I would estimate with inflation around $120K for rehab. I hope those floors were saved and refinished and not tore up. Not everything in a old home needs to be removed.

Hi Tiana! I have a good idea where this is so some slip damage, but I’d strip the floors restain them the kitchen cabinet pop the doors off replace some with doors with glass. Hit restore for possible doorknob replacement. Nice eat in kitchen heavy coat of killiz in that bedroom with foundation I’d guess around 60 to 70 barring any electrical upgrades or possible plumbing rehab

Ok so you listed just over 41 k for three things but I'm not sure if your 38k foundation repair includes resupporting the kitchen nook. Looking at the garage wall underneath it , it looks like there were originally posts that have had cement block In filled. The cheapest solution would be just removing the whole alcove and close in the wall. Overall goal of selling in 6 months for $200 k suggests a profit goal of $50k, less a $70k purchase equals a total reno budget of $80k.

I’m gonna say 60k is the rehab budget. I love the bathroom on the main floor. 38k to lift the kitchen bump out rehab the 2nd bathroom the cracks in the basement all the paint refinish the hardwoods most of the light fixtures. I would paint the kitchen cabinets replace the countertops. Hope I win

Don't know what you mean by update the floors, but I hope you mean refinish them. The wall colors are pleasant already. All the builtin shelves and cabinets are a huge plus. The nook seperating from the wall is probably the worst problem, and then redoing the bathroom upstairs. Most of your flip is cosmetics. The cost of the rehab will be exactly $28,790.63. (JUST JOKING) If you bought it for 70k you should easily get 135k to 150k after you finish working on it. Wish it was me.
