Some recommendations when you get enough funds... 1. Heating on the walkways and some more heaters in the enclosure. 2. A land shelter or two for the crocs. With heating and bedding, of course. A nice dry place for them to go to. 3. Some more vendors and info building places in areas where it's lacking. 4. Spruce up the komodo dragon enclosure. Take a look at their natural habitats. Do what you can in the game, should you ever rearrange their pen. 5. Don't think we haven't forgotten about the giraffes. 6. Give better outcroppings for the enclosure with the ostriches and other animals. It's very short and it's not much of a shelter from the weather. Hollow out the caves more if you can so there's more room for them to settle down in.

Beaver! Two VERY important tips: 1)The refunds are because of the escaped animals (guests who come across them leave the zoo). 2) There is a heatmap that shows traversable area for animals in an enclosure. Use that to make sure animals cannot escape.

here is some advice for starting a franchise zoo. most of the time when u first start everything is a little bit disorganised if you want to make a more organised zoo you can box up ur animals close the zoo and renovate what ever needs renovating hope this helps

TIP: Beaver you really need to pay attention to your notifications, finances and guest/animal needs. If you don't tend to them you will struggle to make any money that's partly why you ended up in dept besides you spending the money. LOL. Also don't build so fast. Take it slow and steady. Doing this helped me finally have a successful Franchise Zoo on my 12th attempt with 1 million dollars (including my attempts during the beta). XD
