I had a house built in Cape Coral Florida. Taxes increased to over $10,000 per year. I went to the tax office and they reduced it to over $8,000 per year. When I started making house payments in 1982 , a house payment was around $1,000 per month. Now the taxes are almost that high.

No, we have more luxury than ever before. 50 years ago the average house was only 1200sqft and a family of 5 living there, today it’s 2,600sqft, family of 3 with 2 cars, multiple color tvs, cellphones, health insurance, internet, luxurious vacations, $8 Starbucks drinks, cars with 350hp engines, air conditioning, etc etc. Life has never been this good in all of history!

A state law needs to be put in place to stop those property tax increases. When I lived in California 40 years ago when Republicans were in control, we passed proposition 13 that froze taxes or limited the raises. In Alabama, our county has passed rules that if seniors sign a particular document, they can freeze their taxes for the future. If the assessments lower and the taxes go down, they can unfreeze the taxes and then resign documents to freeze it at the lower rates. God bless Alabama. We also have homestead exemption. We also have a law/rule where if your income is a certain level you don't have to pay property taxes that year. When I retired my income dropped so much the property tax office called and told me they think there was an error in my tax return due to a massive decrease in my income taxes. I informed them that I had retired and my income was drastically reduced. I showed them my 1040 tax return and they accepted it and I haven't had to pay property tax since...but you have to have income and income taxes below a certain level to be relieved of paying property tax in my county.

in approx 2011 we had a mort for $70,000. It was $700 a month, $350 of that went to the mort and $350 went into excrow for taxes and insrance. By 2022 the payment was $1300, $350 going to the mort and the rest to taxes and insurance. We paid the house off and told the bank and big insurance to FO.

I remember when my wife and I built a house in the 80’s. Estimated taxes were what was escrowed. In early December we took an expensive trip. While we were gone the tax bill arrived. The actual taxes were 30% from what was estimated. I had to borrow the money and thought how stupid I was to take that expensive trip. In my present home the assessed value has increased by 30% in each of the last two years. I live in Wisconsin. We have always been known as a state with expensive real estate taxes.

When one buys a house taxes are based on the sales price not on the taxes at the time of purchase. Buyers need to get that information prior to purchase. It’s a no brainer.

The taxes are based on assessed value. The assessed value is based upon the aggregate sales of properties in the county over the prior year. When buying a home in Florida, always check to see if the seller has a homestead exemption (tax increases limited to 4% per year) and how long the seller has owned the property. If the owner has lived there for 40 years, it is prudent to assume that the property taxes will be 2% of the sale price. It will likely be somewhat less so you are likely to pleasantly surprised rather than shocked.

Back in 2007, during my time working in real estate, I witnessed people purchasing newly built homes from builders with the plan to sell them before the closing of escrow to another buyer for a profit. The crash hit hard and fast, and I vividly recall many of these units ending up foreclosed upon, with the builder's plastic still covering the carpets.

People need to do their due diligence. I never bought or sold property in Florida, but even I know that when purchasing a homesteaded house in FL, your property tax will be going up substantially. Look up the assessed value along with the tax rate and do the math.

Market values are up due to years of artificially suppressed interest rates. Then on top of that the Fed poured on a nice topping of a 60% increase in the money supply. That is all money created since 1776. Now the dollar is weaker, inflation is up and that has been reflected in RE prices. Taxes are up because taxing authorities do not change their millage rates. They have pensions for first responders, etc. etc.

It happen to me at the mid of 2019 I bought my first house. Closed to a year bank sent me a check with escrow money said that they miscalculate and I have that money send it . I expend that money. After 3 months later I received a phone call from the bank saying that they miscalculated escrow and now I own 5,500.00. I have two option paying the full amount or add to my house mortgage payment. Thanks God I had a good financial situation and I can take care. But imagine if I was in a fix income. I will loose my house. Now I learn a good lesson to not repeat the same situation.

We invested ten years ago in two properties with a total of 80 acres. Worked hard and almost paid off all but a quarter of the total bill for one of the properties while using as an Airbnb. Sold it 2 weeks ago with 5 acres for more than double and 25000 over asking price. Paid off our own home with enough left over to build mom in law a home of her own.. with some left over and no more slave to the lender.

You gotta do this, you gotta do that... all while working 50+ hours per day, commuting back and forth, taking care of family, and lastly, taking care of yourself. So much to do or else other people with nothing to do will make your life a living hell.

Property taxes are really high, especially without the Homestead exemption. If I rented my house that I bought in 1998 the taxes would increase from $1400 to $4000. Then if you happen to live in Orlando you have the wonderful added expense of tolls which for some can easily add up to $100 a month. They say they need tolls to build roads, WTH do we pay property and gas taxes for?

This man will tell you the truth when others are just trying to scare you to jump one way or the other you know like the government does. That young lady bought a house here in Polk county and now she can't afford it and you think the people in Tallahassee didn't know they was going to do this in the near future or maybe 5 or 6 years ago they knew it they're waiting for the right moment. This is just proven to me I am a pastor that in the last days which were in the last the last days wrong will be alright alright will be wrong they going to kick you out of your home that will kick you out of your condo put you on the street they don't care as long as they get that valuable piece of property

Florida has regressive total state/local tax burden, with the bottom fifth paying over 13% and the top 1% paying 2.7%. Add assessments / high HOA fees, and it is a nightmare.

Sounds like the bottom 20% are cheating the top 1%. To be fair, each should contribute the same percentage, they’re only paying 0.65% each.

I had to give up my driving to save from paying the insurance that went up a lot... Then I gave up the homeowners insurance because it went up a lot... ALL because my property taxes are up a lot this year and my social security only went up $40.00!!! 😢

Home and auto insurance is going up across the country. Many insurers will no longer insure areas that have a statistical probability of a catastrophe. The insurers are a for profit business ,and they will increase the costs to you to insure profit and balance the risk.

This happened in our condo last October 2023 Orlando Fl our HOA was 400$ and now go to 850$ with assessment 37000$ for each unit , the problem was no one from the community didn’t fight enough because they get the information to late, at the moment inventory sale is 100% and no one want to buy any apartments, is very sad how people react and they was cared about more about the dogs 💩than this increase $$$

Your everyday sales tax includes at least a 1% tax for your county and then another 6+ % for your state. Property taxes are a double tax to ensure your city workers receive the largest pension package as they can fleece you for.

That is if u move and you will still pay higher taxes even if you sell a home for $500,000 and buy a new home for $500,000, you will pay higher taxes at the new property

Well if the Realest Agent and attorney are not going to tell you, what are we paying them to do? I’ve seen this happen 10 plus years ago for those purchasing new builds. And mortgage companies should do better at denying loans based on forecasting. Everything goes up every year. And as for condos, I sold mine as soon as I started reading about the National HOA working with FHA to allow the HOA boards to obtain loans and passing the increase to the residents. All of this was due to the FL condos collapsing. Our city is now working to also add a forced city inspection for the integrity of the buildings. That cost will also be passed to the residents.
