The football club is the biggest and most significant part of Newcastle. When you say Newcastle Upon Tyne, the first thing everyone in the country think is the football club. It’s in tandem with the city. I’d love to see an expansion into leazes park and a redevelopment of the park into the SJP site once a new stadium is built. Who says they can’t remove leazes park brick by brick and develop something new while also embracing the past. I’d love to see it.

I would be happy for the ground to relocate to the park. When it comes to the history aspect, I don't think plonking a football pitch in front of, what is now, a listed building was ever respectful! I don't know, under current planning rules, what be allowed to replace SJP, but tasteful parkland would surly be more attractive.

Totally agree with you ! I'm 61 years old, Born in Benwell/Scotswood Always been a border dispute. Season ticket holder for 28 years but Ashley knocked the expectations out of me and my 3 besties ! We bought firesticks ! I get Eddie's point but we have to move on ! Great we'll preserve our city's history and culture but we can't remain in the dark ages forever ! Hopefully some younger people with a vision will come through and respect the fact that Leazes park is part of our history ! But in 100 years will it still tick boxes ! We need to stop this dinosaur mentality ! London has ! demolished everything to upgrade the transport networks

I don't believe it's more important than history and heritage, but i also don't see a problem with slightly relocating historical parts of the park to a different part of it. If they built in the current footprint, wouldn't they have the same problem on a new stadium with the east stand and the listed building behind it?

Success is history. Our history in recent decades is underachieving. I've been attending games for 30 yes but it's impossible to get tickets for most people. We need to think of future fans too. Some of my best memories are attending champions league games with my late father in the Keegan era, something it's impossible to share with my own kids. We need an 80k+ new stadium.

I'm so sure the most ideal stadium size from a buissness point of veiw would be about 70k and you could achieve that by upgrading st james park anyway. A 90 k capacity stadium will not sell every week out and therefore will not be desirable to build.

You are overstating the case Eddie, "sacrifice" is an emotive word. Let them get on with it - if they can. It's all very well for season ticket holders to want the status quo I am a member and have been to 6 games in the last two seasons despite entering all but two ballots. The new stadium would enable more fans to see their team. It's NOT just about additional income although that will help the club too. The Park is nothing special and it is bordered by the moors.

We are certainly seeing these "more fans" swallowing home tickets up. They're usually being dragged along by their husbands that have no mates that go to the games. Don't forget your knitting needles lasses!

Liverpool moved the Cavern and recreated it a small distance away. The needed the original place for an underground metro shaft. Move the bandstand where the stadium is now. Expand the stadium into the park.

The whole of Leazes park is Grade II listed, in a conservation area and subject to special protections, not just a bandstand

Plan C will be adopted, the stadium will encroach Into leazes Park it will also mean the while phase one of that construction is ongoing SJP will still be used then when phase one is done it will be a partial build with stands on three sides phase two the demolition of SJP and the completion of the remaining stand the footprint will be still much of SJP just moved slightly westward.

If the Egyptians can move a temple (Abu Simbel) then moving a bandstand and terrace to say where the Gallowgate End currently is and have a big green space where the pitch currently is to have a super stadium in Leazes Park it's a no brainer. I don't think that's destroying heritage but creating something much better and a new heritage while preserving the important bits, just in a slightly different place to where they are currently.

Honestly as good as the park is (I love it), it is in a state of disrepair/mismanagement. When my wife was being induced for labour we walked through the park, as the nurse said fresh air helps, a massive tree very close to us had one of its huge branches snap off. It would have done me and my wife serious injury thankfully we weren't underneath. Then looking around we noticed a fair few of the trees were looking worse for wear. It's not really managed well imo and some investment into it would go a long way. The club could help with that.

