we can in the allotted time. At times we don't get to everything on the list, but I haven't had a problem with this approach.

Your channel has been a lifesaver as I had been struggling with a particular client who thought it was OK to demand deep cleaning for basic cleaning prices and a HUGE house with a 5-6 hour window that it was all expected to be done in. I am one person, I don't have help, so it's physically taxing trying to deep clean a 3 story house with a LOT of rooms & stuff was EVERYWHERE...I had to strip beds, change sheets, pick up garbage AND of course I was expected to also clean up after the animals too - cat litter scooping, changing, etc. It was nasty, and I was paid very poorly for my hard work. VERY poorly. Due to how much work needed to be done in that window of time, there were areas that were not as perfect as I'd have preferred them to be, and the client complained. I decided to leave that particular client and it had been causing me some upset because I felt like it was me who was not good enough. Then I found your channel the other day and I realized that I was being taken advantage of big time. This family wanted literally everything done for as cheap as humanly possible and in a fairly short window of time for one person. So happy you have provided all this advice, thank you so much!

Beware of the ones that want everything for a low price and then want to add on more stuff for free. Sometimes you have to let go and its for the best! So glad that you realized that you were not the problem. Remember YOU ARE GOOD ENOUGH!

I'm late to this but they were taking advantage of you. I'm not a professional cleaner but do my own. Honestly, people are too soft these days and too mollycoddled to clean up after themselves. They should try doing it themselves! I have the greatest respect for childminders, carers and cleaners... tough but really important jobs.

@@pamelarangel7104 I actually retired from cleaning houses ...too taxing on my body and developed carpal tunnel and rotator cuff tendonitis in both shoulders. It's a brutal business sometimes, but after 10 months of not cleaning, my body is finally healing. I do miss the work because I really enjoy helping people and making their homes cozy and beautiful, but everything happens for a reason! 😊

I am a cleaner and painter. I get this with painting all the time as I charge by the hour. I have 2 modes… do it right, or do it right now. I don’t do a bad job ever BUT some people and some properties don’t want /need perfection. So for the Do it now jobs, I do the best I can with my allowed time. I also upset my services and recommend things like extra caulking, prep, etc. if they’re not interested in spending the extra money that’s fine. But they will know what to expect for an end result. If the window trim isn’t caulked, the customer knows I didn’t skip it… They chose to not have it done. This concept can be applied to cleaning. And you need to feel out your customer. If they just want the toilet seat cleaned and have zero expectation of behind the toilet to be spotless, then great. That’s what you give them to make them happy. Then, recommend that next time they allow you to go the extra step of cleaning behind the toilet. That will trigger them to look for themselves, and they will either see your side, or not. If a customer is expecting more than you can deliver it’s probably not you… they are high maintenance and good luck to them trying to find someone that can do “better”.

I've been cleaning for years and I've found that the same thing can take wildly different times. I have slaved over a terrible looking toilet, while other toilets just need a normal 5 min clean. Same with a clutter filled living room full of knic-knacs versus minimal. Some kitchens are huge while others are tiny. Checklist are great, but they can't take those variations into account.

It's important to approach each cleaning task with flexibility and adaptability. While checklists are helpful as a general guide, they may not capture all the nuances of every unique situation. In such cases, it can be beneficial to rely on your experience and judgment to allocate time accordingly. As you've mentioned, some areas may require more attention and time than others. I love learning from you Ange! So, I am applying hourly limits to my own house cleaning jobs, I work as thoroughly and quickly as I can and even when not finished I stop and go spend time with my daughter or music or whatever. This is good! I’m learning to use the check list and to budget my work time smarter so as to accomplish more.

My house cleaner does a basic clean every other week. Every few months she does a deep clean and we schedule it. If I need something done extra I give her as much notice as I can so she can tell me when she can do it. And that way I can get her paid the right amount and she tells me how much she charges for extra things

That sounds just about right. I can't imagine hiring a professional and adding on tasks without expecting it to take on longer. That's just ridiculous.

