I don't want to upset you.But the "studio apartments" appeared against the background of the reactionary return of capitalism. In the USSR, they did not build apartments that were so uninhabitable.These are rooms for temporary residence, not apartments. Marketing is powdering the brain everywhere, just to make it sound beautiful. You live in a closet, like the fairy-tale character Harry Potter.

Russell, If you're going to keep that little fridge (which is fine for most single users), you should have bought an additional base cabinet to put it on top of, IMHO. My back hurts just looking at having to crawl on the floor to access anything in that fridge as it is. Using the kitchen just doesn't flow like it is because of it. Also, it is hard to gauge the actual size of the apartment (for floor-plan layout purposes), is it too difficult/inconvenient to include the current floor-plan dimensions? Properly laid out, I think that apartment could be made usable by a couple. I've been renovating and maintaining apartments here in the states for many years (1990s), you'd be surprised what can be done with smaller spaces such as this nice find of the Mrs. Lucky you...

Also, Russell, is the wi-fi included in the rent (you don't say in any of your apartment videos), if not how much, and what kind of data rate is typical (in Mbps) in these buildings? Should also have excellent cellphone coverage at those high floors and fairly flat terrain.

Также как и вай-фай роутер, можно купить свой, или, если квартира арендуется, то покупают владельцы квартиры, либо можно арендовать роутер у провайдера.

The number of elevators in one entrance depends on the height of the building. For example, for buildings with 5-10 floors - one elevator, 10-19 floors - two elevators, 20-30 floors - 3-4 elevators, etc.

I would raise the fridge on a cabinet for extra storage and the small fridge would be at eye level. Nice clean apartment. In central FL this apartment would be an efficiency no separate BR, now at $1,00-$1,300 by greedy companies. Thanks for the tour.

Hi Russell ! Your wife and yourself did a great job remodeling this studio ! Congratulations ! Only downside is what many people commenting: no bathroom sink. However, it certainly looks comfy for one person. Like the view ! Handy for access to public transport. Rent is reasonable. Your wife and yourself did very well !

I love it! In the US we would call it a studio apartment and you would never in a million years be able to find it for $274 a month. Triple that actually. Great job on the remodel. I really do love it! My single son would be thrilled to have an apartment like that. So nice!!

I am really enjoying watching these videos. I love seeing homes in different countries. I hope you do more. In America we call it an apartment, a Studio Apartment. $274 a month here in America is unheard of now-a days. I doubt you could find anything habitable for that price anywhere here. It's a beautiful little place for someone. You guys did a great job.

Oh, but official (is not real) avg salary is about $700 here, and real is about $200-400.Groceries cost is -/+ like USA, maybe little cheapest.

That’s a very good choice:) I feeling nostalgic, on 4 course of my university we wanted to live together with my boyfriend(already husband😁) and rent same flat with balcony because we just started to work and I still had one more course in university so our salaries were not so big. The flat tile this was a good way to live together without parents in our young ages☺️ and it was cool year, we even got a puppy in that flat and it was enough meters for all of us😁 Currently sure we can’t imagine to live in such flat, but that time it was perfect ☺️😁

Thanks for the tour Russell. To me it's usually all about proximity to city transportation, and how nice and clean the place itself is. I'd say if a place is tight it's fine by me. I think ;)

Based on the last week i spent there doing the remodeling, the bus connection to the metro was very easy to use, and even the shops and mall are nice and close also.

professor Russell, yes, it is important to “see” the toilet (commode) because, sometimes toilet plumbing “stops-up”. The person, Contracted tenant, needs to turn off the water… and deal with the problem! In America,, “solid-waste management” is how I describe it! “”Hazmat” is another term. Excellent two burner Cook-Top! Excellent to show the space for an “Ultra slim tall fridge!” Excellent to show the “ Vent” over the modular kitchen cabinet! Super excellent to show the articulating inward casement window! Super wonderful to show the “Blown In Insulation!” Super wonderful to show the door slab that needs final fitting! Great that you showed where the “Hardware” wall located…atop the small fridge! Thank you!

Nice apartment for a single person. The rent is not expensive, the same in Montreal currently is at 1000 dollars (around 750 US) per month. Thank you very much for the visit!

The apartment you and your wife purchased is rather inexpensive but very small. $300.00 a month for a studio apartment is a great price. However, how much are the utilities like Gas, water, Electric, and so on. Love your videos on these subjects. Thank you.

Thanks, it was all her buying the place, i just took care of the remodeling. Making the trips back and forth to the hardware store for the supplies and making sure the carpenter did what we needed.

I think I'd have added an entertainment center to the wall across from the sofa. One that had room for a TV & shelves in the center, with storage towers (like small closets) on each side. In a space this small, every inch of storage counts.

I would put the fridge on top of some shelves or something for more storage . And to make the fridge more easily accessible.