My treasured memories of SJP is from the 80’s,90’s , not the current stadium, it’s time …. To move , I don’t even try to get tickets for me and my son now, if lucky, we’d probably not be sitting with each other.generations of local fans will be lost, 52k is mostly season ticket holders,the haves and the have nots,just like society,is so relevant in football

I'd fully expect the owners to build a new park way better than leazes if it was to go ahead. If the stadium moves away from the city centre it will be devastating for the local economy, all sentiments and heritage taken into consideration, I hope the club can get a new stadium in the city , it would be sad to see leazes Park and St James gone , but if its replacement is better on both accounts I don't see why it wouldn't be a viable option . Such a difficult decision as st James Park is the heartbeat of the whole city and its been that way for over 100 years.

This is a once in a lifetime payment then we need to do the right then for the club. To just add a few more seats is not going to improve the stadium and the revenue. The council pay £250.000 on the keep on the park each year if Newcastle Untied pays and up keeps the park there should be no problem. Bondibot had the great option C and it’s not about money it’s about bringing in revenue into the club and the City. You forget the listing buildings the extra seating is going to be a headache for them . I’m for a new stadium otherwise we will see problems later on with the stadium.

We need a stadium where you have a good chance of securing a pair of tickets, buying 4 weeks in advance. I get the valid points re history, but surely we have no doubts whatever changes will be made, will be done so with class? Think all who bluntly want to retain history with no compromise, should relinquish season tickets and reduce the demand for tickets.

On the part of Leazes Park where they graze the cattle beside the Barrack Road entrance, on the Moor there are trees planted and fenced off are there because they mark were sinkholes appeared from old mine workings were so there could be problems using Leazes Park

I'd rather have the stadium expanded and upgraded. Its such an iconic stadium in the centre of the city on top of the hill. I dont want another ugly generic boring stadium on the outskirts, with more hospitality boxes than seats.

If there was a stadium to be built on castle leazes/town moor they could build a 80000 seater ground that is lower than sjp by digging down so the pitch could be 20m below ground level to lesson the impact to local residents aslo demolish St James park and return it to the park in a land swap deal.

I think they’ll demolish the ground. Build a new stadium on the same site. They’ll utilize the area behind Leazes Stand, and encroach onto Barrack Road. Barrack Road will be diverted. They’ll also utilize the road that runs parallel to Gallowgate stand. That area when flattened, and extended will be big enough for a 70,000 state of the art stadium. I would love that.

I believe that most Geordies want to see a successful team finally winning trophies and care more about that than our historic (and lopsided sided) stadium and a Victorian band stand. SJP has served us well and seen some wonderful nights of football, who could forget the game against PSG roughly 12 months ago? But new memories can be created in a new, bigger stadium with wide concourses selling food and drink and offering better toilet facilities. A stadium with a retractable roof that can be used year round not just for football but for concerts, boxing nights, hospitality, whatever….. Time to move into the 21st century and compete with the big boys.

@@TynesideLifePlease don’t misunderstand, I’m not against rebuilding SJP if that’s possible, in fact that would be wonderful if we can get 65-70 thousand people seated in there and in a stadium that isn’t severely compromised by its surroundings (like the lop sided and imo ugly Aviva stadium in Dublin). I just don’t see the room for a world class stadium using the current footprint. Great video as usual Eddie 👍

To simply put it. Would you move house if you had 6 kids instead of 3, so they could all have their own rooms etc, or would you make them stay in the same room. It honestly shouldn't even be a question, we need to build a new stadium. And lets be honest, PIF want to become a global owner of a club. If newcastle Can't do it, someone else will. Would you move to a new location that’s also going to make many local residents very angry, or have your current home rebuilt in its current location, modernised, made bigger and with all the bedrooms you need? Leezes Park is the ideal location for a new stadium, literally next door and the current st james park could be made into a new improved recreational park, we need to get realistic st james park is to small and constrained and a brand new stadium is the only long term option

The debate is much more nuanced than you present. We need to weigh up the number of people who currently gain enjoyment from Leazes Park aganst those people who would benefit from an expanded St. James, being able to watch more games. We can survey local people to find out what people value more, preserving the park as it is or expanding and modernising the football stadium. Also, we need to see what the football club would propose doing with the remaining park. Perhaps it could be transformed into something much more than it is now. You are too quick to form such a strong one-sided opinion, vilifying those who don't agree with you. We need to see the full picture before making up our minds.

