Supreme Content Saudaghar...🌟 If Balewadi was part of PCMC it would have developed completely 10 years back when Balewadi stadium was inaugurated for Commonwealth Youth Games 2008. PCMC grew almost 4-5 new areas like Wakad, Ravet, Tathawade, Thergaon,Pimple Saudagar & many more sub prime areas at the same time when PMC struggled to prepare development plan for Balewadi.

That’s true. Now they’re are struggling with Mhalunge, Susgaon, Wagholi, Lohegaon and Keshav Nagar.😂😂 PMC has bunch incompetent idiots who doesn’t even know P of planning. They keep delaying projects like anything may be just next to BBMP of Bangalore. This Balewadi-Wakad bridge is partially ready at least since last 6-7 years still they couldn’t complete rest of the land acquisition. If they don’t complete acquisitions on time, prices will escalate drastically and they again cry saying that we don’t have money.🤣

Aundh, Baner and Balewadi are the best locations in Western Pune, possibly the best in the whole of Pune. Rest of the locations in Pune West are a bit too overrated, especially Wakad I feel is extremely overrated.

Being on the border of PMC, PCMC, Aundh & Baner has too much gundaraaj, lobbying also it's unnecessarily costly, lifestyle wise nothing beats Central parts of Pune like Erandwane, University road, FC, Deccan, Boat Club, Bund Garden,KP,KN but there's hardly any land left & new developments are redevelopment projects only.

@@adityadange954 KN is still good and KP has it's charm but Deccan, FC, erandwane have Outdated infra, narrow roads, congestion, and moreover are you going to get any modern residences in these places? To each his own I suppose.

@@akshaya7031 Tbh it's city centre so obviously you cannot expect 6 lanes everywhere, even main lane of KP is 24x 7 crowded but still everyone loves to drive through that section. 80% projects that are underway in these mentioned areas are low density projects which are real premium projects for me not 25 - 32 storied building with 8-10 units per floor. Just explore FC, Prabhat & Law clg, University Road, Karve Nagar low density units you'll see the real charm of luxury over there. Obviously they have sky high pricing due to locality & it's density but soon with additional metro FSI & other premium offerings for builders we'll see huge vertical development in the main pune city part as well so these Premium low density units will get even more attention from most of the tall story residents as there will be hardly any supply of it in the near future.

@@adityadange954 I guess it's a question of preference and budget. Also, I don't think it's fair to compare the bungalows of prabhat road with any other locality. They probably cost multiple crores and probably not many are on the market for sale. Who wouldn't want to live in such a place, but how many can actually afford it? An apartment in a high rise building in a modern locality like Baner has its own charm and is also more affordable and available at scale. Pune is on its way to becoming more like Mumbai, whether you like it or not.

Hello Sir, Thanks for educating us through your videos always. I had one doubt, our society has 5 wings and off that 3 wings got OC on 30th August'2020 and other one got OC in June 2021 and last wing got OC in Dec 2021. So I want to know, my wing OC was Aug 2020 and have not received any Property Tax demand yet. So am I liable to pay Property Tax post OC or only after all wings got OC? Also, is there any other doc called as Completion Certificate which is issued post OC or prior to OC?

सर नमस्ते प्रथम मेरे पिछले सवाल का जवाब आप के विडियो से मिला उस के लिए धन्यवाद। यदि मेरा बजेट 40/45 लाख तक हैं तो क्या 20 लाख तक 1200/1500 स्क्वेयर फूट NA plot मिल सकता हैं Charholi या पुणे के आस पास । क्या आप मुझे कोई अच्छा सा land ऑनर का नाम बता सकते हो?? जीस से प्लॉट खरीदने से आगे कुछ प्रोब्लम ना हो। प्लॉट खरीदे ते समय कोण कोण से document देखना जरूरी होते हैं? ( हो सके तो सैंपल डॉक्यूमेंट ,पूरी लिस्ट के साथ विडियो में बताना) प्लॉट बेचने वाला जो डॉक्यूमेंट दिखाता हैं उसे किस तरह से वेरीफाई करें सही हैं या गलत??