If I need something done that she doesn’t normally do I just simply ask if she has time to do it and pay her the cost of it. Im a housekeeper of 4 years and i started with my first 3 clients hourly. I have 40 clients now solo and to this day i still do those 3 clients but i can definitely say its best to bid by quote and not by the hour. Ny work is not always the same with hourly clients depending my routine and my energy that day. I always find its best to do deep cleans first then maintain each home and those usually average 3-4 hours

Thank you, THANK YOU so much for this! How helpful. I have not had this particular issue with a client, but now I know what to do so that this can be avoided. I've listened to some of your other talks about timing, which are also very insightful, but it really stuck to me in this video, when you said that there is a difference in working/getting paid per hour vs. per job. One of the things that I struggle with is my timing. I often feel insecure that I'm moving too slow and I'm afraid that the client won't be pleased with me because either, they believe that I'm purposely taking my time, so that I can get more money or I'm moving quickly to please their pockets but skipping things that they will notice later and complain about. That has never really happened, thank God, but I'm afraid that it will. But with the use of the check list and a clear understanding on both ends, what's expected, that should eliminate those fears. So i'm definitely going to implement this in my cleanings.

I run into this too. Some jobs I bid by the hour and some, flat rate. The problem is with flat rate, I feel oftentimes the people feel they can trade out one job for another and expect me to stay a certain amount of hours, still even though they're not being charged by the hour. Oftentimes I end up doing weird random things for them that aren't even part of my normal routine. Because they feel like I should stay there for a certain amount of hours. So I think a checklist is definitely the way to go

Don't charge by the hour. One person's toilet is not like another person's toilet . One could take a few minutes to clean and one can take 30 min to clean with calcium and rust and removing toilet seat to clean properly around crevices. . Because it has not been cleaned in a long time. Charging by the hour gives the impression they can have you for as much as they can afford to pay you . So the job details will always be changing. Bid the entire job or one room or area but don't get caught up in counting minutes you will only attract people who can't afford you.

I don’t want to deal with by the hour at all. When I’m done I’m done. The first cleaning takes the longest and sometimes I lose money on the first one or two, but after that I’m able to be much faster and it ends up being a very nice amount of money an hour that I make. I prefer several small places in a row that only take an hour or two. Make sense to anyone?

Hi Angela Ive been charging by the hour simce 2013. I've made some changes that you recommended i.e.implementing the checklist. I am interested in the concept of bidding per job instead of per hour but wondered how that works- how do you let your next client know what time you will be there if you are at a job and have to stay for any given amount of time at the last one. Also how do you then pay workers. Im in Australia so there might be different workers rights but I think we have to pay by the hour (unless hiring a contractor?). So how would you go about paying your staff if, for example, you pay your staff member $25 an hour and the job you bidded was for $100 and it takes them 5 hours so now you have to pay your staff $125 on a $100 job and are in the hole for $25. Thank you

Hi Angela, I did a job few days back. My customer did not tell me that their floor is sensitive to water and it gets damaged. I started the job by cleaning the ceilings and it was a big house and took so much time to clean the ceilings everywhere. Even the customer was also along with me almost the whole day. When I finish the job in the evening our floor is too sensitive to water it has hot damaged. My all customers ask me upfront if I can do dry cleaning as they have sensitive floor. I reckon this is the job of the customers to tell the cleaner how this house to be cleaned. Cleaner do not magic power to know about other people's property. What do you think.? Thank you

I know this was 3 years back, I hope the situation resolved okay! Figured I would comment my opinion since I saw no others and am curious what others think. I think house cleaners should have a fundamental understanding of what products/liquids can be used on broad categories of surfaces, but I agree we're not mind readers and the client needs to let us know if something has an unusual sensitivity. However, I make this part of my walkthrough before we begin the job--I ask them if there are any surfaces, materials or areas that are sensitive to common products I use or are extra delicate. At the end of the day, since they were there and watching you (why on earth did they not stop you?!?), I think it comes down to whether or not the surface was one that is known to potentially be damaged by the cleaning method. If I soaked someone's hardwood floors with water, I'd be negligent as a house cleaner because hardwood floors should not be soaked in water, always. If the client just refinished their bathtub and it can't be scrubbed for 2 weeks while the new finish cures, and they don't notify me so I scrub with a scrub brush and a general tub cleaner, I am not at fault because generally it is safe to scrub a bathtub with those products and they neglected to inform me that there was something out of the ordinary. Insurance will say the same thing, they won't cover a damage claim if you didn't use your tools/products as directed.