I appreciate your stance on this Eddie but let’s not pretend that this is ‘just a few thousand seats’. A new stadium that could host more than just football would bring in hundreds of millions to the north east economy every year. It might also be a good idea to wait and see what the proposals are as you may end up with an even better park that is fully maintained to its potential.

History and heritage is important, but stimulating the economy so that our bairns don't have to go to London to have a decent opportunity at a career is more important. Northern families are ripped apart because people leave. Doesn't happen in London and Manchester. Newcastle isn't the booming city it should be, and it's time the city became big enough that nobody wants to leave for the sake of a job, because it can be easily found right at home, in Toon. Allowing PIF to create an economic centre around the club would change our future. When you walk through Manchester, you see what we should be. I did a couple of years ago for the first time and was shocked. We need to look after ourselves, because Parliament are never going to throw money our way. Of course, there's all the red tape you mention with Leazes, so that probably won't happen. But if that red tape wasn't a concern, and if all we had in the way was history... if it's between a park that can be relocated to where SJP currently stands, and a bright future, then I'm happy to see Leazes be reconfigured. I'm more interested in our future. As for those who say that it wouldn't be "SJP" anymore if we move, I say nonsense. St James' Park is whatever - wherever - we need it to be. We decide where SJP is. So all those mocks up with a new "Leazes Park Stadium" make me laugh. It's still St James'. Anyway, I do feel differently, but I appreciate the video again Ed.

I 100% agree with everything you say Eddie, ive lived in that area for 35 year and it essential to the people. We have nothing around there and a dayout with the kids or walk in that park and area or cutting through for the city centre or hospital is part of daily life. Im sure Pif wont take that away . I think you're right, but don't you think those petitions and complaints would be mitigated by some sort of land swap? Any part of the park that is encroached, could be replaced by land on the current SJP site, which could all be renovated, could have insane grounds around a world class stadium. Everybody wins, the whole area is improved?

@@geordieboy8945 the land was donated by the Freemen of Newcastle in the later 1800’s. It was just land used for grazing back then. So no, nothing was destroyed, or sacrificed. And that certainly doesn’t compare to to the ecological and historical treachery some fans are willing to commit, for money… You’re picking the wrong fight with someone who studies local history bud 😅

Whatever makes you think a 65k to 70k stadium is a super stadium??? It’s simply NOT enough and certainly not even a reasonable return on investment. As a business owner I simply wouldn’t bother increasing the stadium for that paltry return! It has to be at least 80k to 90k and it has to be a landmark stadium. Anything less then what is the point of spending so much for so little return?! That’s why these claims of massive investment into the stadium and only 10k more fans don’t work. A smaller redevelopment and 10k more yes, but not what’s being quoted! It’s just common sense! The figure quoted are wild!

Yeah I can’t see it. The Saudi owners seem to have always taken into account the fans and the public in Newcastle and the supporters. Maybe yeah rebuilding it slightly bigger even if it slightly encroached into the park but didn’t interfere with the bandstand and architecture and lake etc. it could work and yeah thats a good idea about a temp stadium on the town moor

We Need a new Stadium and are privileged to have the opportunity. Imagine St'James park in 25 years time ? Old Tawdry and crumbling grey concrete and way behind the tech needed to run and utilise in full multi stadium use. The Saudi People do not do things by half and we can have the 9th wonder of the world as they will be no half measures..We will be proud with the worlds best stadium..If you turn your nose up at that you are robbing the upcoming young people of a new History and heritage. We need to move.

Mu understanding is that the only land the club actually owns is the site of the Stack. SJP is on a lease from the council or possibly the Freemen. 70 years left on the lease.