The plan was to actually get a larger fridge at some point, we did think to maybe keep the smaller one and extend the countertop over it also.

In the US, a stidio apartment has a full size fridge. Most apartments here do not come furnished. They also usually have some type of closet. And all bathrooms here come standard with an overhead shower and a full size stove (4 burners) with an oven. It would be too small for me, even as a single person. Also, most studio apartments here do not come with a washer/dryer. And the ones that do ahve a washer and dryer do not have it in the bathroom. Its usually in a separate area that we call a laundry room. However, I do think that its super cool that you guys have heated towel racks. I would be annoyed though that I would have to put the bed away and take it back out every single day!

Also bathrooms have a sink. Other than in high priced cities, that studio seems so small! Studios often have a bump out for a bed or office. It looks the size of a studio in Paris. Not sure with all the space available, why these spaces are so small.

About elevators. Buildings of 10 stories and above must have 2 elevators per entrance. Since yours is just 9 stories - 1 elevator is all that required by Russian building code. If i'm not mistaken of course.

Entirely appropriate studio apartment for a couple or a single person and the price $58950 .00 AUD is excellent .I love the central heating throughout the building that also comes with the apartment .No way could you have a set up like that in Australia for that price in a major city. More likely between $420000 .00 AUD to $480000.00 AUD depending on the location .

In Israel , such a studio in similar a residential area 500000 USD . no central heating , cost power per two mouth , in summer because air conditioner about 500 usd , and the winter because electrical heater .

there are quite low-quality materials in general, if you look closely. and prices, if you conduct politics in the country like that, real estate in Moscow will soon cost nothing at all.

A quick note regarding the kitchen furniture. You should better swap the stove and table as it will make cooking more convenient: you pick up some ingredients from the fridge, then wash em, chop on the table and then cook on the stove.

Great job with the upgrade. We would call that a studio apartment in the U.S. (or at least in L.A.) as well. I'm curious--do the washing machines also work as a dryer? Because in the various such walk throughs of Russian apartments I've seen, there is often a washer (usually in the bathroom), but no mention of a dryer.

90% (or more) of washing machines in Russia have the function of drying and light ironing, so we do not need to purchase several devices. This saves a lot of space)

Not likely a dryer in it. There are separate washer- dryer units, but they are not too much popular due to high prices. Also, normally the builder would not provide for a hot air duct from the dryer. Some folks buy a two-in-one washer dryer unit, but it dries by heating the internal chamber of the washer by using electricity. Expensive on the utility bill. In most cases, you would see a classic washing machine, from which your laundry, still wet, gets hung on a foldable rack in your apartment/ balcony.

Thanks for the link sent to me from watching the other two apartment videos. I heard you mention this one but didn't find it. Delighted to see it. I rented an efficiency in Columbus, OH, in 1998 for $100/a month. Much bigger, but also furnished. This is a cute little one-person apartment. I like the gray in the kitchen. The price is good, too. Very nice video.

We didn't change the rent, it was 20,000 rubles per month before, it's the same afterwards. We thought it was only fair to keep the rent at the same level.

You still need to do is fix the door, the backsplash, put screens on the windows, and fix the electrical outlets. I don't know why there are two different floors. You didn't show the vents for heating and air conditioning. Good job so far.

Hello, Russell! I've been watching you for quite a while and I like you videos very much. The apartment you bought is a good investment. My husband and I bought an apartment in Moscow in 2020 (during the pandemic) and now it costs almost twice as much. And prices for property in my home city Ulan-Ude are unreasonably high. A 2 room flat with the size of 50 square meters costs 4,5 to 5 million. The flat like the one you bought costs not less than 2,5 million

Microwave ? & Usually one can use bunk bed and setup office area underneath many small room designs on KZbin, eventually one's will find that magnet & copper = heat ,& heat can be used in evaporative #refrigerator

This is a very cheap price for an apartment in the Moscow region. In Krasnodar, a similar apartment on the outskirts of the city would cost the same amount.👍

That price is about what I pay for my phone bill in Canada. But that’s not really fair we have the highest telecom prices in the world in Canada for some reason….

Wel to put it in perspective i am paying $10.98 Canadian for my phone per month and the same amount for unlimited broadband internet in my apartment. In Austrrlaia how every the prices for phone and internet usage is crazy also.

My god that’s expensive for a phone bill. I pay £39.00 per month for landline and ultra fast internet. Plus it it drops below a certain speed for three days they pay me. Lol

The Internet is very accessible in Russia.👍👍 I pay $26.51 in Moscow for unlimited Internet at home with a speed of 300 Mbps.with, digital TV 196 channels, 4 mobile phones. My number is unlimited for Internet and calls in Russia, the other three numbers are 30 GB per month, 3000 minutes of conversation and 200 SMS. And this is in Moscow, where it is believed that everything is expensive. There is also free WI-FI in the metro and ground transport, there is WI-FI in commuter trains, and it is also free 👍👍

The shallow kitchen sink bothers me, a deeper, square sink would be more practical for washing pans and dishes. And the lack of a closet and bigger refrigerator. On the other hand one couldn't rent a room for 274 dollars a month in New Jersey.

