@@timesharetraveler And no lazy rivers where we started, cheap motels. I just booked 4 nights, Christmas in Sedona for 2025, 42,000 points for a deluxe one-bedroom, or $270 in MF. This is unbelievable savings when you consider that it isn't easy to match that just for 1 night in the city at a 2.5-star hotel. Even downgrading to the cheapest motel in Cottonwood would come in at $540!

These would be my type of questions. if you bought into HGVMax I don't think you can resell. How do you get out? If you bought resale $0 and years later want to sell it, are there scenarios where you have to PAY to get rid of it? can you walk away? Is the portal the same for resale and HGVMax user, but with different resorts? Is there any way for non-owners to just take a look at availability before purchase. Why would hilton hide this unless it's not good availability? What is Kingsland availability like during "Club Season" Can you still buy into Embarc (retail or resale), or is HGVMax the only option to get a home week at one of these resorts?

Those are all good questions. It most cases you can resale to get out. Sometime you might have to sell at $0 and pay transaction fees. If you have a hilton deed they sell for about $7k for a two bedroom deed. I believe Hilton with take back your point, but I haven’t explored it. Lastly, you have to have an active account to see availability (to the best of my knowledge)

We're heading to Vegas this Jan 2025! Frist time staying at Elara and we're pretty excited! We took advantage of the special rates Hilton was offering....something like 40% off on the points, etc. I'd like to get better at the owner's update so I'm not so nervous despite having been through several. Mostly to get the Honors points. I get that their job is to try to sell more, but we just can't afford any more purchases. AND....I read somewhere that current owners are good opportunities for the owners updates vs. anyone who has never owned. Makes sense. Just gotta go in with a plan like you mentioned to LEARN about other aspects of the program. They have been generous with the Honors points though.

It is all part of the process of getting the most out of your timeshare. The presentations are just another opportunity to get more out of your ownership. The reason owners get more points is that it is easier to sell to people who already understand the benefit / cost than someone who doesn't. Forcing yourself to have a plan is part of making sure you buy when it is the right time. Being educated (even by the sales team) puts you in the right framework if / when you want to buy more (a whole seprate discussion). But it sounds like you enjoy what you have and that comes across. And you sound like you are getting better (and getting more hhonors points as proof :-).

I've never used my home weeks. I own a couple 2 bedroom Plus deeds because the maintenance for a two bedroom and a two bedroom plus is the same. This lowers my maintenance per point. I am always looking to maximize my point usage and off peak does this for me. Some times it is only moving a vacation a week and you save the money. Hawaii off peak has more to do with School being in session as the weather is mostly the same (a little more rain in the winter).

Number two. I own for the lowest maintenance fees. It doesn't mean I won't stay there. I just haven't used the home week advantages yet. I normally am happy with a two bedroom and would prefer to use the additional points that a "plus" offers elsewhere. Not saying I won't ever, but it is not why I own where I own.

I've always wondered about this calculation. Curious if the math works the same for a four or five day stay vs. a week. If so...WOW!...incredible! I try to always compare the prices with what Hilton has on line on the HGVMax rate at the same timeshare location.

I 95% sure the same is true. I think the savings is a little less on weekends than weekdays just because timeshares charge more points for weekends.

I did a couple checks. In some cases what was available for a week was not available for the weekend. But in the case of Hawaii, it was available and the weekends were more expensive. Guessing that there is a similar percentage (didn't do the calculation) increase in the rental rate vs. ownership rate.

I do a comparison of Marriott, Worldmark, and hilton on this channel. Marriott is the most expensive, Worldmark the cheapest, and Hilton in the middle. Hilton and Marriott have similar quality. The hilton club portion of Hilton is not as luxurious as Marriott Hope this helps.

I have status with all hotels and Timeshares, so I wait for the "we thank you for your loyalty for being a premier member", and then I ask for a specific upgrade since they have basically asked me how I can I reward you for your loyalty. The current one I did was an upgrade from a studio to a one bedroom. I am very specific. Or, can you put me as close to the ocean view as possible (which often results in an ocean view upgrade). I don't always get what I want, but I often get part of what I want. I am always very grateful to the person (I specifically tell the person and I really am grateful... Not making it up) and I let them know that being a member with Status has been very rewarding. I feel very blessed with all the benefits I am provided. Both what I paid for and what I get as a free upgrade.