It’s my understanding the lease is being extended and is only a formality. The club don’t own Strawberry Place. It’s leased from Nexus. I know this from a Freedom of Information request I made about a year ago.

@@simonfarrimond3664 the land has never been ‘owned’ by MA, nor the club. They purchased the lease. Here’s an extract from my response from Nexus after my FOI request ‘The original lease of the land at Strawberry Place was granted on 4 August 1998 from Nexus to Newcastle United Football Club Limited (NUFC) for a period of 125 years at a peppercorn rent’. That lease was then sold to MA, then to various property development companies and now back to NUFC 👍🏻

The land the club own or acquire will limit what we can achieve in terms of remaining in the St James area. Whatever decision is made we need to remain in tge city centre. We need 65 -70k. From a business point of view the club must have sell outs. The difficulty of getting tickets is part if the business plan.

Sometimes you need to create new history. There are potentially over 70,000 who would use a facility in Leazes Park on a regular basis vs a few who use Leazes Park now. Can new history be stifled / hamstrung by rules which date back many many years in times gone by? If NUFC / Council redeveloped St James Park land into a “new” Leazes Park befitting of the future then surely an adult conversation needs to be had. Ps, love the videos, excellent information presented in a very helpful way 👍

WE NEED A NEW STADIUM SIMPLE, they will get past the council with the promise of big developments by the Ruben’s/Saudi… imagine how the park would look after redevelopment, I can only saw WOW, imagine the tourists that would visit and bring money into the city, I don’t think we in the north east appreciate the park now anyway but the Saudis would make it a tourist attraction for sure, move on like the rest of the world has!!! Cannot stop progress of the city, look at what was done in the 70s then Eldon Square and the metro systems were built, as long as its done responceably, we will end up with a Super stadium as good as anything in the World including a hotel and conference centre and surrounded by a state in the art park, considering the 3 Billion pounds investment in the northeast that the least we can do to repay the Saudis for there investment in our club and the area as a whole, bring it on if there's a will there's a way, nay sayers there is a little club 12 miles away feel free to move on if not part of the Revolution.

New stadium please I was brought up at Mansfield street 14 mile from the ground i could tell the score just by the noise anyone can remember kids asking people to watch their cars when parking before the match I was one of these kids I bleed black and white but still would want a move

@@TynesideLife ok fair enough, but I'm desperate for a new stadium. Man united will build a Wembley of the north, man city and Liverpool expanding. Arsenal, Tottenham, everton have new stadiums. Leeds will pass us soon. Aston Villa will also expand past us soon. I am not happy with a mid table club when demand and the money to build more. I don't understand why the town moor is so precious? It's an empty field. No trees planted, it could have easily been made into a northumberlandia or some tourist attraction (nature based). It's a wasted opportunity for Newcastle just like the wasted gateshead quays arena and whey aye wheel. I hope building a new stadium is not another bold vision but ultimately failed vision. North south divide is real, poverty in the region is real, a 3 billion pounds investment into the local economy would do more for the people of our region than just it's football impact. When they say the ambition is to be number 1, I think we should mean that!

My take? Rebuild St James' completely on its current footprint. Yeah it will mean disruption but SJP IS Newcastle United. I don't think for one minute the owners would want to destroy parts of the city just for the sake of it. Use the land they already own, move the stadium slightly but stay at St James', we've waited since 1955 for silverware another few years is nothing. There is no way the club can grow to compete income wise with the big boys (so called) without a new stadium, but there's no reason why we have to keep the current one.

still have the same issues of not able to increase the east stand which at the moment is the smallest stand due to the grade II listed buildings behind if so increase in capacity on the same footprint wouldnt change much except for sticking another section light level 7 on the top of the gallowgate given us 3 sides all the same height

Eddie we will still have the same problem if we pull sjp down the footprint is not big enough to build the sort of stadium we need as the same listed buildings are still there so you may find us building outside the city which would disastrous

i can see SJP being flattened and rebuilt. They might even be able to creep onto a small section of leazes park rather than the whole stadium on it . doing a little extension costing a billion won't cut it .

