I’ll have to go back and watch your previous video about home ownership in Vietnam but my wife and I recently looked at two apartments in Vinhomes Central Park Landmark 81. The apartments were one bedroom units and roughly $135,000 with view of the river/city. What was shocking was how filthy dirty the apartments were. They were both owner occupied and the owners appeared to have never cleaned anything in three years. One of the units had children drawings on every wall all over. I could look past that but ultimately it seems rents are too cheap to be worth buying in Vietnam. That’s why we’ve mostly decided against having investment property here

Exactly! I too would prefer to rent rather invest into apartments when prices are so affordable on Vietnam. If I was my brother I would remain with my parents and rent out his condo for passive income. However, the amenities and the lifestyle of living in a condo is what keeps him from renting his place or airbnb. I kinda don't blame him:)

@@TrangVergara yeah I think it’s nice to own it as well especially if he doesn’t have the option to invest in real estate in the U.S.

It's a good thing that rents are cheap. People should be buying properties to live in, not lord over others.

The interest rate 😲. That makes it so difficult for young people. It is basically the same as saying 'just pay in cash, please.'
@TrangVergara2 жыл бұрын
Despite the low cost of living, most of it would be paying off the interest then the principal several years later :(

I feel so bad for the young Vietnamese. It will be very difficult for them to buy a house. The price is too high.
@brucewayne27732 жыл бұрын
Agree with you , 2nd place is a much better buy. No dirty kitchen, tough to be cooking fish or anything with odors in apartments. It's good be in your own home with a nice backyard back at home in Oregon👍 That whole apartment is the size of my master bedroom lol...

They submitted their offer for the furnish unit but the owner decided not sell at the end. Finally now they're closing at different place with a furnished unit but tighter quarters. I'm really blessed to have a home at the time I did. Everything jumped to another 20k as of a year ago to present. I don't understand these crazy numbers haiz

@@TrangVergara To me it is a terrible time to be buying right now, especially in VN. Inflation is now starting to kick in because of Govt stimulus here in the states. We will see home prices starting to decline as gas prices and commodities are much higher now and will continue to rise. The war is going to affect a lot of us in the next few years. Car resale value is also crazy right now due to low inventory of new cars.

fyi...i bought a 4 story and roof top building for 310,000 bucks. the three lower floors are hotel rooms for rent. i live on the 4th floor and garden on the roof. i don't work and steady income. this was 5 yrs. ago. 20 km from saigon. reconsider your retirement plans. cheers.

I really don't think I would own, unless if it was in a desirable area with a million dollar view. Then it would be a great investment opportunity to hold on for a while :)

300k for a third world country condo that’s not worth it
@Ryhamz2 жыл бұрын
It's in the NYC of Vietnam. Vietnam will grow and every young person will want to move to Saigon or *maybe* Hanoi. Just look at the trend in any modern economy. All the youth move to the cities for opportunity and Vietnam only has 2 of those over 1 million people in population.
@SimpleX842 жыл бұрын
@@Ryhamz with the Vietnamese income it’s very hard for a regular person to own a condo.300k is a lot even for 1st world country.
@Ryhamz2 жыл бұрын
Saying that Vietnamese income is, on average, low is different than saying the property isn't worth it. There's a lot of rich Vietnamese. You can watch Tai Zen's video on this: kzbin.info/www/bejne/b6vUnZ6Ji5tonq8 He goes over that Vietnamh as an upper and lower class, no middle. The inequal society is one problem, but I wouldn't say the location isn't worth it, if you have the $

@@SimpleX84 Also, 300k doesn't get you anywhere nice in the USA after covid. If you can show me a better spot, I'll give it a look. I'm openminded, but don't know any. Median home price in the US is now 400k
