My respect for the Filipinos sinks deeper and deeper when I watch all the videos Ned shows us. Run down, dirty, neglected and tasteless places. It is unbelievable that these real estate agents or owners are not ashamed to show such rental properties to potential tenants. 500 $ a month ??? No way. I agree what others told Ned: build your own house. Never mind it would be only a small one. Still better than living in a dump site.

That P25,000 is the new 'sweet' spot, regardless of the condition, location or size. I'm actually surprised that more wasn't stripped from the house. I'd love to know what landlords are thinking when they assess the value and subsequent asking price.

It took me about 3 months to find out the roosters aren't there as a stud but rather for cockfights, as it's legal in the Philippines. So yeah, they love their roosters [at least as long as they win, lol]

Good size building, and yard.. I don't think Filipino's know what making a place ready for sale or rent is.. Still a lot of work to be done... 25k php = NO... Thanks for the vid Ned...

Ever thought of living some where else besides Dumaguete? A friend of mine decided to live in Baguio with his girlfriend. They are renting a 4 bedroom townhouse for 50k pesos.

Would you be on the hook for AC unit in master bedroom & working shower in master bath ? No bedroom for nanny. Seems over-priced for unfurnished and no appliances. Good luck trying to use bedroom closest to master bedroom as office. That would be Zoey's room, man. The three of you taked care & good luck.

Certainly not a very well kept place, forget it imo, the whole place needs attention and renovation and how do you do that if your renting!

$500 a month???.....Well compared to rental prices here in the U.S that would have been a good deal....but in the Phils I think that is a bit over priced. But I'm no expert

The roosters do my head in. I stayed at a mates house In Cebu and they kept the roosters outside my bedroom window. Not good after a night on tanduay

Always enjoy the vlog Ned, I've been following for years and can't wait for the Zoe videos. Obviously the rental market is nuts, I'm wondering if you can spare a little time to show what the market looks like to purchase a beat up old house to buy and remodel or maybe wife could purchase some land and you lease it and build the home maybe prefab. Could be an interesting journey. God bless your family and remember the President just got Covid so lay low and stay safe.

This needs a good cleaning outside and inside use a power washer and a good coat of paint trees need to be trimmed and yard needs a good cleaning nice size rooms but some plumbing in the CR's and kitchen needs help but I think it doesn't meet American Standard but some Philippino may like it

Many home owners will clean/fix the propery after they get a security deposit. I would offer 20K a month, paint/clean the place myself and invest about about 2500 USD for aircon/appliances/handyman and that would be a great house.

Nice to see. As soon as my wife and I can leave luzon and get there we will be looking for the same size house. I hear that you have to be careful about renting in a flood area. Is that really a problem there ?

I t not Thailand though. Thailand is not a "developing country" anymore it hasn't been one for many years. Yes up for n the Northern border regions there are areas that are a little primitive but Thailand is not far from the m catching up to the "first world" countries. The Philippines is still a developing country most of it can be difficult described as "third world" as a result you have to expect that in housing standards. Having said that I'm sure Ned would agree that rental prices in Dumaguete are artificially high due to the high numbers of westerners that live there and because it's a university town with lots of students renting their for attending school.

You are RIGHT ...BUT the prices in Thailand are 50% less. I have a NEW 3 BR 2 bath modern home with large kitchen, dinning room living room & carport for 2 vehicles in a new development for $150/month including garbage take away and day/night guard and gated with large yard. PH is way, way over priced for what you get.

Own a house even if it is small enough for now...it is open for renovation little by little....$500 is a lot to do other things..self expenses and little help for others...just saying.. Unless you have lots and lots of money that $500 is nothing :) That gate can be build for less than $300 :) *peace*

12 to 15 Peso house , if electrics and water are good will be a nice house for a couple ,yard and inside house just needs a clean up oh and some handles on cupboards lol .if the price was right its a good rental .

Ken ...I'm only comparing with what you've looked at previously AND the fact the value of the Pesos is very low and the economy stinks ...thus my humble opinion is: ...realistic, I'd offer the owner no more than 18,000 Pesos/month which is a fair price for you and for the owner given the economy and compared to other rentals. An "OK" house with potential but only after a new renter does a lot of work inside and outside .....he's asking way, way too much. Stay safe 'n blessings