I agree Eddie - partial (or perhaps a full) demolition of SJP seems like the most likely solution to this, as logistically difficult as that would obviously be. It would be an engineering project on a scale hitherto not seen in the north of England, made more difficult by the fact that we'd need a PL-approved stadium to play at in the meantime (for realistically 3 seasons). Lots of comments such as "just use Kingston Park or Gateshead Stadium - if Real Madrid did it, we can" etc but the reality is that nothing is as simple as that and we are going to need some allies and friends to accommodate us in the years ahead. These are potentially very exciting times, but patience and compromise are going to be needed . Tottenham had the luxury of Wembley, and even that would have been a nightmare for them. Finally, the late-90's expansion to the Leazes and Milburn stands cost c£77.5m in today's money. Imagine thinking back then that, for all the investment and furore of playing in the second-biggest stadium in the PL, the stadium would need to change again within 30 years to consistently compete with the big boys.

Grade II listed park was never going to happen and as you say Eddy rightly so. I have said since the buyout it will be an expansion of the current ground, current facilities can be upgraded, its the most economic option and these lads are an investment fund at the end of the day.

Great video Eddie. Bottom line is regardless for us to compete PSR is massive abd for the club to move forward we need to look at every aveneue possible. History and heritage doesn't help with PSR. We either try and close the huge gap between us and Spurs who were the 6th highest as in revenues etc we have to do what helps with that.

it could indeed be a rebuild in the current footprint of sjp or a new build elsewhere but everyone needs to understand that any new build will not be on Leazes park. My shout is that nufc are currently negotiating with the MoD and Newcastle university for the purchase of the land they own just north of Leazes park. When a sale agreement is reached, an announcement will be made in the new year. Nufc will be able to build on land that has already been developed.

The land directly North of Leazes Park is called Castle Leazes. It belongs to NCC and Freemen of Newcastle who have grazing rights on the land. The land directly NE of the MOD site is the Castle Leazes Halls of Residence which are in the process of being demolished and rebuilt for a growing student demand. Even if you were correct, which I can’t really see, the final decision on a stadium build in Castle Leazes may come down to a public enquiry which is what put Sir John Hall off in 1997 The club aren’t in control of the outcome, so it would seem unlikely they’re in the process of buying land they may not be able to do anything with

its obvious there is no easy solution but if they want to build a new stadium in the city there are two possibilities as far as I can see. demolish and rebuild sjp or build a new stadium in castle leazes. i'm not claiming to have any 'insider' knowledge at all but it just appears to be the solution with least obstacles to overcome. NCC definitely do not want nufc to leave the city.

@@Mr.Newcastle well, I do know that a stadium won’t fit purely inside Castle Leazes because I’ve measured it using Google Mapping measuring software. That’s why the 97’ plan had the front third of the stadium in Leazes Park. A rebuilding of SJP is definitely achievable and won’t require any additional hurdles to get over.

What defines your city is a point of debate, wherever you live. Taking the content of this channel and you will see the history and people of Tyneside are quite unique. However, I can't think of many places where the football club and sense of identity overlaps to such an extent. Keeping the club in the city is of great importance for economic (Newcastle is so far away to many, it warrants a weekend stay spending £s) and environmental reasons (public transport access). I think Urban Green are able to plausibly deny any knowledge because no decision is public for anyone to call them out for lying. They may still be under an NDA, and 'No knowledge' reduces suspicions versus 'we can't speak' or just silence. A temporary stadium on Town Moor will probably still leave a few 'Hoppings Mad', but it is a good idea considering where the nearest ground share would be! The risk for redevelopment is loss of atmosphere both temporarily and in the new. My club (Ipswich) suffered terribly with loss of atmosphere during the redevelopment of our noisy North Stand (now the Sir Bobby Robson Stand) in the 2000's and were relegated. However, any stadium has to be better than the London Stadium where I was on Saturday. I'd support any new NUFC stadium that puts the away fans a bit closer to the pitch - it's like being on the spire of the cathedral up there!

