No that balcony comment was so relatable, I have a balcony and I barley use it because I think the same as you I feel like people will judge me for being on my balcony and I do feel exposed like if I want to tan on my balcony I feel so exposed and like embarrassed and uncomfortable but yk I don’t live in a city apartment so it’s more open and that but I live in a unit so people’s balcony’s are like right next to eachother so yeah 😂

I ask because the realtors/ home presentors are always hyping out tech that’s been around for almost a decade (at a cheapish price ) like that tv they over exaggerated at 02:20 . The funny thing is, from how I understand how Real Estate works, there are three things that add to the value to a home. Esthetic, Location, and Utility. So a fully updated and properly decorated apartment in a populated town that has a good school near it would be about 4x the amount then a empty aged two story house in a rural town.

So about the lack of TV in the 2nd property's lounge: they did specify that it's the "formal sitting room". The entire point of that room is where you chat with guests, you're not meant to have a TV there. In decades gone by, middle-upper middle class families would have a formal sitting room or equivalent that kids were not allowed to enter unless guests were over, no toys or TV were allowed in that room. Maybe a board game if the guest was game.

1st apartment has 14 windows, that's where the value is, and it really gives good light everywhere you need it. It also has a good cut, but has some flaws: The rightmost bedroom does not have a door to the living area. This is not a bedroom, making the built in furniture silly. It could have been used to give the flat an identity, e.g.: - have it built as a spa area, with the guest bathroom being walk through into the sauna/massage area. - have it as a kitchen and bar area, proper pantry, also makes the living room bigger - have it as a giant master bathroom, whirlpool, sauna, etc, the second bedroom gets the previous master bathroom, which in turn increases the second bedroom. make it special. it's a market where special might actually pay more than boring.
