Amazing apartment. I love the decoration, very good taste. I lived for 2 months in Medellin. i really apreciate the city and feel very safe and enjoy enjoy the lifestyle. The people are very pleasant and easy to talk to

Thanks for publishing this video. It would be terrific if you could do follow up videos on Hungary, Turkey and many of the other locations you've featured in the past year. Even if you could interview the real estate agents via Skpe and ask them what has changed in the market since you highlighted their city/country, it would be very interesting.

You have to pay taxes in Colombia if you stay for longer than six months, right? I'm currently in Colombia but don't want to pay the 30% income taxes there and American taxes

The Colombian tax net is not pretty. I would definitely try to stay away from it.

This guy Mauricio has great taste in apartments. I would like to buy something but i keep letting time pass. It's intersting to know that airbnb can be a bit complicated here. I have not tranfered money here yet. I was waiting for the exchange rate to change a bit in my favor. Who do i contact and what services to you guys offer?

Thanks for your content, I spent christmas there and I dont find the same figures than you as regards then rents andI saw various nice 200m2+ flat furnished appartment for around 1500$ a month in el poblado, could you tell us how you founds the 3300$/month figure it looks way too optimistic to me :)

I don’t know where you found equivalent 200m2 for $1,500 furnished in peak season. You barely get anything for this price these days. Unless you go for local market rentals, but then you need residency. $3,300 is based on the actual rent being paid by the tenant.

Great video. This is an amazing property, it's rented long term but the agent/owner pays for utilities, internet and so on! This is a bit unusual!

Ladislas is much more advanced than A. Henderson - he is actually doing investing, while A. Henderson is mostly selling others a dream of living in exotic places and paying less in taxes.

@@neonomad1939 Andrew himself mentioned that (some/most of?) those properties are lifestyle properties, he doesn't rent them out and never even showed any figures on those deals. I honestly would not consider it investing (nothing wrong with that though!).

@@TheWanderingInvestor Okay you should check out the Bahamas. We are a tax free country. Im selling my condo in toronto. Thinking of acquiring some apartment buildings. The cap rates are high out there. Some luxury rentals as well but very strong local renting.

OK. I lived there for over a year and I never felt safe. Rents are skyrocketing, Govt is cracking down on ST rentals, and they are making it more difficult to get citizenship. Sorry, many gringos getting robbed, kidnapped, etc. Lots of reality missing here. Do your homework please

Yup. They got rid of the investor visa because everyone is moving there and converting things to AirBnb. Crime will probably increase and the housing bubble will pop at some point. I don't think the Government is pro open borders like the US.

agreed, Medellin is not the dream it's made out to be and soon the market is gonna come crashing down. It's an unsafe and unstable country with a very questionable political climate at this point in time. There aren't droves of people that are gonna be paying 3300 USD a month rent after all these work from home jobs come to an end which is already happening. For 3300 you can get a decent place in Miami, why would you pay that in Colombia?