Hi mate, great message. Just to pick up on a point regarding Urban Green, which I laboured on in quite some detail in the video. Let’s imagine there really is a multi billion pound stadium being discussed for build on a Grade II listed park in a conservation area. This is an extremely sensitive project. The obvious course of action when a KZbin journalist initially starts sniffing around is to ignore the contact or politely decline any discussions. Rather than fully engage and then effectively lie regarding any knowledge of talks, which it would be. Being an experienced man I’m not someone who is naively fooled easily. Some other information has also come up light from a telegraph journalist yesterday who has a quote from the council, who states there are no formal talks going on regarding a new stadium. I firmly believe there will be a complete rebuild if st James park and I agree, I hope the away fans get a better section!

@@TynesideLife You're right and the Telegraph quote from the council adds / supports that view. My counterfactual (which I think you might be answering many times over to others!) is based purely on the first rule of NDA Club, that is to not mention NDA Club ;) With my club, we already have a notional scheme in place as part of an Ipswich Borough Council masterplan. This is way before we need it or can afford it. The point being, as you make, that nothing as significant as a football club can advance plans without engaging with stakeholders. You just wouldn't risk wasting money on a pie in the sky, let alone rubbing everyone up the wrong way. I look forward to more updates, as Tyneside Life is my window on the world up there.

I get some of your points, but come on, the whole area, Newcastle and Gateshead are desperately run down with very little investment, we need as much investment we can get into the area and regenerate the whole City, they left the Tyne Bridge to rot and it's arguably our most famous landmark, money is tighter than ever, so I say we build the super stadium, in Leazes Park, and carefully relocate any historic building/park area to the current SJP location, pretty straight forward.

The park is nothing special. I'd vote to scrap it and have a new stadium in a heartbeat, and most geordies would agree the "heritage" you are talking about is not worth preserving if it is at the expense of the club that brings so much to the area. The football club is also part of our heritage, and a much more important one than a nondescript park.

If we expand SJP we affect historical listed buildings. If we build a new stadium we affect historical buildings etc. no matter which way you go with it's size etc we will have to break a few eggs to make an omelette! You can't stand in the way of progress. History is one thing but it can't get in the way of the future and progress as sad as that is! At least they are doing detailed due progress to try and find the best option

@@Magpie247NUFC cheers bud. Just to clarify, the east stand can’t be heightened but the stadium can be expanded without compromising he listed buildings but I discuss the rebuild option in the video. Thus doesn’t compromise the buildings either 👍🏻

What do you as a supporter want regarding the stadium ? A upgrade less money lots of money for 3k more supporters the rest as corporate B new stadium more money The only thing that has not been change at our current stadium is the players tunnel

@@TynesideLife I have lots of questions but not being a structural engineer and a Researcher like your self I wounded if you know any of the answered to my questions 1 if we were to extend the gallowgate can we build above the metro station and sink piles into the ground to support the new extended stand 2 the road outside Gallowgate I presume that would close on match days only due to it being a main rd to RVI and Eldon Gardens 3 what would happen to the Strawberry pub would that do you know be integrated into the new stand if so it’s going to be one dark pub and would this pub have to be structurally changed to incorporate the new stand 4 the university housing would we as a club buy this building to enable the access for supporters to get in and out of the ground on match days due to H&S CV 5 if we were to build upwards on the listed building side internal infrastructure would need to be looked into such as once again piling the ground to enable to structure of the new stand to be erected this no doubt would include upheaval for the residences who live there and once again the access of supporters on match days for H&S also what happens to the access to the rear of these houses down the back cobbled lane Like I say lots of questions which no doubt cleaver people than me have answers to
