PROPERTY REVIEW

Shout-out to the lovely couple who offered to show us their new property, thank you soooo much.
PR1MA was the movement for launching affordable ranged property across Klang Valley and finally we get to check one out. We learnt that a development project is divided into 3 parts, land cost, development cost and construction cost. And medium range properties with lower price are often by default associated with poor workmanship. However that's not true.
In this project we observed that the workmanship and design are well done, just that the cost were reduced by selecting cheaper materials. For eg, the smaller sized tiles, the 1.5m height tiles, the removal of the skirting, using metal handrail instead of glass and etc.
Functionality is greatly emphasized hence it's a great study for me personally in comparison to all the luxury projects that I've visited.

Yeah. Which is why I don't buy it when developers say that low cost/affordable housing is not profitable. Probably not as profitable as luxury apartments but these days there are too many high end apartments and it's no longer selling fast. The vacancy rate is very high. So I dont see the point of them continuing to build high end apartments. They can make more money building affordable housing.

It was an unexpected pleasure to watch your review. We signed the SPA for a 2 BR unit just before MCO and have yet to get a peek inside since we are still waiting for VP. Great video, Sean. Just to add some points not touched as I did a bit of research on this development before buying it (Full disclosure). I believe the points on connectivity (other than Jalan Loke Yew/Sg. Besi already mentioned) can be further added as there is an LRT Pudu 800m away and LRT Chan Sow Lin 1.5km away which is also a (pending completion) MRT 2 station. Both aren't exactly walkable distance, but walkable is subjective as I used to stay abroad and walked over 1-2km under blazing sun in the urban area. The game changer though is the High Speed Rail terminus at Bandar Malaysia (if ever built). However, due to our country's financial situation and seeming lack of followup in the scandal tainted project, I have low hopes it will be done in the next 5 years. Bandar Malaysia (and the North/South station) is actually visible to the eye about 2km away, but by road it would be double the distance as it is located wrong side of Jalan Sungai Besi (unless a flyover is build). Just one last note on Sean's answer to another person's comment, there IS a moratorium (no sell, no rent) is for 5 years. Hence, if well enforced (which I hope so), it would serve its intended purpose of helping middle income (RM3k to 10k) youngsters and family like me to have a decent living space in the city.

My sister bought a rumawip project unit about 2 years ago called Residensi Pandanmas2 by Faber Vista. I was very surprised by the build quality and really impressed by the unit's design and layout.

@Rojak Just curious, for Residensi Pandanmas2, how is the security and management office's quality of service/enforcement 2 years later? One concern at these affordable houses I hear is the mentality of its residents - good engagement between the residents and management (JMB) is crucial as always.