This building does have larger 2 or 3 room places also. But the developers also want to make more basic lower priced places also.

Are there additional fees for apartment owners? Maintenance fees or "condominium" fees? How are property taxes in Moscow? Thank you for sharing this flat! It's cozy.

I won’t tell you about the Moscow tax, but in my city of Ufa (more than a million inhabitants), the tax on an apartment of 80 square meters per year is 1400 rubles, or 70 US dollars at the exchange rate

I pay ~4000 rubles/year for 80m^2 3 rooms apt, + 8000/year for cars (Prius + Camry) taxes, but I have to pay ~50'000/year for car insurance because of my family young drivers

Moscow : 0.1% a year for most of estate. . 0.1- 0.5% for townhouses etc. Typicallly $100 a year for a good flat of 80 sqm.

A year ago, my husband and I bought a two-room apartment in Ufa for 2.5 million rubles on the third floor of a six-story building with a large elevator. The total area is 52 square meters. Now apartments are much more expensive in Ufa. But this is not 3 million for a small kennel in Aprelevka. Proximity to Moscow makes such small doghouses very expensive.

We have been looking for other places before this one came up. Of course, we could have bought something in a different city for less, but having this place in Moscow Region will be easier if something happens or we need to be there for any reason. This place in the video is in Lopatino, in Aprelevka for sure there is nothing right now for close to the price we paid for this place.

I wouldn't pay that, where I live a nice condo with a gym and pool go for around $1,000/sqm. Pretty expensive for Russia, but that's Moscow for you 😢

With kitchens like that, cooking is a one pot afair. Or is there more of a take out culture? In the supermarket videos you made you don't see a lot of pre made meals you just heat up.

We do have a lot of frozen food: from dumplings, cutlets, stuffed pancakes / crapes to something like pizza rolls and hot pockets, but it's mostly in smaller shops close to apartments, not in big supermarkets, there are also services that will prepare and deliver a bunch of ready meals for a very good price, at least in big cities. Good variety of canned food is pretty common too. Can't say much about take out, I only ocassionally order pizza and korean food from a couple spots nearby.

Generally it's not take out culture at all. But this type of apartments are what students that come from other cities and countries to study would rent, so they would not spend much time cooking indeed.

Great video Russ!! My math shows your annual ROI is about 8% without considering investments in appliances and fixing the place up. I would have thought the return would be better with the big demand for rentals in Russia. I'm curious how this might compare to the ROI of an apartment "landlord" in your Aussie hometown? What are the taxes and other fixed costs that you pay as an apartment owner?

That’s a great investment. I am looking to buy something in Belarus, as the prices are great here compared to the west & I can only see property rising in value. I think Belarus & Russia are wise property investments. 🇧🇾❤️🇷🇺🏡

Hi, found your channel today, new subscriber! I live in Melbourne, Australia. My son rents a studio apartment for $275 a week plus electricity (roughly $70 a month) and that's without using any heating! Wow $13 electric bill which includes central heating is amazing. Here electricity and especially gas are outrageous prices. Using central heating in winter your gas bill alone would be $1000+ I assume your studio apartment is all electric? Also an abundance of rentals in Russia keeps the prices low. Now in Australia there's a rental crisis, peoples rentals are going up $100 a week, because they can't move out as there's nothing else to rent. Equivalent of $59000 for the apartment is cheap. I just looked and to buy one in Melbourne is about $200000 which is crazy for the size, almost 4 times as much as what your wife paid. But I'd need to know the average wage in Moscow to really make a comparison. Is there parking no oven?

the average salary in Moscow is about 60-70 thousand rubles (1380 Australian dollars). Of course, there are smaller salaries, there are more, I take the average. Affordable utilities, cheap Internet. Very good transport infrastructure. Getting there by metro is faster than by car.

The tax one has to pay for renting out a flat is 13% for residents and 30% for those who migrated for some unpleasant reasons and stays out of the terrorist country for more than 183 days. Some of my friends used to think they can avoid paying the tax by prolonging the rental agreement every 11 months. Although 11month agreements don't have to be registered, they are not tax free. If renting out as business and not a private individual the tax can be reduced and/or returned.

A full size fridge / freezer tower is 54 centimeters wide? I belive you should have invested in it and upped the rent a little bit. And electric outlets in the kitchen should be plenty. Microwave owen, coffee machine and stuff. Great project though, thank you for sharing.