What if some of your cleaners are slower than others? If it's a fairly new person should you tell them to finish everything even if they have to stay a little longer?

Wowww thank you Angela. I am new in this bussiness and I have learned a lot from you. I started charging $25 per hours and till now it has work for me. I just would like to ask I have some clients that they don't want cleaning washrooms kitchen etc. They just want me to organize their closets or rooms. So do you advise I stick with the $25 charge or I can lower the price just because I am not doing any heavy cleaning and I am not using any supplies? Thank you.

If you are already cleaning for them and charging the $25.00 leave your price as is. Because if you start doing more for them one day, they might want to only pay the lower price. You don't want to have to change/raise your price again after you lowered it. Hope this helps.

Hi Angela, I really enjoy your channel and you have helped me so much! Maybe you have covered this before but here is my situation. I had a house cleaner for 15 years and she recently retired. It’s too expensive now to hire another one. I’m still quite busy with kids and homeschool and I’m having trouble establishing a cleaning routine. I recently started typing a checklist or toggle sheet myself for this very reason. I began my cleaning business back in November which is now legally designed and professionally set up as A1 Showcase Cleaners. A lot of my work has turned into post construction cleans or very messy and VERY HEFTY jobs that require so much time and concentration. 4000sq ft homes. With 0 to little help due to the extent of the job and employees not being as enthusiastic about them which ultimately leaves me on my own. With the jobs taking so long I’ve started a checklist myself which you mentioned in the video that you had a download but am unable to locate it? Could you provide this so I can work a little more guidelines?

I just recently got a new residential client and they had a cleaning company befor me bi weekly. The reason for her change was because they were not meeting her expectations and things were getting missed. So I asked her how much they charge she said $80 for 1 bath two bed apartment. I t old her I would need to do a deep clean to get you up to my standards of clean i told her it would be 120 that did not include inside stove and no walls. Well after I was done it had been a little over 5 hours but that house was not properly maintained at all I almost thought she was lying that she even had a cleaning company at her home. Well she ended up giving me an extra $20 she refused for me to not take the extra money she was happy and all. But my question is that I told her it would be around $90 every two week but now I’m re thinking this is not enough so idk what I should do? did I burn myself I don’t want to upset her.

You are definitely not charging enough. I would charge no less than $120. At least $150 for the deep.

This is just a whole new world for me...I feel so un knowledgeable about what I should have to do...what do I do with random mail all over the house do I collect it all and stack it in one spot do I ask if I should trash some of it. Do I constantly communicate with them and put them on the spot, this client is my first and he is elderly and he had a service before me. But I was asked to help him out...I really don't have a clue. I'm an artist. I would be fine with a home if a tornado hit as long as I Kno where things are ..so I am just learning.i mean he has this stack of boxes full of his dead daughters things and his wife just got moved to an assisted living so I am aware it may be hard for him to answer WHAT DOSE HE WANT TO DO WITH SOME THINGS. IF HE HAS A DINNER TABLE FULL OF RANDOM HOUSE ITEMS BC HE NO LONGER SITS AT A DINNER TABLE DO I STILL CLEAN THD TABLE AND HAVE IT READY FOR HIM TO SIT THERE OR JUST LEAVE IT ALONE? IM NOT SURE IM REALLY THE KIND OF PERSON WHO KNOWS WHAT THE HECK TO DO. I FEEL UNPREPARED. I FEEL LIKE THE TYPE OF PERSON WHO CALLS SOMETHING CLEAN AND I DUNNO WHAT THE HECK CLEAN IS. I JUST HAD A BABY LAST MONTH SO IM SORT OF SLEEP DEPRIVED AND I DON'T HAVE HELP AT HOME. BUT I NEED THE MONEY SO BADLY. I JUST LORD, WANT THIS JOB TO WORK OUT. ITS THE EASIEST THING. BUT LIKE I SAY IM A SINGLE MOM OF THREE WHO JUST HAD A BABY. SHOULD I GO THREW HIS FRIDGE AND THROW AWAY OLD FOOD. IM PRETTY SURE SINCE HD SAYS HE HAD A SERVICE BEFORE ME ..THAT HE JUDT WANTS BASICS DONE AND TRULY...HIS HOUSE LOOKED CLEAN TO ME...I DUNNO WHAT TO DO. I HAVE TO BE MORE CONFIDENT I CAME BY HIS HOUSE TONIGHT AND SAW THE HOUS AND SAW WHAT HE WANTED DONE. HELP. LORD. YALL SEND ME GOOD CLEANING VIBES.TY