I love the pricing for Sedona Film Festival, which overlaps another weekend event. Wyndham makes it simple with broad seasonal blocks, and overlooks the festival or 3 day weekend spikes. The same for high season, while hotels get maxed out, your timeshare stays the same. $400 a night during conventions in Las Vegas? No problem, you've Plan A saves you even more. I try to use my free Hilton nights during high season, or Hyatt as of late. I booked a Hyatt Regency in Long Beach for $300 in points, where the cash price was close to $700 with taxes and fees!

@@timesharetraveler I remember seeing a testimonial on KZbin from a Marriott owners who wasn't doing well with their ownership. MF were too expensive for their local vacation destination, unlike how you utilize in HI. They would plan their summer vacation based on peak hotel pricing, and specifically that timeshare's pricing to the public, just to not feel underwater. Hopefully they can utilize off peak pricing and last-minute deals later on. BTW speaking of Hawaii, I just sold a CD titled "Christmas in Hilo", to someone in Hilo.

It is always Christmas in Hilo. Hilo is a gift to the world. I suspect there are a lot of timeshare owners who could benefit from a little education. Nothing comes without a little risk. And sometimes people are too scared to try and learn new things. Even if they would be better.

In general you need more than 7000 credits. Log in to the site and select various sites and see what the points. For example, a two bedroom in Kihei Hawaii is 12000 credits. You should gotten bonus points. Also look at inventory specials and Monday madness where you can buy a weeks vacation for equal to or less than the maintenance fees (there are restrictions).

Timeshares have spoiled me too. I am much more likely to book a suite at a hotel because of it. Last night we looked at our travel habits and schedule, and it makes more sense to see my wife's family in Atlanta on even years. There's a couple Wyndham Timeshares, but the Hilton in the suburbs close to everyone is 150,000 HH for 5 nights. Two years ago it was 90% empty for Christmas, caters to conventions typically. This switch will make it easier for us to do Hawaii the opposite years for Christmas, which we're probably going to book for next year.

I stayed in a regular room at Hyatt Baha Mar in the Bahamas and while the hotel and rooms are very nice, we missed the extra space and kitchen. We requested a refrigerator and a microwave and the microwave is smaller than your average one. The fridge was a mini fridge. No table to eat on except for the desk in the room. We agreed we couldn't stay in a normal room for a whole week again. My niece was running around asking where the other room was!!

Great reminder about discounts with Hilton at 30 nights. We're going to Vegas for 3-4 nights just after Christmas, probably a long shot, but I'll check in a few days. A few weeks prior we going to a couple classical-crossover concerts, and using our free night certificates with the Hilton credit cards at Waldorf Astoria.

Check RCI if you have access. You can probably get a week for $399 or less. I love the Waldorf Astoria. Stayed at several for free with the card.

@@timesharetraveler Yeah, there's good RCI deals on stays through Dec 27th, but we're not heading in until the 28th - 31st. Probably too much demand for New Years. I currently have Virgin Hotel booked for 60,000 Hilton Honor points per night, plus a night in Laughlin for New Years. I'm still a HGVC owner at the moment, so I'll check there too for a better deal. I loved Waldorf Astoria in Park City and Phoenix. I got upgraded to a 1,200 sq ft villa in Phoenix!

Sounds like buying a HVC property is really paying off with the cash exchange program. We're doing Sedona film festival in February, Hawaii in May (which may get switched to Destin, FL if a family reunion gets solidified). Desert Blue for our anniversary, right after a 7-night cruise from Long Beach in October. No other big plans, but we'll probably stay at Grand Desert at least once for a concert. The rest of my points will get moved to 2026 or deposited into RCI. I'm not sure if I mentioned this, but every 4th year we're planning to do no cruise, and really hit RCI hard in the Pacific (Figi, New Zealand, Australia, and/or Asia).

