LOL, you're driving around the neighborhood our family just moved away from after living there for over 5 years (The Trails at Legacy and Independence)!!! We had a huge 4 bdrm, 2.4 bath, 2-story home built in 1995 with MASSIVE foundation and plumbing issues and the absolute WORST HOA we have ever experienced. Couldn't get out of there fast enough. The Trails neighborhood in Plano is lovely, yes, but the HOA there is simply not worth it. After living in Plano since 1979, we bought a lovely vintage home in Garland in June 2021 (with NO HOA) and couldn't be happier. Life is too short for HOAs and overpriced homes.

My house was built in '72 just west of Central in Plano. I bought it in '94 for $76,000. My next door neighbors are selling their house which is almost identical to mine but with a few improvements for $339,000! I still can't believe it.

I think it would be more helpful if you showed of the interiors of some off the houses as well. I've learned from house hunting that you can not judge a house by its exterior. The house might look stunning outside then you find random sinks in rooms and ladders in the kitchen to upstairs etc. Really like what you are doing overall though.

Older houses in DFW means foundation issues.

Actually, the older the house the better. That's why foundation warranties are 10 years. The settling usually occurs in the first few years because it's a new structure on the soil. If the new home makes it past several years it is usually settled in at that point.

@@LIVINGINDALLAS depends on the neighborhood- I live in plano & I see A LOT of houses with literal cracks evident in the exterior. Foundation issues are a huge problem here.

I agree, these listing prices seem inaccurate because people from out of state (ahem, California) come in and toss too much money over the asking price. This process has completely destroyed my hometown forcing generations of Austinites out of their city and I forsee the same happening here in Plano.

Most all of the homes have foundation issues, will have plumbing issues, taxes are extremely high. Traffic is horrible and the roads are a disaster. Nice neighbors though.
