Yeah, this is definitely more of a dream house for a self sufficient young person or couple vs the billionaire properties where you need a full time staff to maintain it. Garage parking in Manhattan, the awesome entertaining spaces, multiple doors/locks for flexibility and security, wet bars/kitchenettes on every floor, and good size rooms without going overboard for no reason.

I kept wondering how they managed to get 2 ground floor backyards. Must have been a tear down was attached to this property. Which would account for some odd shaped rooms and hallways. It 's not a rectangular lot. Possibly. Can't say i really enjoyed the tiny windows. While floor to ceiling can be very gold fish bowl, these just felt stingy.

I like it. The street seems unassuming enough, but then you walk inside and wow. It’s beautiful. I really love how much greenery you see through the windows. It’s like a little oasis in the city. The elevators great when you’re tired, lugging groceries around, or have elderly/disabled visitors. Be careful of those vines, though. Depending on the species, vines can be very damaging to property.

This is one of the first properties I've seen that was classified as 'luxury' that I thought warranted that description. Just saw a tour of the Succession penthouse that was 2 floors and $38 million and I just wasn't wholly impressed. But the amount of skylights and natural light in this townhouse is impressive. I also like the rear oversized windows and the back deck that has the nook in the corner. It's a place where if it was drizzling outside but you still wanted to be out in the open air you could sit there comfortably and read a book or sip coffee. Also depth of the nook offers natural privacy. The surrounding trees, vibes and bamboo plants are a nice touch of greenery. Also there seems to be a small kitchenette/wet bar on the second floor which is so convenient. The only thing I don't prefer is the half wall on the 4th floor bedroom.

my thought is 10 to 12, the 2 small bedrooms without baths are a problem, in fact these should be combined into one with full bath and the second living room on the dinning floor would be the master with private back yard terrace. first floor would be guest entertaining and i would expand the bar into a second smaller catering kitchen.

Hate to be a downer, but no, it does not feel like a $15m townhouse. The hardware looks incredibly cheap, if you look at the bathrooms, the faucet, toilet, and tiles all look cheap. Kitchen is fantastic and a true chef's kitchen. The additional bedrooms are also cheap looking and do not have en suite bathroom. In fact, they have number locks, which signals rental purpose, which shouldn't be a case for a 15m TH. The home has a noticible lack of marble and natural stones. Also a 7k sqft TH shouldn't just have a 2 person elevator. The value of the TH is in the location, the size, and the garage, which honestly is very rare. I'd say this is worth MAYBE $12m, and anyone who wants it to be single family will need to do quite a bit of renovation. To end on a high note, the back is fantastic, very private, quiet, and lots of trees.