I remember being in the lobby of Club Wyndham Sedona, and overhearing a couple owners waiting for a shuttle outside, a few years before becoming an owner myself. The woman said to the guy next to her, "I like these properties, I just don't like how they lied to us to get us signed up." The man shrugged his shoulders, "I'm used to it by now, just making the best of it." I remember thinking, "I hope they don't assume I'm an owner, and I have to tell them I paid 15,000 Wyndham Rewards. Glad I'm not an owner like them!" In hindsight, you had two people who fell for the pitch, one felt trapped and mislead, the other at least breaking even, had learned to use the program.

Is this for real ? Timeshares are 100% a scam. Why do timeshares make it almost impossible to get rid of them. They are always on the news how the maintenance fee keeps going up every year and how you can’t even use it when you want to. Please don’t buy a time share guys, you will regret it.

You bring up valid concerns and I appreciate your comment. Timeshares are a luxury. The maintenance fees are rising slower than hotel costs. The challenges you mention about booking require a lot of knowledge and I think the timeshare industry falls short. Typically once you learn the rules, bookings become successful most of the time. I agree that the maintenance fees are not made clear prior to a purchase

My wife and I are Gen Z. 27 and 26. We bought our first resale deed with HGVC after many weeks of research including information from you, Cliff! Our first deed paid for itself within 2 years rather than paying Hilton hotels for our stays. We love every moment of it! An additional thing to add is that we use our young endurance to our advantage to do as many "owners updates" as possible to help pay for our maintenance fees which in turn bring in even more value for us!

Consider taking the hotel points and vacationing in a homewood suite. They have kitchens and one bedrooms. Do a comparison of which is better. Good idea on the maintenance fees. I find the hotel points a better value when I realize how many nights I can stay. Always ask for more and see if you can get 40,000 hhonors points at a minimum

Great video as usual! It's 100% correct that hotel price has gone up so much. Even 2-3 star hotels cost $150 per night. Eww...We booked open season stay in Las Vegas only $299 for 2 nights. Very interesting, I'm glad to see this catching on with Millennials and Gen Z. I see little interest in the credit card community, probably because they're too free-spirited in travel, but there is an obvious shift towards enhanced experiences and accommodations. For those not chasing loopholes with points and miles, this is a great alternative without an ongoing convoluted credit card game. I was taught 25 years ago in retail that the WWII Gen wanted the cheapest options, baby Boomers wanted the most expensive, and Gen X and younger wanted the best value. As hotels and AirBnb fall in value, timeshare will make more and more sense to the very people chasing more for less.

I’ve noticed that my kids are now much more interested in timeshares (ages 28-39). It seems to take awhile to appreciate the value of a larger room. That just sitting and talking and relaxing is a blessing. When the go go go isn’t the only thing. I was shocked when reading about hotel prices rising. It made my whining about maintenance fees embarrassing. And with consolidation there are a lot more places you can go within your network.

To your point about hotel prices rising, my friend is interested in going to Las Vegas for a music festival and found that the hotel prices are charging event pricing for that weekend (Residence Inn asking $400 per night). I checked MGC and calculated that the MFs for the MVC points needed for his 4 night stay would be about $200 per night. These little hacks make me appreciate my ownership even more.

How much do you own? Assume you own Worldmark. Do you have a loan in addition to the maintenance fees? If you have a loan, how much is the loan. My goal for you is to tell you how to book vacations without need to buy more (especially if you own Worldmark). Can you afford the maintenance fees if you don’t have a loan?

As on online retailer, it is easy for me to take up to 2 weeks off and still be productive. I can beef up my Amazon warehouse inventory before a trip, and focus on vendor replenishments, inventory maintenance, and taxes while in a timeshare.

I've joined a conference call from the plane on 3 occasions where I knew I didnt have to speak. There was lag and the internet would go in and out. Not ideal but doable for certain situations. Also, I recommend using a virtual background for video calls

This happened for me with HGVC. Having not done it with max efficiency, it kept bothering me the opportunity cost. The 6-month booking window at Hokulani damaged my plans, so I went for the short-term loss in trade for long-term gains. Maybe I am too quick to cut my losses, but I find timeshare ownership to be the most enjoyable if you cut the weakest link, which can make sense whether you are expanding or shrinking your obligations.

Exactly❤ When kids were small, a small hotel room was fine. They are teen and pre-teen now, we require a bigger space and privacy. Also, eating out is outrageously expensive these days, I would like to cook simple yet tasty meals by ourselves. Timeshare is worth it every single penny. We are very happy timeshare owners.

