Looking for a property to buy. Very disappointed because a lot of popular and big developers out there unfortunately doesn't deliver. Makes you wonder how they are still out there despite their crimes against the law...

Agreee!!! My Lot from Filinvest until now wala parin title ko. Fully paid and Lot pero di binibigay ang title namin homeowners. Lalo mga tiga OFW 5-7yrs na wala parin. Dame dahilan.

Hi sir okey lang ba kumuha ng pre selling ang meron palang sila fercing permit, at normal lang magkaroon ng violation? Ang developer?

Sir good day may tanong po ako yung pinirmahan po namin sa contract ang amount ng bahay ay 600k bare unit fully na paid na ang equity kaso ang unit hindi pa po na deliver kay nag request akoa na mag pa transfer ng bagong unit na build na. Pero sa bagong unit ang bahay ay 700k sabi ng contractor kasi may tiles na at pintora .Legal po ba yun salamt po.

thank God I was able to watch this content po, sa first part medyo okay pa e cause I am a risk taker talaga pero the rest ng topic it's a naur (no😂) when I browse online about sa sinabing developer ni broker turns out scam pala since 2022, di lang masyadong matunog pero kawawa yung mga nascam hanggang comment na lang sila. We're scheduled pa naman for site viewing today, and the reservation fee na ibabayad ko sana is pinaghirapan ko pa kaka-overtime (bpo) I was able to do research naman beforehand about sa property pero yung mga red flag na nung nakaraan ko pa iniisip is pinarealize nyo saken, omg habang tinatype ko to kinukulit pa rin ako ni "broker" actually dalawang lot yun different brokers pero feeling ko both nilang alam na scam, yung isa nilike lang pag cancel ko ng viewing tas yung isa nangungulit pa rin 😭 again, thank you so much po.

question sir..May nag aalok sakin na taga Smdc daw. Kaso cheneck ko license niya is wala naman..ang reason niya is , expired daw..Totoo po ba yon, pag expired hindi masearch?

Good Day Sir. I hope your doing fine po. Ask sana po ako ng advice about sa contract ko po sa isang Subdivision dito sa pampanga. Kumuha po ako ng pre-selling house and lot. Nabayaran ko na po yung down payment and still paying pa po sa developer yung balance of 200k then makakapasok pa lang po yung loan ko sa pag ibig ng 1M. Contract price is 1.4 M. On process po yung pag gawa ng bahay. Ngayon po Inooffer sa akin na pwede ako mag transfer ng lupa and bahay which is from Lot 14 to Lot 12 kasi daw po hindi na po binayaran ng owner ng Lot 12 so pwede ko daw I grab para magkatabi po kami ng duplex ng BF ko. As per sales agent wala pong other expenses and same price po ng contract. Sabi nya lang po gawa lang ako ng Authorized Letter para ma send daw nila sa office ng Developer for approval. Ask ko lang po tama po ba yung process? Or need ko po ng memorandum of agreement with their signatures of broker, engineer, authorized personnel and etc. para po iwas hassle po. Sana masagot nyo po ito. Salamat po! Good bless you Sir. ❤️

Hello, Sabby! Every developer has a different procedure and policy in terms of transfer. I suggest you ask from the developer their exact policy on transfer of units. Based on my experience, most developers would ask for a request letter from the client who wish to transfer, a signed and notarized waiver of rights from the current owner, updated statement of account and payment of corresponding transfer fee.:)
