Thanks for your content, I spent christmas there and I dont find the same figures than you as regards then rents andI saw various nice 200m2+ flat furnished appartment for around 1500$ a month in el poblado, could you tell us how you founds the 3300$/month figure it looks way too optimistic to me :)

I don’t know where you found equivalent 200m2 for $1,500 furnished in peak season. You barely get anything for this price these days. Unless you go for local market rentals, but then you need residency. $3,300 is based on the actual rent being paid by the tenant.

@@neonomad1939 Andrew himself mentioned that (some/most of?) those properties are lifestyle properties, he doesn't rent them out and never even showed any figures on those deals. I honestly would not consider it investing (nothing wrong with that though!).

OK. I lived there for over a year and I never felt safe. Rents are skyrocketing, Govt is cracking down on ST rentals, and they are making it more difficult to get citizenship. Sorry, many gringos getting robbed, kidnapped, etc. Lots of reality missing here. Do your homework please

Yup. They got rid of the investor visa because everyone is moving there and converting things to AirBnb. Crime will probably increase and the housing bubble will pop at some point. I don't think the Government is pro open borders like the US.

agreed, Medellin is not the dream it's made out to be and soon the market is gonna come crashing down. It's an unsafe and unstable country with a very questionable political climate at this point in time. There aren't droves of people that are gonna be paying 3300 USD a month rent after all these work from home jobs come to an end which is already happening. For 3300 you can get a decent place in Miami, why would you pay that in Colombia?