Exactly how my timeshares developed. I believe that making meals together is easier at a timeshare than at home when everyone is busy with their routines. Some of the best times with my kids now as adults is cooking together.

Timeshare is a lifesaver for me in ways I never expected. The bed in the living room (or 2nd bedroom) can make a huge difference in the quality of our vacations. Let's say I got some lung damage with an early covid infection. It wasn't even supposed to be in the US in late Feb 2020. Whatever virus we caught, I can thank some friends for inviting us to dinner before they had recovered... In the end, we both sleep better with the option of a 2nd bed when needed, something not so easy to do in a hotel. You're right about quality of vacations, space, and savings on food. I find when staying in Sedona for festivals, we don't need to do a tour everyday. If we were in a hotel, the drive to get out and do something increases, costing more $.

It is surprise that buying a timeshare saves on food. When I originally bought, I came up with my savings based just on accommodation renting vs maintenance fees. If I had included food savings it would have been three years. It is true also what you say about having a second bedroom. It is hard to explain the difference until you have done it

Another great video. Something you said resonated well. I find that those who haven't experienced a time share or a nice resort will say "I just need a bed when I travel" and my thought is well no one needs a Mercedes but if you had the choice/could afford it, wouldn't you choose that over a Kia (no offense to Kia owners.) And now you don't have to plan an activity every day of your vacation to get out of the room and can relax a little. Like you said, travel better!!

I couldn’t have written this any better. I had no idea when I bought a timeshare that it would change my travel forever. I just wanted reward myself with something nice. But now I can’t make every trip amazing.

I must have missed this video. Great example of expanding your usage without expanding ownership, and saving a little money on top of it. My 3rd Wyndham Property was just submitted for recording. These contracts will more than cover our routine travel needs with points left over for exploring. Perhaps rather than buying WM later, we would be better off expanding with RCI like you're doing.

I hate to say this but the truth is that these companies dont want us to know how to use the system. They make money on new customers and rentals. Once they sell a timeshare, they move on to the next money.

Appreciate your perspective and many agree with you. My experience has been different. I arrive at all owner updates with questions I want answered. I usually get them answered plus usually one new idea.

My best hotel customer service experience was at a Sheraton in Baltimore. We got in early from our worst cruise, and they let us check in at 9am, upgraded to the club level, without any status! I gave the front desk person a bottle of champaign from the ship. A few years later I had my worst experience at a Fairfield outside Atlanta, where they cancelled my reservation at check-in, created two new overlapping reservations that expended my stay. Guest service made a new reservation mimicking my original, and after initially agreeing to cancel the 2 botched reservations, she slammed the phone down on them, and then call me a liar. I had 3 overlapping reservations that took about a dozen phone calls to clear up after I got home. Starwoods won me over, Marriott lost me.

Amazing that you remember both and that it has the impact on the whole brand not just the location. I tend to do the same and I think is true for most people.

@timesharetraveler That was my third time staying at Starwoods, and within 60 days of my first stay, so they were building a reputation of luxury and lucrative point earning. I really loved the SPG credit card! I just stayed at a Westin in Vancouver in October, and it reminded me of this time. My problem with Marriott is that it took ovee 12 phone calls to get the charges straighten out. Not all the agents had the same skill or concern. When it was all fixed, I called Marriot to make a formal complaint about the manager's attitude and mess. The agent said she would have to write it out by hand, hinting that they rarely used the complaint forms. Two months later I got an email from Marriot claiming that they got my complaint, but there was no indication as to which property it was pertaining to. Until they had that, they couldn't forward it to the property's manager. OK, nevermind!

A lot of my hotel stays are with Hyatt and when they reach out a week before my check in to ask if i need anything, I try to respond with a nice note about how I look forward to returning to the property, etc. A few times I was surprised by an upgrade at check in to an Executive Suite even when not a Globalist member. Thanks for another great video.

as someone who works in hospitality, THANK YOU! you will indeed catch more flies with honey in this business! rude, entitled behavior does not make staff want to help you; quite the opposite. staff has more reasons to make sure you don't get what you want if you lead with hostility.