I wish I saw this before I cleaned a home. It was my first even ever and I didn't finish all I said I would and I told the gentleman I'd come back the next day to finish the job and do it for free (thinking it'd take an hour) but instead took 3.5.. I thought first day I could get all done within 3-4 hours...but it took 5. So I did total of 8.5 hours and bid it at 15 an hour, he did pay 80... now I'm just not sure what to tell the guy on his monthly cleaning bc I can't be doing free work.

When we start house cleaners out in America, we start them out at $25 per hour. For this very reason. When you don't have systems in place it's difficult to guesstimate how long a job will actually take. At 15 hours you would have made at least $375. I know where your heart is, and that you were trying to do right by the customer, I love that about you. But working 15 hours for $80 you made $5.33 per hour (minus the cost of your vehicle expenses, fuel, insurance, and cleaning supplies.)

@@AskAngelaBrown I am in TN so here average is 10 an hour lol. It's crazy. But you misunderstood, I worked 8.5 hours at $15, but me being new I said I'd come back and do it for free since the first day it took longer. But I did get something great out of it, I already have a deep cleaning set for tomorrow and 6 walk throughs coming up because the gentleman did a recommendation post. And since it was in nextdoor they are all around me. But I'm really wanting to get him a gift for referral, because this has opened up more jobs for me that I wouldn't of had had he not made that post. He doesn't have handheld shower head and it will make my job much faster lol. But with this is likely a $30 dollar thing which means I only made 50 on the job lol. Thanks for your videos. You are absolutely fantastic and I love to see you in action cleaning because it's made me better knowing the right ways to do things vs watching some other videos that people are just not as good or use wrong products lol.

@@janjaf844 $10 an hour was the going rate in the 1980's. $10 an hour is not enough. If you are self employed you have to pay over 15 % of your net income on self employment tax.

Charge by the job! The more you clean that space the faster you are and the less money you make.

Hi: I just hired my first house cleaner. I told her I wanted a detailed cleaning. She walked through and said 6 hours. I said great but didn't ask what would be done in the 6 hours just I wanted it detailed. What should I realistically expect? Thank you. Will clarify for the next cleaning. Dumb on my part😣

@@macydiy9697 she did. First cleaning was cleaning everything, baseboards, and such. After she cleaned general cleaning every two weeks. Mop floors, dust, vacume, clean bath tubs and shower doors ect. Hope this helps.

You had an initial deep clean and maintenance cleaning. The first cleaning always takes long especially if it someone looking to become a regular client.

Alright well that's exactly what I did tonight. Whoops. I'm supposed to come back. I felt he needed to know if he could trust me. So I spent a few hours just sharing and being his companion not his cleaning lady. I also was asked to help him. By HIS SON....AHHHHH. I JUST KNOW HOW TO MAKE PEOPLE COMFORTABLE THIS WILL BE NEW BUT ITS WORTH IT!!!! NEXT TIME I WILL JUST BE TIGHT LIPPED AND HANDS ON.....

Hi ms cote, I to work better alone, just don't care for small chit chat, We are like artists and artists people work alone / we are..crazy in the head to get things Clean and organized and prefer to be alone to do it... thats why we don't work at factories,retail stores.or around large public areas.... .
