You wouldn't expect a guy who started out hauling trash to end up with a decent-sized property portfolio, but here I am.
I worked harder than most, but the dumpster business treated me well because of it, steady income and all, but the real key was how I used the profits. I wasn't out there buying the flashiest truck - that stuff depreciates faster than yesterday's news. Instead, I focused on buying property, but not just any property. I looked for places with good bones, in areas on the rise. Fixer-upper multi-family homes in decent neighborhoods were my jam. A little sweat equity, a smart contractor, and I could turn a neglected property into something with real value.
That's the beauty - the equity. The bank saw the increased value too, and that opened doors. I could leverage that equity, take out a loan against the appreciated property, and use it as a down payment on the next one. Rinse and repeat.
It wasn't not always as easy as I'm saying it because there were weekends spent scraping wallpaper and evenings filled with permit applications, but slowly and surely, I built a portfolio of income properties.
You don't hear much about this kind of wealth-building among us blue-collar folks, but let me tell you, it's a game-changer. It's about looking beyond the paycheck and using what you have to build something solid for the future.
Because I'm not on this earth to work for money, I want my money to work for me.

I hope there's not people out there watching to see if you fail. As long as you are doing onto other people as you want done to yourself and you're not out there actively screwing people over and taking their money and giving them a terrible job then people should wish the best for your success. Especially because you're showing the Waze you're making your success therefore other people can follow along and hopefully make themselves successful. 🙂👍

Congrats Clayton, you've certainly come a long way and it's really cool to see some things come together for your growing business! I like the upside potential of the building you just purchased and can't wait to see what you decide to turn it into! It will be pretty cool if you can have a corporate tenant for the 1st floor and then maybe a residential tenant for the upstairs. It's also a cool building if you could somehow turn it into a restaurant/bar/patio, but unsure of the zoning challenges for this property location. All be best on the sale of your home, that's stressful as well, so hang in there! I can't wait for the storage building to finally get going and see how that turns out and also adds value to your business! Thanks keep up the great work! Brian - Prosper, TX

That new building (with the apartment on top floor) …. Should be turned into three apartments (two down and one up); in my opinion. Unless your area has a need for a lot of retail space …. But would jump at the chance with the getting that property and having two additional apartments! You are doing great work…. Keep striving for your dreams! 😎

Punta cana, la Altagracia, domincan repiblic…. Woukd rent to Haitians for about $250/300 a month and they would destroy it with 10-20 people living in it, never pay on time, never leave… nor would the smell of their food unless you replaced the dry wall (dry wall does not exist here and you would have to tear the concrete blocks down).
